RENT AGREEMENT

This Rent Agreement is made at New Delhi, on This 15th Day of May, 2023

BETWEEN

Mr. GUDDU S/o Mr. HARISH CHOPRA R/o N - 1 4 4 / 4 1 T H u t s L a l B a g h ,


G.T, Karnal Road, Azadpur, North West Delhi, Delhi 110033
(hereinafter called the first Party /Landlord)

Mr. VIRENDER SINGH S/o Mr. HARVINDER SINGH R/o GA2 UG GOPAL
NAGAR, KEWAL PARK Azadpur, Delhi -110033 (hereinafter called the Second
Party /Tenant) and Whereas the Landlord and tenant shall mean and includes
there legal heirs successors, representative administrator executor and
permitted assigns.

And whereas the Landlord on the the request of the of the tenant agreed to let
out the SHOP NO. N - 1 4 4 / 4 1 , G T K R O A D L A L B A G H A Z A D P U R
D E L H I 1 1 0 0 3 3 (hereinafter called the demises premises for commercial
purpose terms and conditions enumerated hereinafter.

NOW THIS DEED WITNESSE AS UNDER:-

1. That the Tenancy will be start from 1 5 .05.2022 and renewed for
further one year will be started from 15.05.2023 to 14.05.2024.
2. That the of Said demises premises has been agreed @Rs 6000/- (Rs. Six
thousand only) per month in advance on or before 7th day of each English
calendar month.
3. That the tenant will pay the Electricity charge excluding of the monthly
rent.
4. If the tenant want to vacate the demises premises than the tenant can
vacate the demise premises after giving two months notice to the
landlord .
5. If the landlord want to vacate the demises premises than the landlord
can vacate the demise premises after giving two months notice to the
tenant.
6. That the tenant shall abide by all the rules and reunions of the
DDA,MCD ,NDPL and water supply etc.
7. That the tenant shall keep the demised premises neat and clean and
landlord shall have full right to inspect the same at all at reasonable hours.
8. That after the expiry of tenancy period the tenant shall handover the
peaceful vacant possession of the demised premises to the landlord in
the original position.
9. That the tenant will pay monthly rent after deducting the TDS and will
provide the TDS certificate to the landlord.
10. That the Tenant shall have the right to terminate this rent agreement at
any time by giving 2(two) months notice in writing or two months lease
amount in lieu thereof to the landlord without assigning any reason
whatsoever.
11. That the landlord shall have the right to terminate this rent agreement at
any time by giving 2 (two) months notice to tenant without any reason.
12. That the second party shall use the above said property for
COMMERCIAL SHOP purposes only and the Second party shall not use
the demise premises for any other purpose contrary to law .
13. It has decided by both the parties that tenant will have to pay lease
amount cheque for tenancy period in advance.
14. In case the demises premises is sold transferred allocated reallocated in
full or in part by the landlord (hereinafter referred to as transfer) such
transfer shall be expressly subject to the terms and condition of this
agreement to lease and the present lease will in no way be affected by
such transfer the transferee shall remain bound by the same terms and
conditions of this agreement to lease .in the event of such transfer the
lassee shall be deemed to have attired in favor of such transferee and
start paying the rent to such transferee immediately on receipt of an
intimation of such transfer from the landlord .the security deposit being
paid to the new buyer /landlord .
15. That the second party shall have the right to sub-lease to the third party
for the same purpose as given this agreement.
16. That the second party shall have right to the apply to Govt. Department
for Registration of GST, Sale Tax, VAT, Income Tax, Excise or any.
17. That the other department the first party will co-operate with the second
party with this regard and NOC for the same if required.

IN WITNESSES WHERE OF, both the parties have set their hands to this
rent agreement on the day month and year first herein above written in the
presence of the following
