PROJECT GENERAL AND DEMOLITION NOTES

THE FOLLOWING PROJECT GENERAL NOTES SHALL APPLY TO THESE DRAWINGS:


1. THE WORK IS NEW UNLESS OTHERWISE INDICATED.
2. THE CONTRACTOR SHALL PERFORM WORK IN ACCORDANCE WITH APPLICABLE CODES, ORDINANCES AND REGULATIONS OF

LEGEND
AUTHORITIES HAVING JURISDICTION.
3. THE CONTRACTOR SHALL CONDUCT A COMPREHENSIVE FIELD SURVEY TO VERIFY EXISTING CONDITIONS. THE PURPOSE OF THE
SURVEY IS TO INTIMATELY FAMILIARIZE THE CONTRACTOR WITH THE SYSTEMS AND THE CONDITIONS OF THE WORK. THE SURVEY
SHALL BE CONDUCTED IN SUFFICIENT DETAIL TO ENSURE THAT DISCREPANCIES BETWEEN ACTUAL CONDITIONS AND THE DRAWINGS
ARE IDENTIFIED AND OTHER CONDITIONS AFFECTING THE TERMS OF THIS CONTRACT ARE ALSO IDENTIFIED.
4. FOR ARCHITECTURAL CONFIGURATION OF THE WORK AREA AND MATERIAL COMPOSITION OF THE WALLS, CEILING, FLOORS,
ROOF AND OTHER COMPONENTS, SEE ARCHITECTURAL

DRAWINGS.

5. HVAC, PLUMBING, ELECTRICAL AND OTHER ITEMS SHOWN ON THE ARCHITECTURAL INTENT ONLY. THE CONTRACTOR SHALL
CONSULT THE APPROPRIATE MECHANICAL, PLUMBING, ELECTRICAL, ETC.
6. DRAWING/PERSONNEL FOR THE COMPLETE AND DETAILED WORK REQUIRED.
7. NEW EQUIPMENT SHIPPED TO SITE SHALL BE PROTECTED FROM DUST AND DAMAGE. COVER WITH POLYETHYLENE PLASTIC
SHEETS AND TAPE CLOSED.
8. VENTILATE WORK AREA DURING PERIODS OF WORK.

9. PROVIDE OPENINGS IN WALLS AND FLOOR SLABS REQUIRED TO ACCOMMODATE DUCTS PIPES, CONDUITS AND ACCESSORIES,
WHERE APPLICABLE.
10. WHERE ITEMS ARE INDICATED FOR REMOVAL, REMOVE ENTIRE SYSTEM AND RELATED CONSTRUCTION, ACCESSORIES AND
RESIDUE. THOROUGHLY CLEAN, REPAIR, INFILL AND PREPARE SUBSTRATES TO RECEIVE NEW FINISH OR SYSTEM AS SPECIFIED AND IN

ACCORDANCE WITH MANUFACTURER'S PRINTED INSTRUCTIONS.


11. EXISTING FLOOR-CEILING PENETRATIONS OPENED DURING CONSTRUCTION SHALL BE PLUGGED WATERTIGHT TO PREVENT
FLOODING OF THE FLOORS BELOW.
12. WHERE CUTTING OF SURFACES OR REMOVAL OF FINISHES IS REQUIRED TO PERFORM THE

WORK, FILL RESULTING OPENINGS, PATCH THE SURFACES AND FINISH TO MATCH ADJACENT SURFACES.
13. THE CONTRACTOR SHALL REPAIR OR REPLACE DAMAGE TO EXISTING CONDITIONS CAUSED BY CONTRACTOR'S ACTIONS.
REPAIR OR REPLACEMENT OF DAMAGED CONDITIONS SHALL MATCH THE INTEGRITY OF THE ADJACENT AREA OR SURFACE.
14. THE WORK AREA SHALL BE CLEANED AND DEBRIS REMOVED IN SEALED COVERED CONTAINERS OR POLYETHYLENE BAGS EACH
DAY. FINES ASSESSED AGAINST THE OWNER FOR THE EXCESSIVE ACCUMULATION OF DEBRIS SHALL BE PAID FOR THE CONTRACTOR.
15. THE CONTRACTOR SHALL BE RESPONSIBLE FOR FINAL CLEAN UP AND TOUCH-UP PAINT WORK.
16. REMAINING SUBSTRATES FROM WHICH EXISTING FINISHES ARE REMOVED SHALL BE MADE SUITABLE FOR APPLICATION OF NEW
FINISH. DAMAGED SURFACES SHALL BE REPAIRED TO RECEIVE NEW FINISHES
17. PIPES AND CONDUITS SHALL BE CONCEALED IN CEILING AND WALL SPACES, UNLESS NOTED OTHERWISE.
18. SPACE BETWEEN THE UNDERSIDE OF BEAMS AND CEILING IS LIMITED. COORDINATE DUCTWORK, CEILING DIFFUSERS AND
REGISTERS WITH OTHER TRADES TO PREVENT CONFLICT AMONG TRADES AND THE UNNECESSARY WASTE OF USABLE SPACE.
19. THE CONTRACTOR SHALL BE RESPONSIBLE FOR SECURING THE PROPERTY AND MATERIALS AT THE END OF EACH WORK DAY.
20. FLAMMABLE MATERIALS SUCH AS GASOLINE SHALL NOT BE STORED ON PROPERTY.
21. THE CONTRACTOR SHALL OBTAIN AND DISPLAY ON EXTERIOR OF PROPERTY, ALL REQUIRED PERMITS PRIOR TO THE
COMMENCEMENT OF THE WORK.
22. PERMIT SHALL REMAIN CURRENT AND BE DISPLAYED FOR THE ENTIRE DURATION OF THE PROJECT. FINES ASSESSED OR LIENS
PLACED UPON THE PROPERTY BY THE CITY DUE TO EXPIRE ON UN-DISPLAYED PERMITS SHALL BE PAID BY THE CONTRACTOR. ALL
DISPLAYED PERMITS SHALL BE AFFIXED TO THE BUILDING IN A CLEAR PLASTIC ENVELOPE.
23. HAZARDOUS MATERIALS SUCH AS ASBESTOS SHALL BE REMOVED IN ACCORDANCE WITH

APPLICABLE CODES, ORDINANCES AND REGULATIONS OF AUTHORITIES HAVING JURISDICTION.


24. THE CONTRACTOR SHALL PROTECT THE WORK AT ALL TIMES AND SHALL TAKE REASONABLE PRECAUTIONS SUCH AS COVERING
AND TAPING WINDOW OPENINGS WITH POLYETHYLENE PLASTIC OR TEMPORARILY CLOSING ROOF OPENINGS TO PREVENT WATER
DAMAGE FORM RAIN THE COST OF REPAIRS TO EXISTING OR NEW WORK SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR.
25. THE WORK CONSISTS OF FURNISHING OF ALL LABOR. MATERIAL, EQUIPMENT, SERVICE,

SUPERVISING ON AND PERFORMING ALL WORK CALLED FOR IN THE COMPLETION OF THE REHABILITATION OF INCLUDING SITE
IMPROVEMENTS AS SET FORTH IN THE ARCHITECTURAL, STRUCTURAL, HEATING, VENTILATION, AIR CONDITIONING, PLUMBING AND Note: Drywall will be repaired

SERVICE BY LOCAL AUTHORITIES AND UTILITY COMPANIES SHALL BE INCLUDED IN THE CONTRACTOR'S BASE BID AND FINAL

28. THE CONTRACTOR SHALL FURNISH TO THE OWNER ALL WARRANTIES AND BONDS OF AFFIDAVIT FROM SUPPLIERS AND
MANUFACTURERS ON THE NEW, ALL MECHANICAL

EQUIPMENT, APPLIANCES AND OTHER ITEMS AS MAY BE REQUESTED IN THE BODY OF


SPECIFICATIONS. THE CONTRACTOR SHALL ALSO FURNISH TO THE OWNER A 3-RING LOOSE LEAF NOTEBOOK OF ALL OPERATING AND
MAINTENANCE MANUALS OF ANY AND ALL
EQUIPMENT PROVIDED AND INSTALLED UNDER THE CONTRACT.
29. ITEMS TO BE SALVAGED FOR RE-USE SHALL SHALL BE STORED IN A SAFE AND SECURE LOCATION AS DIRECTED THE
CONTRACTING OFFICER UNTIL REINSTALLATION.
30. PROTECT FROM DAMAGE ALL EXISTING SURFACES AND FINISHES TO REMAIN. CAREFULLY PERFORM DEMOLITION OPERATIONS
SO AS NOT TO DAMAGE ADJACENT SURFACES TO REMAIN.
31. REMOVE ALL INTERIOR PARTITIONS AND INTERIOR DOORS AS INDICATED ON ARCHITECTURAL PLANS.
32. REMOVE ALL EQUIPMENT AND MACHINERY INCLUDING APPURTENANCES, STUDS, HANGERS AND FASTENERS LOCATED IN
CEILINGS, WALL, AND FLOORS THAT IS LOCATED IN THE

AFFECTED AREA.
33. EXISTING DRAWINGS ARE FOR GENERAL REFERENCE AND MAY NOT ALWAYS NECESSARILY REPRESENT EXISTING CONDITIONS
ACCURATELY.
34. THESE NOTES ARE GENERAL IN NATURE AND APPLY TO THE ENTIRE BUILDING WHETHER OR NOT SPECIFICALLY NOTED OR
REFERENCED ON EACH FLOOR. THE DRAWINGS INDICATED

ONLY THE GENERAL EXTENT OF DEMOLITION WORK AND MAY NOT INCLUDE ALL DEMOLITION WHICH WILL BE REQUIRED FOR NEW

1. FURNISH ALL LABOR MATERIALS FIXTURES EQUIPMENT AND SERVICES NECESSARY FOR THE INSTALLATION OF COMPLETE
AND POPERY FUNCTIONING HVAC SYSTEM, PLUMBING SYSTEM AND ELECTRICAL SYSTEM.

2. ALL WORK SHALL BE IN ACCORDANCE WITH LOCAL CODES AND REGULATIONS CONSIDERED AS MINIMUM REQUIREMENTS.

3. CONTRACTOR TO APPLY FOR AND PAY FOR ALL PERMITS AND CONNECTION FEES REQUIRED FOR THE WORK.

4. THE CONTRACTOR SHALL FAMILIARIZE HIMSELF WITH THE WORK TO BE DONE AND SHALL EXAMINE THE SITE AND
CONSIDER THE CONDITIONS UNDER WHICH HE WILL BE OBLIGED TO

OPERATE IN THE PERFORMANCE OF THE CONTRACTED WORK. NO ALLOWANCES SHALL BE


MADE SUBSEQUENTLY IN THIS CONNECTION FOR ANY ERRORS THROUGH NEGLIGENCE ON

OBSERVE ALL RECOMMENDED PRACTICES FOR FIRE AND SAFETY PRECAUTIONS FOR THE PROTECTION OF THE FACILITY. THE

6. ALL DUCTWORK SHALL BE FABRICATED FROM FIELD TAKEN DIMENSIONS AND NOT FROM DRAWINGS. PRIOR TO DUCT
FABRICATION CEILING CLEARANCE SHALL BE VERIFIED WITH

PANEL, CIRCUIT BREAKERS, SWITCHES LUMINARIES, MOTION DETECTORS. DISCONNECT SWITCHES AND OUTLETS.
8. ELECTRICAL CONTRACTOR SHALL FURNISH ALL MOTOR CONTROLLERS PILOT OTHER DEVICES AND SHALL DO ALL WIRING
REQUIRED EXCEPT A.T.C. WIRING.

9. DUCTWORK SHALL BE SHEET METAL GALVANIZED CONSTRUCTED BRACED AND

SUPPORTED IN ACCORDANCE WITH SMACNA LOW PRESSURE GUIDES UNLESS OTHERWISE NOTED IN THE DRAWINGS. SEAL ALL
JOINTS TO BE AIR TIGHT USING HARDCAST AM-401
TAPE APPLIED OVER CLEAN DRY DUCT.
10. ALL SUPPLY AND RETURN DUCTS IN UNCONDITIONED SPACES SHALL BE INSULATED WITH 1/2" FIBERGLASS INSULATION
WITH ASI VAPOR BARRIER.

11. GRILLES, REGISTERS AND DIFFUSERS SHALL BE OF CAPACITIES INDICATED SIZED IN ACCORDANCE WITH MANUFACTURES
PRINTED LITERATURE FOR RESIDENTIAL SOUND LEVELS AND THROWS. MOUNT TIGHT TO CONSTRUCTION USING NEOPRENE
GASKET TO PREVENT AIR LEAKAGE AND STREAKING. BRANCHES FROM MAIN TO OUTLETS SHALL BE

MADE USING ADJUSTABLE DEFLECTORS POSITIONED AND SECURED TO PROVIDE SPECIFIED AIR QUANTITIES. REGISTERS AND
GRILLES SHALL BE MDF BY LIMA OR APPROVED EQUAL
AND SHALL MATCH COLOR OF ADJACENT CEILING OR WALL, COORDINATE LOCATION OF CEILING REGISTER WITH LIGHT.
12. CUTTING OF FLOORS, WALLS, AND CEILINGS REQUIRED FOR INSTALLATION OF PIPES, CONDUITS, DUCTS, WIRING,
SLEEVES AND SEALS OF THEM SHALL BE DIRECTED BY THE
ARCHITECT AND STRUCTURAL ENGINEERS.
13. ALL SYSTEMS SHALL BE ADJUSTED AND BALANCED WITH AIR QUALITIES NOTED OR AS DIRECTED. TOLERANCE SHALL BE
FORM MINUS 5 PERCENT TO PLUS 25 PERCENT.
14. ALL EQUIPMENT SHALL BE CLEANED AND ADJUSTED AS REQUIRED TO PROVIDE SATISFACTORY OPERATION.
15, ASSEMBLE PRINTED INSTRUCTION FOR THE OPERATION AND MAINTENANCE OF EACH MAJOR ITEM. BIND TOGETHER WITH
EQUIPMENT CUT SHEETS AND CONTROL WIRING DIAGRAMS. DELIVER THREE COPIES TO ARCHITECT.
16. FINAL INSPECTION AND TEST SHALL BE MADE BY THE CONTRACTOR IN THE PRESENCE OF ARCHITECT. THE CONTRACTOR

N.I.C.
SHALL SUPPLY ALL LABOR, MATERIALS INSTRUMENTS

AND MISCELLANEOUS EQUIPMENT REQUIRED FOR THE TESTS. FINAL PAYMENT SHALL HELD PENDING SATISFACTORY OUTCOME
OF THE FINAL INSPECTION. PROVIDE ALL INSPECTION REPORTS AND APPROVALS BY UTILITIES . GOVERNMENT OR AUTHORITIES
AS REQUIRED,
INCLUDING OCCUPANCY PERMIT.
17. PROVIDE TURNING VANES, SPLITTER DAMPERS AND VOLUME DAMPERS AS NECESSARY TO BALANCE WITH AIR QUALITIES
AS SHOWN ON DRAWINGS BY INDEPENDENT BALANCING COMPANY OR PROFESSIONAL ENGINEER.

18. DUCTS THAT PENETRATE CEILING MEMBRANE WILL COMPLY WITH IBC 2012 717.6.2. FIRST FLOOR
19. PROTECT HVAC PIPING INSULATION PER IECC 403.3.1

20. ALL MECHANICAL VENT SYSTEM FANS NOT PART OF TESTED AND LISTED HVAC EQUIPMENT SHALL MEET EFFICIENCY AND
AIR FLOW REQUIREMENT
