WHEREAS the first party/landlord is the owner of F-020, Shoppers Squire, R14/8, Raj Nagar Ghaziabad - 201002 NOW THIS AGREEMENT WITNESSETH AS UNDER: - 1. WHEREAS the Second Party has approached to the First Party to let out the above said property for residential Purposes and that landlord is in Position to let out the aforesaid property for renting and tenant is agreeable to accept the same for the residential purpose. 2 Thal the tenancy shall be monthly in nature, commencing from 1st day PA, of each English calendar month and ends with the day of the next \ month. The tenancy has started w.e.f 01/05/2023 for 1 (eleven) months, |: The above rent is fixed and agreed rent between the two parties and the Second Party shall have no legal right to challenge it otherwise in any Seourt of law. That the premises in question is let out to the Second party for a period of 14(eleven) months only for the exclusive use of the Second patty for commercial purposes only and is not transferable to any other person. 4. That rent for the 11 months as per mutual settlement of the parties is fixed Rs 15,000/- (Rupees Fifteen Thousand only) per month and the he 08 May 203 * same Is payable in advance on or before 3° day of every English calendar month. If the agreement is renewed after 11" months, rent for next year will be increased by 10% (ten percent). 5. That the LESSEE shall pay to the LESSOR for the premises the security amount of Rs. 30000/-(Rupees Thirty Thousand only). 6. That the security amount is ‘non adjustable with rent. This shall be refundable after clearing of all charges & dues (after deduction and clearing of all tear and wear, dues, electricity charges, building maintenance etc & other common building rwa/ charges and other liabilities of property as it was at the time of possession) and on the next day of after peaceful re-possession of the said premises 7. The period of tenancy above stated can be curtailed by tenant with a clear notice of one month in writing to landlord and landlord shall also serve one month notice in case of eviction of the said property to the tenant 8. Tenant shall not sub-let any portion of the rented premises to anyone else.
