Concord Cares Resident Reward Program

Concord's first reward drawing is in the books and we want to congratulate our first
recipients. Tekan R., Daquanna M., Tony E., and Chere G., were randomly selected
and having met our on-time rent payment criteria, received a $50.00 gift card. We are
so thankful to have them as part of the Concord family. If you were not selected, don't
worry. There will be future chances to be chosen. We have drawings every 90 days.
Just remember to strive for on-time rent payments, keep your residence tidy and if you
have a lawn you maintain, try to manage it well. We look forward to the next drawing.

Maintain Insurance Protection

Renew you renters insurance and protect yourself if you need to repair or replace
property after loss due to damage or theft. Insurance can also provide coverage for an
accident at your residence. Remember, residents of Concord are required to have
insurance based on our signed lease agreements. You can access coverage through
Roost found on your AppFolio portal. We also recommend contacting an insurance

Note: Related to the above. Recently tragedy did strike one of our
residents when fire caught in the home and ravaged it. Thankfully, nobody was home
and there were no injuries or fatalities. They did have insurance and despite this tragic
event, both they and the owner will be able to pickup the pieces of their lives in the
wake of lost personal property and damaged physical property.

Lock Out Prevention

We do not provide lockout service and in many cases are not staffed in such a way to
let a resident into their unit if a lockout were to occur. We would like to take a moment to
remind everyone that based on your lease, it is perfectly fine and actually encouraged
by us, for you to make extra house keys and give them to a trusted friend or hide them
safely on your property in case you lock yourself out. To avoid the chance you would
require a Locksmith, visit your local hardware store or retail provider and make a copy
of your key to prepare for such a situation.

Meet Rosa, Concord Family: Rosa has joined the Concord Management team as our
Administrative Assistant and has become an huge asset. She is learning quickly and is
eager to help you when you phone or if you stop by to see us in person. She will gladly
help you with any questions (she's bilingual), manage work orders and be around to
provide you any information you may need. At Concord we strive to find people who
match our Core Values such as having a "Can Do" attitude and are committed to being
a "Team Player." We hope you'll see we found that in Rosa.

Summer Maintenance Tips

• Change air filters every 3 months or based on manufacturer's

recommendations to maximize clean, fresh air flow and minimize energy
consumption.
• Avoid resident charge backs for blocked drains and stopped up pipes by
keeping drains free of hair and other debris. Do not flush "Flushable Wipes,"
feminine products, paper towels, grease or any other items other than toilet
paper down toilets and/or sinks.
• If you are responsible to manage your own yard, work in your yard in the
morning or evening when the temperature has not reached its peak. Drink water
and don't over exert.
• To help alleviate the cost of high power bills, keep your A/C units set on a
consistent temperature, generally recommended to be at or a few degrees
above/below 72.
Vendor Spotlight: Independent Plumbing
Many of you know Will. He has been our trusted plumber for years. More than likely
he's fixed your toilet, repaired a leak or helped you at your residence with a pesky
faucet. He is highly qualified and is committed to quality service. His story is a good
one. He recounted to us, "At 19 years old in 1993 I started plumbing under the wing of
my first cousin at Reidsville Plumbing. 2010 I got my P-1 Unlimited NC Plumbing
license. Shortly after I opened Independent Plumbing company. That same year I was
renting from Concord Management and it wasn't long after I was doing service calls. 13
years later here we are!" Here's to many more years to come!

Concord Management Remodel - We are excited to share with our residents a few
pictures of our recent office remodel. Our goal was to create an effective and efficient
office space which better serves us in our daily work in supporting our residents and
owners. We have spent time redoing the floors, painting and adding some matching
furniture. To complete the work we built a countertop that displays numerous keys left to
us by former residents while they stayed with us on their life journey. We think all of
these touches have made a difference in our ability to more conveniently, securely, and
consistently manage the needs of those we serve. If you haven't been in to see the new
