NOW THIS AGREEMENT WITNESS AS FOLLOWS:
LEASE AND DESCRIPTION OF THE PREMISE:
The Lessee, being desirous of taking on lease the Premises (as defined below), for the
purpose of residence, has approached the Lessor, and the Lessor has agreed to give on lease
the Premises to the Lessee, on the terms and conditions agreed upon in this Lease
Agreement.
Premise:
The lessor owns a 2BHK Flat of 850 (eight – hundred and fifty) sq. feet on the 8th (eighth) floor
located in Shivangan Apartments and Enclave at Vijaynagar, Indore. It has 2 well-furnished
bedrooms, equipped with windows for light and ventilation.
The rooms are versatile and accommodate a bed, wardrobe, walking closet, tea table, and a
low-sitting couch in one room.
The living room also known as the hall or lounge has multiple windows and a balcony
attached to it. It is also furnished with sofas, a tea/coffee table, an entertainment unit, an
attached foyer, a minibar, and 3 storage cum crockery units.
The apartment has 1 bathroom consisting of a toilet, wash basin, shower area, huge length
mirror, and a bathtub.
The kitchen includes a counter, cabinet, wash area, multifunctional sink, and storage space
for utensils, appliances, and groceries. Space is provided for oven and refrigerator, the
kitchen is equipped with a decent no. power points for kitchen appliances.
Additional features:
Proper parking area in the locality. The apartment contains windows and is fully ventilated
and lighted.

LEASE TERM

2. Rent: The monthly rent for the property is [-----] INR (Indian Rupees), payable by the
Lessee to the Lessor on or before the [Due Date] of each month. The first month's rent is due
upon signing this Agreement.

3. Security Deposit: The Lessee shall provide a security deposit of [SD Amount] INR to the
Lessor prior to moving in. This deposit will be refunded within [x Number of Days] days of
the termination of this lease, subject to deductions for any damages beyond normal wear and
tear.
4. Use of Property: The property shall be used solely for residential purposes by the Lessee
and the immediate family members listed in the Agreement.

5. Maintenance and Repairs: The Lessor shall be responsible for major repairs to the
property's structure and systems. The Lessee shall be responsible for maintaining the property
in a clean and habitable condition and promptly reporting any maintenance issues.

6. Utilities: The Lessee shall be responsible for paying all utility bills, including electricity,
water, and gas, during the lease term.

7. Subleasing: The Lessee shall not sublease, assign, or transfer the property to any third
party without the written consent of the Lessor.

8. Pets: Pets are not allowed on the property without the prior written consent of the Lessor.

9. Parking: The Lessee shall have access to the designated parking area within the locality.

10. Termination: Either party may terminate this lease by giving [Notice Period] days' written
notice to the other party.

11. Governing Law: This Agreement shall be governed by and construed in accordance with
the laws of [Jurisdiction].
