SPECIAL POWER OF ATTORNEY and WAIVER OF RIGHTS

I, NAME OF PRINCIPAL (SIBLINGS HERE), Filipino or American, of Legal Age, and Single or Married, who
presently resides at ADDRESS HERE, after being duly sworn to in accordance with law, do hereby name,
constitute and appoint ATTORNEY IN FACT # 1 HERE, Filipino or American, of legal age, single or
married, resident of address of ATTY in FACT AND ATTORNEY IN FACT # 2 HERE, Filipino or American,
of legal age, single or married, resident of address of ATTY in FACT, to be my true and lawful attorney-in-
fact for me, and in my names, place and deeds, in connection with and/or to implement, complete,
accomplish, and execute the EXTRA JUDICIAL SETTLEMENT of the property located at ADDRESS HERE
covered by TCT # HERE under the name of my parents NAMES of PARENTS, as well as my WAIVER OF
RIGHTS over the said property in favor of WHO TO WAIVE TO.

1) To sign for and execute the EXTRA JUDICIAL SETTLEMENT and WAIVER for the above
mentioned property
2) To undertake the payment of the necessary taxes of the Bureau of Internal Revenue, such as but
not limited to Capital Gains Tax, Documentary Stamp tax and Transfer Tax Payment;
3) To submit to the Bureau of Internal Revenue all necessary documents to facilitate the issuance of
the Certificate Authorizing Registration and the payment of the necessary fees;
4) To secure fro City Assessor’s Office and City Treasurer’s Office of the corresponding Local
Government Unit where the property is/are located, any document related in the processing of
the consolidation;
5) To request from the Register of Deeds all necessary documents to facilitate the consolidation of
the certificate of the title in our names and or NAME of PERSON I AM WAIVING THE PROPERTY
TO;
6) Such other tasks as may be necessary and related to the processes in the consolidation of
ownership in our name.
7) To CLAIM, RECEIVE, SAFEKEEP any of all papers and documents that may be issued to us,
including the original TRANSFER CERTIFICATE OF TITLE, in connection with our purchase of the
property above mentioned.
8) All other necessary acts to accomplish the said EXTRA JUDICIAL SETTLEMENT and WAIVER.

HEREBY GIVING AND GRANTING unto my said attorneys-in-fact full power and authority to do and perform
any and every act and thing whatsoever requisite or necessary or proper to be done in and about the
premises as fully to all intents and purposes as I might or could lawfully do if personally present, with power
of substitution and revocation, and hereby ratifying and confirming all that my said attorney-in-fact shall
lawfully do or cause to done under and by virtue of these presents.
