To rent a building in Argentina, most real estate agencies ask for:

OWNER = LOCADOR O ARRENDADOR (TENANT WHO OWNS THE PROPERTY)

TENANT = INQUILINO, LOCATARIO, ARRENDATARIO (WHO RENTS FROM AN OWNER)

1- The tenant must be of legal age and must have a valid ID or passport for the duration of the
contract and present the documentation detailed below.

2-Proof of income: The salary receipt of the last 3 months. It is not negotiable.

3- Rent guarantee: This is a guarantee that covers the owner and his home in case there is any
breach of the contract. As a tenant, you must propose at least two guarantees within the
following options:

- Title to the immovable property (proprietary guarantee) A property is usually required in the
city where you want to rent as a guarantee. The property may be owned by a direct relative or
an acquaintance, although some real estate companies require the first option.

- Bank guarantee

Security insurance: Is a safeguard for the owners, that can protect their property in case of
breaches of the contract and, at the same time, it facilitates the access to rent to those people
who do not have guarantees or have no Argentine nationality. The policy usually costs 1.5
months or 2 months to rent.

- Surety or joint surety (Garantía de fianza o fiador solidario)

- Personal guarantee of the tenant, a salary receipt or income certificate. In case of more than
one tenant must add the income of each
4. Guarantor: also called guarantor, not always requested by all real estate or owners. This is a
third person, often a family member, who must respond financially if there is a failure to pay
rent.

5. Deposit: This is an amount of money that is equal to the price of the last month of rental or
to the proportional part if the deposit was less than one month of rental. The deposit is
refunded when the property is returned to its owner, in case there are no debts or have had to
make repairs.

6. Advance payment for the first month of rental.

7. Real estate expenses: these fees depend on the management of each real estate agent.
