Title: A DUPLEX APARTMENT


Introduction:
A duplex is an apartment with two separates family units under one roof, situated in a single lot,
which may not subdivided between them.
There is much to recommend duplex apartment; for most among which is economy-in space and
in in cost. However, one drawback is the difficulty in their planning. The provision of light and ventilation
to two units attached to each other with common dividing wall is quite a problem.
In a duplex, the units may not be identical. Good plans may be devised in both schemes
developed within the requirements of the program. Identical schemes usually result in simplicity of
structure while non-identical ones produce apartments of great charm.
Program:
In a subdivision lot of 16.00m x 25.00m in the outskirts of a city, a couple desires to build a duplex
apartment for their own use and that of their married son, one short side of the lot faces east on a
street, 12.00 mts. wide, including 2.00 mts sidewalks on each side; the rest are party lines.
The subdivision regulation requires the provision of a 3.00 m setback from the street line, 2.00m
on both sides and a 3.00m yard at the rear. All measured from the property line to the building line.
The couple has a teenage daughter living with them, while their son and daughter-in-law have a
baby girl and her yaya. A two-bedroom apartment for each would be sufficient with of course all the
amenities indispensable for gracious living.
