CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This contract of Lease, is executed by and between LESSOR and LEASE named
hereunder who mutually stipulate, say and agree as follows:

Section 1 – MEMORANDUM OF BASIC LEASE PROVISIONS

The Basic Lease Provisions of this lease are:

LESSEE : RICARDA GUERERRO
Address of LESSEE : NARRA STREET FAIRVIEW, QUEZON CITY
Purpose : RENT
Location of Leased Premises : LOT 29-B BLK 02 SITIO RUBY FAIRVIEW PARK
BRGY. GREATER FAIRVIEW DISTRICT 5,
QUEZON CITY
Floor Area : 33 SQM
Basic Monthly Rent : 0
Start of Lease : October 5, 2023
End of Lease : October 4, 2024
Lease Term : One (1) Year
Deposit/Advance Conditions :
1. That the LESSEE shall obligate to one-time payment of FIFTY THOUSAND PESOS
PHILIPPINE CURRENCY (P50,000.00) to the LESSOR.
2. That this contract of lease is valid for a period of one (1) year and renewable only upon
the agreement of both parties, effective October 5, 2023 and expiring on October 4,
2024.
3. That the Lessee shall carry all the restoration of damage and other unpaid utilities bill
like, electric, water, & others.
4. That the LESSEE shall not make any alterations or improvement on the premises
without the written consent of the LESSOR, but if permitted to construct or build
improvement on the leased premises to suit his rent purposes, which
5. That the failure on the part of the LESSOR to insist upon strict performance of the
conditions of this Contract of Lease shall not be constructed or constitute as a waiver or
relinquishment of his right to therefore to enforce any such term or conditions, the same
continue to remain in full and effect up to its termination:
6. That the LEASE agrees that for any violation or breach for his part any terms and
conditions det forth in this contract of lease on or before the expiration of the lease and
eject the LESSEE from the leased premises.

Each reference in this lease to any of the Basic Lease Provisions shall be construed to include
the provisions set forth above as well as all the additional terms and conditions of the applicable
provisions of this lease where the Basic Lease Provisions are set forth in detail.

IN WITNESS WHEREOF, the parties have hereunto set their hands this 27th day of
September, 2023 in Quezon City, Philippines.
