Napanood ko na yung video ni Architect


Ed, and naaral ko nadin, okay pala sya, i like the idea. So, non-standard pala sya ng way of contracting
kaya di sya familiar sakin, ginagawa sya pag ayaw kumuha ng constractor ni client at kukuha nalang ng
architect at ma maximize ang transparency. In general, bihira talaga yung contractors tumanggap ng
ganitong contract, mostly fixed price talaga katulad din nung samin, kasi isa sa mga downsides nito prone
to delay kung gusto ni client ng involvement all the time sa pag bili bili sa hardware at paputol putol na
pag bigay ng budget, pag delay ang dating ng materyales, masasayang yung pinapasahod sa mga tao
kung kalahati palang ng araw wala na silang gagawin kung bigla nag short sa materyales. Aalisan din tayo
ng mga tao kung madalas at pabigla bigla tayong di mag papapasok dahil wala pa yung materyales, kasi
mga construction level na tao importante kada araw sa isang linggo na kumita sila. Ito lang naman yung
mga scenario na nakikita namin at nagyayari talaga sa construction in our years of experience.

Professional opinion ko for this contracting set up, is tataas yung level of transparency, yes, pero in
return mas tataas ang gagastusin sa project kasi supposed to be 22k+ pers sqm lang ang offer namin,
pero sa cost+ dapat guaranteed maximum cost ang ipprice kay client according to Architect Ed, which is
25k per sqm talaga, how is it possible na kaya namin mag bigay ng mas mababa kesa sa market price out
there, we dont do it by cutting cost in materials (illegal), we do it by proper and effective execution, by
construction methods to make it more economical, yes possible sya, it takes year of experience in this
field, sometime by doubling our efforts in supervision para walang sayang na oras yung mga tao,
sometimes by loaning construction materials, etc, in short we have diskarte. Now if we use cost +, this
will completely change our game, kaya nasabi ko na it could be much more expensive. So instead of 22k+
per sqm,we have to make it 25K per sqm as guaranteed maximum cost for it to be fair for the both of us.

Dito sa cost plus ni Architect Ed, ang binayaran lang sa architect is the supervision fee 10%+ depende pa
sa usapan, pero hindi nabanggit kung sino yung mag pprovide ng construction tools, aside sa materials at
labor, need din ng tools. Yung client is obligado bumili ng construction tools sa ganitong set up kasi wala
kang contractor - not mentioning the usual and cheap lagari at martilyo, pero yung notable na mga
powered tools like grinder, drill, bar cutter, jack hammer, sander, table saw etc. a

Now yung mga contractors, syempre business yan, wala naman nag bubusiness na gusto mag palugi, also
namuhunan din sa construction tools, kung uusisahin natin yung lahat ng gagastusin na labor and
materials lang, hindi talaga mag tutugma yan, kasi hindi lang naman labor at materials ang binabayaran,
pati construction tools, cost to operate (computers) years of experience in actual field, 5 years of college
education, supervision, even yung pag manage ng mga construction level na tao, na hindi po madali, kasi
need mo lumebel sa understanding nila at unpredictable po na mga tao yan. So the point is, marami sa
mga tao na akala ginugulangan sila sa costing kasi gusto nila yung eksaktong ginastos lang sa labor at
materials, well in reality, there's more to that. I hope someone would also share this on youtube, yung
contractors side.

Anyway, i understand why you suggested this method, alam ko po na iniingatan nyo yung hard earned
money nyo at gusto nyo makaiwas sa scam. I completely understand that.
Actually gusto ko idea nitong cost+ kasi sa construction to be honest di mo alam kung malulugi kaba mag
aabono o makakatubo ka, pag nagbaba ka ng presyo maliit lang din tutubuin at may maliit pang chance
na mag abono.
We can totally work this out kung mejo aayusin pa natin ng mainam yung set up na to, yung maging fair
sya on both party, yun lang naman ang concern ko.
