IRREVOCABLE SPECIAL POWER OF ATTORNEY

COUPLED WITH INTEREST

KNOW ALL MEN BY THESE PRESENTS:

That I, __________________________, of legal age, Filipino and residing at No.

____________________________________, do hereby NAME, CONSTITUTE and APPOINT
________________________, of legal age, Filipino, and residing at No. 60 Sct. Tuazon St., Brgy.
Laging Handa, Quezon City, to be my true and lawful attorney-in-fact, in a manner absolute and
irrevocable, for me and in her own name or in my name, place and stead, to do and perform the
following special powers, to wit:

1. To recover the possession of my property located at Lubao, Pampanga, and

more particularly identified in the Subdivision Plan for Virginia Suarez as Lot 3550-B of
Lot No. 3550, Cad. 273, Lubao Cadastre, and covered by Transfer Certificate of Title No.
___________ of the Register of Deeds of Pampanga, registered under the names of
_______________________________ including the improvements thereon (the
“Property”, for brevity), with an area of 20,300 square meters, more or less, which I
purchased from the registered owner, against any person/s who may have lawfully or
unlawfully obtained possession thereof;

2. To sell, mortgage or otherwise dispose of the Property in favor of any third

persons;

3. To file, initiate, prosecute any complaint or case for the said purpose; to
represent me in the Pre-trial of the case, arbitration, mediation, judicial dispute resolution
or trial, to consider and agree to: the possibility of an amicable settlement or of a
submission to alternative modes of dispute resolution; the simplification of issues; the
necessity or desirability of amendment to pleadings; the possibility of obtaining
stipulations or admissions of acts and of documents to avoid unnecessary proof; the
limitation of the number of witnesses; the advisability of a preliminary reference of issues
to a commissioner; the propriety of rendering judgment on the pleadings, summary
judgment, or of dismissing the action should a valid ground therefore be found to exist; the
advisability or necessity of suspending the proceedings; such other matters as may aid in
the prompt disposition of the action;

4. To manage, administer, make major or minor repairs and/or introduce

necessary, useful or all kinds of improvements thereat;

5. To receive all monies or manager’s checks only for the sale, mortgage or
disposition of the said portion of the Property;

6. To do and perform all acts and deeds for the accomplishment of the above-
mentioned transactions and to sign, execute and deliver any and all documents requisite
and necessary to realize, implement and enforce the foregoing powers and purposes;

I HEREBY DECLARE that this SPECIAL POWER OF ATTORNEY is irrevocable in

nature and is coupled with the interests of my said Attorney-in-fact, considering that she has, and
exercises, real rights and interests over the subject property;

HEREBY GIVING AND GRANTING unto my said attorneys-in-fact full power and
authority to do and perform any and every act and thing whatsoever requisite, necessary or proper
to be done in and about the premises as full to all intents and purposes as I might or could do if
personally present and acting in person; and

HEREBY RATIFYNG AND CONFIRMING all that my said attorneys-in-fact has done or
shall lawfully do and cause to be done under and by virtue of these presents.
