1 APPLICATION FORM AND FORM 135 :
Application Form and Form 135 duly filled in and signed, including details
pertaining to product / scheme / insurance etc

Details on Application Form are matching with KYC Documents ( e.g. Name,
Address , DOB etc )

English, the same has to be translated into English and attested by Employer /
Indian Embassy)
Continuous Discharge Certificate (Applicable to sailors)
Copy of latest work permit
NRE Bank account pass book or statement of account (Account in India)
Overseas Bank Account Statement for the last 6 months (Salary Account )
A copy of IT returns of last 2 years (Wherever ITR is compulsory)
A salary certificate / income statement duly attested by our foreign office
including subsidiary office/ certified by the competent authority available in
the country may be produced. This may also include Chartered / Certified
Accountants, officials of Inland Revenue Dept. (similar to Income Tax Authorities
in India) or any other agency specified for the purpose. (Wherever attestation is
not possible, this may be submitted duly notarized)
For Self Employed
Balance sheets and profit & loss accounts of the business/profession along with
copies of individual income-tax returns for the last three years, certified by a
chartered accountant
A note giving information on the nature of business /profession, form of
organization, clients, suppliers etc
NRE Bank account pass book or statement of account (Account in India)
Overseas Bank Account Statement (Business and Individual)

1) TCR is in Prescribed Format from Empanelled Lawyer (19 point format as per circular
BCC/BR/111/97, Annexure 21 (b))
2) Copy of all documents which are mentioned in TCR are available
3) Report covers all vital information and clarification if any ( Property Description/Survey No./
Status of Property i.e. Marketable & Enforceable/Litigation & Charge details/POA transaction
etc )
4) Whether tracing is done for 30 years, if not reason is specified
5) Whether the legal opinion is based on the original title deeds, sale agreement and other
property related documents (not applicable if property is already mortgaged)
7 Valuation Report
1) Valuation Report is in Prescribed Format from Empanelled Valuer
2) Report covers all basic information like - Year / Date of Construction or Purchase, Age of the
Property , MV/RC/DV/ Govt Value , Structure Soundness Certificate (Prop > 20 years old),
Occupancy details, Residual Property Life, Property Photographs, Approved Plan details etc,
deviation in sanction plan if any etc.
3) Valuation Report duly signed by Authorised Agency Personnel with Stamp
4) Valuation Report is signed by Bank Official / SMS with remarks -"Seen & Noted"
8 Property Documents -
Sale Agreement/ Construction Agreement/ Construction estimate (duly vetted by panel valuer)
Copy of title deeds and prior deeds
EC for 30 years
Tax receipts and mutation details
Approved plan/ Rough plan
Building permit
Layout approval
9 Additional for Takeover / BT Cases
Existing Loan Account Statement/ SOA for Last 1 Years
LOD in respect of property documents submitted to Bank / FI duly acknowledged by Bank / FI-
Sanction Letter & Repayment Schedule / Amortisation Chart
Foreclosure Letter ( For Outstanding Loan Amount )
Legal Opinion should be based on the certified copies of the title deeds
If takeover without income document scheme, confirm all the criteria’s as per scheme is
complied with.
10 Other Documents / Requirements
POA for NRI cases wherever applicable/ available
Approval of POA by concerned authority
Copy of In - Principle Sanction Letter , if already approved earlier
Criteria for PMAY application are met as per NHB guidelines ( EWG / LIG / MIG-1 / MIG-2 )
Notarised Affidavit applicable in PMAY Loans
Whether the project is RERA/ HIRA complied

Special Remarks

We hereby confirm that we have verified all above documents along with originals and confirm the
genuineness of the same while uploading. The photocopies of all the relevant documents scrutinized by the
advocate are held on our record. We therefore recommend to sanction Housing Loan of Rs._____________ to

Note: The above check list should accompany each proposal.

Please follow the below mentioned guidelines


1. Particulars of dependents and legal heirs are mentioned invariably in application form / Form 135
2. Upload the overseas credit report of the applicant in all cases invariably.
2. Particulars of immovable and movable assets and their value are to be furnished in the application form
3. Bank statement wherein salary of the applicant/co applicant is being credited is to be furnished
4. Pre Sanction Inspection/CPV should cover Residence, Work Place/Business Place and Security offered to Bank
5. In case of take over Bank's letter should mention the securities held by them, present outstanding and their willingness
to hand over the documents to our bank on adjustment of dues.
6. In case Power of Attorney is given by applicant, the same should be approved by Regional Head/Zonal Head

Important:

1. All Xerox copies are to be self-attested by the customer and OSV (Originals Seen and Verified) done by our
Bank’s official with his signature Name, EC No., and stamp (or) they should be duly notarised
2. Power of Attorney (POA) should be attested by our country’s consulate abroad or Registered with SRO (Not
by Notary).
3. PSI of the property should contain details of property such as complete address, boundary details, land mark,
status of construction level, marketability and recommendation to consider from PSI angle
