MINUTES OF THE MEETING OF THE STRATA COUNCIL, STRATA PLAN LMS 2166, WATERSIDE,

HELD ON WEDNESDAY, JULY 27, 2022, AT 5:00 P.M., VIA ZOOM TELECONFERENCE

The emergency center will contact a strata manager, who in turn will dispatch the appropriate trade (i.e., the
plumber, the restoration company, the electrician, etc.) Once again, this is only for EMERGENCIES;
otherwise, your concern may be handled during the next business day.

1. CALL TO ORDER
The council meeting was called to order at 5:02 p.m.

2. MINUTES OF THE PREVIOUS MEETING


It was MOVED / SECONDED to approve the minutes of the council meeting held on June 23, 2022, as
circulated by The Wynford Group. CARRIED

3. BUSINESS ARISING FROM THE MINUTES

A. Rental Wait List


Fourteen (14) owners are currently on the strata’s waitlist. It should be noted that once a strata lot sells,
any rental of that strata lot ceases on conveyance/change of ownership. The renting of a strata lot does
not run with the sale of the strata lot.

Those wishing to rent must review all bylaws associated with the strata corporation, specifically rentals.

B. Window Replacement
The strata has ordered additional windows as part of this project, though due to supply issues, they may
not be completed until summer.

C. Balcony Repairs
The strata manager was asked to follow up with the strata’s contractor regarding the status of this.

D. Garage Gate
The strata manager was asked to get an updated quote from Overheard Door.

E. Window & Gutter Cleaning


The strata manager was asked the follow up with Service Master regarding outstanding Gutter Cleaning

4. NEW BUSIESS

A. Landscaping
It was MOVED / SECONDED to terminate the strata’s contractor with Meridian landscaping and to hire
Paraspace Landscaping, effective September 01. CARRIED

5. FINANCIAL REPORT

A. Operating Statements
These were deferred until the next meeting. CARRIED

It was MOVED / SECONDED to approve the strata’s 2021/2022 financial audit. CARRIED

It was MOVED / SECONDED to keep all outstanding aged receivables on file. CARRIED

6. LEGAL / CIVIL RESOLUTION TRIBUNAL


Pursuant to Sections 167 and 189.4 of the Strata Property Act, the strata corporation must inform Owners
of legal suits and CRT actions in which the strata corporation is a party. At the time of the meeting, there
are no legal suits or CRT actions involving the strata corporation.

7. CORRESPONDENCE
The strata manager was asked to respond to correspondence as required.

CORRESPONDENCE TO THE STRATA COUNCIL

Please note all correspondence for the Strata Council should now be directed to property@wynford.com
and the subject line should read: “LMS 2166” along with your unit number. The Strata Council will review
all correspondence, provided it arrives seven days prior to the next council meeting. All correspondence
received later than seven days prior will be reviewed by Council at the next month’s council meeting.

Bylaw Complaint and Renovation / Alteration Request Forms are available online at:
www.wynford.com on the FORMS dropdown menu. Once again, the subject line should read: “LMS 2166”
along with your unit number.

All owners must register on the strata corporation’s web portal for all minutes, notices, etc. This is very
important and saves the strata corporation (you) money! Minutes will no longer be delivered to each unit.
Web portal registration forms for Waterside are available upon request by sending an email to:
property@wynford.com.

8. MEETING TERMINATION
There being no further business, the meeting was terminated at 6:15 p.m.

9. NEXT MEETING
This will take place on August 22, 2022.
ATTENTION – LEGAL RECORD
Please keep these minutes as a permanent legal record of your strata corporation’s business. Replacement
of minutes will be at the owner’s expense and not the strata corporation’s.
