JOINT AFFIDAVIT FOR

CANCELLATION OF
ADVERSE CLAIM

WE, ANTHONY LIMACO ALMEDA and AURORA RAQUEL ARCEFA

ALMEDA, are spouses, both of legal age, Filipinos, after having been duly sworn to in
accordance with law do hereby depose and say:

1. For refusal of the registered owner, BUENA SUERTE JIMENEZ (BSJ)

HOLDINGS, INC., to surrender to us the owner’s duplicate copy of Transfer Certificate
of Title No. 33347, and other documents necessary for the cancellation of the said
certificate of title, We have filed a joint affidavit of adverse claim in connection with
certain registered real property, more particularly described as follows:

Covered by Transfer Certificate of Title No. 33347 issued in the name of BUENA
SUERTE JIMENEZ (BSJ) HOLDINGS, INC., as the registered owner;

2. That on January 03, 2011our adverse claim was annotated at the back of
Transfer Certificate of Title No. 33347 as Entry 134031;

3. That considering the owner’s duplicate copy of the Transfer Certificate of

Title No. 33347 and other documents necessary for the cancellation of the said transfer
certificate had already been surrendered to us by BUENA SUERTE JIMENEZ (BSJ)
HOLDINGS, INC., there is no more necessity for the said adverse claim to continue to be
annotated on the said Transfer Certificate of Title No. 33347;

4. For this account, we are requesting the Honorable Office of Register of

Deeds of Muntinlupa City to cancel our adverse claim which was annotated on Transfer
Certificate of Title No.33347 considering that the same is no longer necessary.
