Subject : Construction Methodology for PRIVATO TOWER

General :
All Mechanical works to be done shall be in accordance with the approved
plans/shop drawings, specifications and governing Codes and Regulations.
One particular work, testing for refrigerant piping and ductworks must meet
Mechanical standard. Testing works must be accomplished prior to test run, balancing
and commissioning.
For safety consideration, never perform welding works without any fire
extinguisher. Caution tapes should be installed where overhead work is going on.
Electrical connection and handling should be carried out by a qualified electrician, when
leak testing could be stopped immediately before any water damage can occur.
Floor penetrations to areas where exposed to the elements must be provided with
proofing to prevent migration of rain water.
All pipes and conduits must be provided with adequate support and hangers, pipes
must be isolated from saddle with use of rubber sheet. All pipes must be provided with a
coat of primer paint. All pipes exposed to the element must be provided with a coat
primer and finished with coat enamel paint for protection.
Initial start-up of owner supplied equipment must be performed by the equipment
supplier for warranty consideration.
Copies of work requests and test reports shall be submitted in advance.

System Testing:
1. The entire Refrigerant piping and PVC pipes shall be subjected to leak test in
accordance with test pressure and duration also in the electrical for balancing
test of electrical load required by specification and consultant.
2. Prior to testing, coordinate first with the construction management for the
actual test pressure required to prevent damage during testing.
3. Pipe ends should be blanked and test pressure shall be maintained at sufficient
time to permit an inspection of all joints and connections for any leaks or
failure.
4. Provide temporary restraint on expansion joints included in the testing for
piping.
5. Leakage can be determined by a drop in gauge pressure and visual inspection.
All pipes, fittings and other accessories which do not pass test shall be
remedied or replaced with new materials. All repairs and adjustments shall be
made to meet specified test requirements and to obtain system approval by the
construction management.
6. Provision must be made for completely draining a pipe line after testing is
completed.
7. After satisfactory completion of pressure tests, pipes shall be thoroughly
drained and flushed before being permanently connected.
8. After portion or segments of the ducting are completed, the work shall be leak
tested in the presence of the construction management’s representative.
9. Test midium shall be produced by fogging machine.
10. Test one segment of the duct system at a time. It can be a main run, riser or
floor run out.
11. Seal off all ends of the duct segment to be tested except for the test equipment
connection.
12. Seal off all ends of the duct segment to be tested except for the test equipment
connection.
13. Check the duct run being tested for possible leaks. Mark leaks, if there is any.
14. Any leaks shall be sealed or rectified.
15. All tests shall be made in the presence and approval of the construction
management.
