To prepare layout plans for the purpose of formation of plots,
building plans for the Purpose of construction over the “A” schedule property

and to sign Necessary applications, forms, declarations and other documents
which are required for submitting the same for approval before the competent
authorities \and to pay necessary fees, to receive approved plans and
acknowledge the receipt of the same,
2. To alter or modify said plan/s if necessary and prepare revised
layout / building plans and to sign necessary applications, forms, affidavits and
submit the same to the concerned authorities.
3. To apply to the concerned Government authorities for obtaining
NOCs for layout formation / construction of building over the “A” schedule
property and to do incidental works thereon which are absolutely necessary
including applying before the RERA and submit forms, declarations, affidavits
and represent and to do such acts which are related directly or indirectly to the
“A” schedule property.
4. To apply to court and get order for furnishing security deposit to
the concemed authorities for obtaining layout approvals, planning permit and
building permit for the “A” schedule property and for such purposes sign
necessary papers, affidavits and other documents and execute such security
bond in favour of the concerned authorities.
5. To appear and to act on our behalf in all the courts, civil, revenue
or criminal whether original or appellate side, in the registration offices and in
any other office of Government or District, board, Municipal offices or notified
area or any other local authority, to give any undertakings, to sign required
Plaints, Written Statements, Affidavits, Counter Affidavits, Compromise Memo
or any other documents required as per law and to give evidence with regard to

statements, petitions of claims and objections, memorandum of appeal and
objections and applications and to file them in any such court or office on our
behalf’ with regard to the “A” schedule property

Practitioner to conduct the Proceedings in any court or tribunal in respect of the
schedule property.
8. To eviet the tenants, eneroacher/s or occupier or any person in
Possession of the “A” schedule property by giving complaints or to file case or
to give necessary petition to the concemed authorities including police
department and do all necessary works thereon for the purpose of Protecting the
schedule property
9. To apply to the concerned authorities for the purpose of receiving
compensation in the name of the principal herein pertaining to the “A” schedule
Property and sign necessary forms, declarations and do all necessary works
thereon including obtaining transfer of development right certificate in favour of
the PRINCIPAL herein from the authorities in lieu of compensation in case of
any acquisition of the “A” schedule property.
10. To compromise, compound or withdraw cases, to confess
Judgement and refer cases to arbitration with respect to “A” schedule property

properties and to execute necessary documents for the said purpose.
25. To execute gift deed for earmarking OSR area to the local
authorities as per Development Control Rules and to register the same with the
concerned Sub Register Office or to pay OSR charges on our behalf to the
concerned authorities or as per local laws and do incidental works thereon on
our behalf including signing necessary, plans, applications, declaration, etc.,
pertaining to the “A” schedule property.
26. To enter into or execute construction agreement with respect to the
“B” schedule property for the proposed constructed area and present the same
before the Sub Registrar office concerned for registration with the purchaser/s.

To receive the original power of attorney and other related
documents with regard to the “A & 1° schedule property from the Registrar or
Sub-Registrar office
No consideration is received by the PRINCIPAL for executing this
power. The POWER AGENT shall keep proper accounts and he should
maintain and produce the same as and when it is required by PRINCIPAL,
And to do all acts, deeds and things lawfully necessary as amply and
effectually as our attomey shall think fit and proper as fully and effectually as I
could do ourselves notwithstanding no express power or authority in that behalf
