STORAGE SPACE LEASE AGREEMENT

This Storage Space Lease Agreement is between (i) StowNest Storage, the Company (the
"Lessor") and (ii) you, the Customer (the "Lessee"), collectively known as the "Parties”.

The Parties hereby agree to the following terms and conditions:

Terms and Conditions

1. Storage Space ("Storage Space").


The Lessee has requested that the Lessor store certain items lawfully owned by the Lessee.
The Lessee agrees that they have selected a Storage Space that is correctly sized to the
amount of items requested. In the event that such requested items require additional storage
space, the Owner shall be permitted to increase the Lessee’s Storage Space to a size
appropriate for the items being stored.

2. Term
The term of this Agreement shall begin on the date on which the Lessee has signed up for a
Storage Plan and continue for the duration of the Lessee storing belongings with the Lessor
which shall renew automatically on a month-to-month basis for each following billing cycle,
unless, at least 15 days before the end of a billing cycle, written notice is given by either party
to the other of its intention to terminate.

3. Rent
Storage rental and related fees are due upon request and shall be paid in full by the Lessee.
All recurring monthly fees shall be paid on a monthly basis on the monthly anniversary date
on which the Lessee's items were first stored at the Lessor’s facility. Upon storage contract
termination, if such termination reflects a partial month of storage, no refunds shall be issued.

The Lessee agrees to pay storage rental and related fees using online payments like UPI,
Credit, Debit Card or bank transfer and is delinquent if not paid within 5 day of the billing
date. The Lessor reserves the right to refuse payment by check or cash. All payments shall
first be applied to outstanding charges or fees before being applied to the outstanding storage
rent.

The Lessor reserves the rights to revise the monthly rental rates every financial year by giving
written notice to the Lessee. The Lessor's reserves the right to use email to send notices to the
Lessee and the Lessee agrees to receive such notices by email. The fair rental revision of
storage space as determined by The Lessor based upon, to the extent practicable, the current
market rates for comparable storage space in the warehouse.

4. Use
The Lessor is not engaged in the business of storing goods for hire and no bailment is created
under this Agreement. The Lessee agrees to store only for the storage of property wholly
owned by Lessee. The Lessee shall not store food or any perishable items. Lessee agrees not
to store collectibles, heirlooms, jewelry, works of art, or any property having special or
sentimental value to Lessee. The Lessee waives any claim for emotional or sentimental
attachment to the stored property.

The Lessee shall not store any personal property that would result in the violation of any law
or regulation of any governmental authority, including without limitation all laws and
regulations relating to Hazardous Materials, waste disposal and other environmental matters.

The Lessee shall not use the storage space in any manner that will constitute waste, nuisance,
or unreasonable annoyance to other Lessees of the Facility.

The Lessor reserves the right, without prior written notice to the Lessee, to temporarily deny
Lessee access to the Facility without reduction of rent for any reason including, without
limitation, unsafe weather conditions as determined by the Lessor in its sole discretion.

5. Prohibited
The Lessee is strictly prohibited from storing items classified as hazardous or toxic under any
law, ordinance or regulation or from engaging in any activity that produces such materials.
Without limitation, hazardous or toxic materials shall include ethanol, gasoline, motor spirit
mixtures, motor oil, paint thinning or reducing compounds, or combustible materials.

6. Limitation of Liability
Lessor shall not be liable for any loss or destruction of or damage to Goods, however caused,
unless such loss, damage or destruction resulted from Lessor’s failure to exercise such care in
regard to Goods as a reasonably careful person would exercise under like circumstances.
Lessor is not liable for damages which could not have been avoided by the exercise of such
care.

The Lessor is released from any liability relating to damage or loss of property at any time
including, without limitation, while moving the customer's belongings during a pick-up or
drop-off, transportation to/from the Lessor’s facility or while moving items into the Lessor’s
facility.

The Lessor is not responsible for any fragile articles injured or broken, unless packed by its
employees and unpacked by them at the time of delivery. The Lessor will not be responsible
for mechanical or electrical functioning of any article such as but not limited to, pianos,
radios, phonographs, television sets, clocks, barometers, mechanical refrigerators or air
conditioners or other instruments or appliances whether or not such articles are packed or
unpacked by the Lessor. The Lessor has not inspected the working condition of the Lessee’s
electronic items prior to storing such items with the Lessor nor can it be responsible for any
damage occurring to such items.

7. Arbitration
If a dispute arises between the Lessee and the Lessor concerning the Lessor’s services or lost
or damaged Goods or any other matters relating to, or arising under, these Terms &
Conditions, the Lessee agrees to participate in binding arbitration in front of a single mutually
acceptable arbitrator. The Lessee agreed to participate in the binding arbitration in good faith
and agreed to be bound by the arbitrator’s award. As a condition precedent to initiating
arbitration, making any claim and/or filing any suit, the Lessee shall provide the Lessor with a
reasonable opportunity to inspect the Goods which are the basis of the Lessee claim. Any
such controversy or claim shall be arbitrated on an individual basis, and shall not be
consolidated in any arbitration with any claim or controversy of any other party, nor shall
arbitration on a class action basis be permitted.

The fees and expenses of the arbitrator and any and all costs associated with the arbitration
shall be shared equally by the Lessee and the Lessor.

8. Governing Law
The laws of India govern these terms and conditions and the courts of Bangalore shall have
exclusive jurisdiction. Furthermore, both parties agree to seek mediation prior to any legal
proceedings taking place.

9. Entire Agreement
This Lease contains the entire agreement of the parties, and there are no other promises or
conditions in any other agreement whether oral or written concerning the subject matter of
this Lease. This Lease supersedes any prior written or oral agreements between the parties.

10. Severability
If any provision of this Lease will be held to be invalid or unenforceable for any reason, the
remaining provisions will continue to be valid and enforceable. If a court finds that any
provision of this Lease is invalid or unenforceable, but that by limiting such provision it
would become valid and enforceable, then such provision will be deemed to be written,
construed, and enforced as so limited.

11. Waiver of Contractual Rights


The failure of either party to enforce any provision of this Lease shall not be construed as a
waiver or limitation of that party's right to subsequently enforce and compel strict compliance
with every provision of this Lease.

NOTICE: If you fail to make your required payments, you will have to vacate the unit
or your property may later be sold at a public sale. Before the sale, you will be notified
by electronic mail of the amount due. The Lessor's Reserves the right to use email to
send notices to the Lessee and the Lessee agrees to receive such notices by email. In
order to preserve your right to be notified, it is important that you notify us in writing of
any change in your email address. Also, you should supply us with the name and email
address of another person who can reach you and we will notify that person in the same
manner as we notify you.

I/We have read and understood the Lessor’s terms and prohibited items policy available
online(official website) at stownest.com/prohibited and stownest.com/terms respectively.

Both parties agree to the terms and conditions outlined above in this storage facility
agreement.
