model for finding BMV deals by building key relationships with estate agents, land agents,
letting agents and commercial agents (herein “agents”).

mistakes, get tongue tied and forget your facts – that is just part of being human, and how we
all learn.

The most important tip we can give you today is to get into a positive mind set. Surround
yourself with positive people, learn from property experts, believe in yourself. We always say
that if you think you can or think you cannot, you are probably right.

If you are really hungry for it, good things will start to happen.

Nobody ever embarked on a successful expedition without carefully mapping out where they
were headed first. Any successful business person will tell you that all the ideas and hard work
in the world mean nothing without a plan, and the property market in particular is all about
strategy.

HERE THEY ARE IN A NUTSHELL:

RENT TO RENT - This is a great option for people with a less than perfect credit rating.
Because you do not need a mortgage there is no need to go through a rigorous credit checking
process, so you can use this strategy even if you have bad debt and CCJs.

LEASE OPTIONS - This is an amazing strategy where you rent a building from the vendor. It
could just be to cover the mortgage payment, and you also have an option to purchase that
building at some point in the future at a price agreed now. The value of the building in five years
could be considerably higher than the price you agreed, creating massive wealth.

MULTI LETS - Also known as Houses in Multiple Occupation (HMO), is a fantastic high cash
flowing model where you can take a 3-bedroom house and convert it into a 5 or 6-bedroom
multi let, charging tenants by the room. Typically, each of our multi lets generate £1,000 net
profit per month. How many of these do you need to achieve your financial goals?

DEAL PACKAGING - if you have got a bit more time to play with and you are looking to reap big
rewards, deal packing is a fantastic strategy. It works by you sourcing deals for other
investors who then buy them from you, and is particularly profitable with commercial deals and
land developments.

At Assets for Life we believe it is important that you learn as much about the different
strategies, so you can make an informed decision on which one is best for you. As time goes on
you may well want to try a few different approaches, but we always recommend starting small
and working up.
MAKE YOUR AGENTS YOUR FRIENDS

Each strategy depends on your ability to build positive relationships with agents. This is
something that takes time and practice, and you will need to really work on getting out there
and making some new friends if you’re serious about building your own property portfolio.

Be prepared to knock on a lot of doors, drink a lot of coffee and introduce yourself to a lot of
people. If people know, like and trust you and you present a professional image, you’re halfway
there.

HERE ARE MY 6 ESSENTIAL STEPS TO GE YOU STARTED

STEP 1. Make a list of agents

STEP 2. Put them on a spreadsheet (or CRM system)

STEP 3. Develop an elevator pitch (no longer than 60 seconds)

STEP 4. Visit your desired property gold mine areas

STEP 5. Do drop-ins and introduce yourself

STEP 6. Get on as many viewings as you can, build rapport and always follow up
There are a lot of great property deals to be had out there right now, so it is tempting to go off
and start investing all over the place. Unfortunately, this scatter gun approach only leads to
one thing - stress!

At Assets for Life, we have built our property portfolio in Essex. We know it inside out
because we live here, and we do not have to spend our lives travelling up and down the country
to visit our properties.

You will need to choose one or two GOLDMINE AREAS, which ideally should be located within
45 miles of where you live – unless you have got a cracking team of property sourcers working
elsewhere on your behalf.

You want to spend as little time as possible driving around and as much time as possible build-
ing relationships and maximising your profit.

When you first start going on viewings, it can be hard to know what to look for. Be prepared to
go on lots of viewings. It is highly unlikely that you will want to go for the first property you see,
and even unless likely that your first ever offer will be accepted. This job means falling in love
with all different kinds of properties because you will be spending a lot of time looking at them!

Always be open and honest about what deals you are looking for, and if a property does not
work for you tell the agent why. Good relationships are built on trust, and if the agent has a
clear idea about what you are looking for and you do not let them down, you are more likely to
find a deal that works for you both.

Be prepared to lose deals. It will happen, and still happens to the most seasoned property in-
vestors. Perseverance is the name of the game, and if you keep the faith, I promise you will be
signing your first property deal soon.
MAKE AN OFFER

When you have spent long enough looking at potential properties, you will find one that ticks
all the right boxes. You can make your offer verbally but it is always best to follow up in an email
too.

As soon as you are good to go, you can then instruct your solicitor (an essential power team
member) who will handle all the legalities. You will need to provide personal information and
proof of funds for things like Anti Money Laundering (AML) and Know Your Customer (KYC)
regulations.

It is time to celebrate, so treat yourself to something that makes you feel good and do not
forget to thank your agent for making the deal possible. A bottle of champagne or a bunch of
flowers always goes down well and is part of that all-important relationship building.
SUMMARY

Success in property is absolutely achievable. You do not need experience, prior knowledge or
even any money to invest yourself. What you do need is positivity, perseverance and a really
good network of experienced professionals (your power team) to guide you through all the
common pitfalls and teach you where to look for great deals.

It has taken me over 3 years to perfect this whole process, from walking into an agent, right
through to signing on deals that have made me six figure sums, over and over again. The great
news is that you don’t need to spend the next 3 years testing, failing and slowly perfecting.

All you need to do is copy me. It is that simple. The system works, just implement it.
