Subject: THIS IS AN ATTEMPT TO COLLECT PAYMENT OF OVERDUE RENTALS PLUS PENALTY


& INTEREST

Dear Administrator Leyretana,

This letter is to inform you that your agency, Land Registration Authority (LRA) currently has an
outstanding balance of Five Hundred and Forty Thousand and Three Hundred and Ninety Three Pesos
and Eleven Centavos (Php 540,393.11).

The aforementioned amount is the overdue rentals pursuant to the Contract of Lease executed between
Transnational Properties Inc and Land Registration Authority on December 22, 2020.

In our demand for payment, we would like to cite Section 3.2 of the Contract of Lease which states:

“This lease shall not be deemed extended beyond the above-mentioned period unless a new contract had
been executed prior to its expiration. In the absence of a new contract, should the LESSEE continue to occupy
the unit beyond the stipulated period for any reason, the occupancy shall be unlawful and the LESSOR shall
have the right to seek appropriate legal remedies ; Provided that for the duration of the Lessee’s extended
occupancy, the Lessor shall have the right to collect the monthly rentals agreed upon plus penalty charges
equivalent to fifty percent (50%) of said rental amount and penalty charges by the Lessor shall not, in any way, be
construed as a waiver of the Lessor’s remedies under this contract.”

When the period of the Contract of Lease expired on December 31, 2021, and LRA continued enjoying
the thing leased, the monthly rentals became due and payable. The non-payment of which gave rise to
the appropriate penalties and interest.

If there is no response to this letter, all legal rights and remedies shall be explored, including but not
limited to ceasing operations and instituting legal proceedings with the full force and effect of the law.

This demand letter serves as official notice to you and may be tendered in court as evidence of your
failure to pay and the appropriate penalties in case of delay.

Given that you are engaged in public service, we highly recommend that this be settled without any
stoppage in the delivery of service you conduct.
