RENTAL HOUSE AGREEMENT

Perjanjian Sewa Menyewa Rumah dibuat dan ditandatangani pada tanggal 16 Mei 2022 (“Perjanjian”),
oleh dan antara :
Rental House Agreement made and signed on May 16, 2022 (”Agreement”), by and between :

Bertindak untuk dan atas nama PT. Minemex Indonesia, selanjutnya disebut Pihak Pertama.
Acting for and on behalf of PT. Minemex Indonesia, hereinafter referred to as the First Party.

Untuk selanjutnya disebut sebagai Pihak Kedua.

Hereinafter referred to as Second Party.

Pihak Pertama dan Pihak Kedua secara bersama-sama disebut sebagai “Para Pihak”
First Party and Second Party together referred to as The Parties.

Para Pihak bermaksud mengadakan Perjanjian atas sebuah rumah yang terletak di Perumahan
Liverpool Blok E-9, Paal Merah, Jambi yang merupakan milik Pihak Kedua, berdasarkan syarat-syarat
dan ketentuan-ketentuan sebagai berikut:
The Parties intend to conduct Agreement for a house address at Perumahan Liverpool Blok E-9, Paal
Merah, Jambi owned by Second Party, based on terms and conditions:

Pasal 1 / Article 1
Jangka Waktu / Period

1. Jangka waktu sewa menyewa rumah tersebut adalah selama 1 (Satu) Tahun yang dimulai dari
tanggal 25 Mei 2022 sampai dengan tanggal 24 Mei 2023.
The lease term of the house is for 1 (one) Year starting from May 25, 2022 until May 24, 2023.

2. Perjanjian ini dapat diperpanjang berdasarkan syarat dan ketentuan yang disetujui oleh Para Pihak.
Dengan ketentuan bahwa Pihak Pertama wajib memberitahukan selambatnya 14 (empat belas) hari
sebelum berakhirnya Perjanjian secara lisan ataupun tertulis kepada Pihak Kedua.
This Agreement can be extend by terms and conditions agreed by The Parties. First Party notify to
the Second Party verbal or written notice not later than 14 (fourteen) days before the Agreement
expired.

Pasal 2 / Article 2
Nilai Sewa / Rental Cost

1. Total Harga sewa menyewa 1 unit rumah yang disepakati bersama untuk 1 (satu) Tahun adalah
sebesar Rp. 22.000.000,- (Dua Puluh Dua juta Rupiah).
The total rental price of 1 unit house for 1 (one) Year is amounting to IDR 22,000,000.- (Twenty two
million rupiah).
2. Pembayaran akan dilakukan secara transfer minimal 15 hari setelah Perjanjian ditandatangan Para
Pihak, dengan data sebagai berikut:
Payment will be conduct by transfer, 15 days after the Agreement already signed by The Parties, with
the following information:

Bank : PT. Bank Central Asia (BCA)

Account No : 1190625032
On behalf : Vivi Citra Dewi

Pasal 3 / Article 3
Ketentuan Sewa Menyewa / Rental Provisions

1. Pihak Kedua menjamin kepada Pihak Pertama tidak akan mendapatkan tuntutan dan/atau
gangguan apapun dari pihak manapun.
Second Party hereby warrants to First Party will not receive claims, and/or interference from other
party.

2. Pihak Kedua menjamin Pihak Pertama bahwa sejak dimulainya sewa rumah hingga berakhirnya
sewa rumah tidak akan menyewakan rumah tersebut untuk pihak manapun.
Second Party hereby warrants to First Party that from the rental house started until expired will not
allowed rent to the other party.

3. Dalam hal beralihnya kepemilikan rumah karena adanya jual beli oleh Pihak Kedua kepada pihak
lain, maka tidak mengakibatkan berakhirnya masa sewa yang sedang berlangsung, dan Pihak
Kedua menjamin kepada Pihak Pertama akan tetap menempati rumah hingga berakhirnya masa
sewa.
In case of switching home ownership due to buying and selling by Second Party to another party, it
does not result in an end to the ongoing rental period, and Second Party guarantees that First Party
will remain the house until the end of the rental period.

4. Mengenai biaya pemakaian listrik, air, keamanan, dan kebersihan sepenuhnya menjadi tanggung
jawab Pihak Pertama selama masa sewa berlangsung.
Regarding the cost of electricity, water, security, and cleaning, entirely First Party responsibilities
during the rental period.

5. Pajak Bumi dan Bangunan yang timbul pada saat masa sewa berlangsung adalah tanggung jawab
Pihak Kedua.
Land and Building Tax arising during the rental period is Second Party responsibilities.

Pasal 4 / Article 4
Perbaikan Bangunan / Building Repair

1. Pihak Kedua wajib memperbaiki kerusakan atau kekurangan yang ada, dan memperbolehkan Pihak
Pertama untuk mengganti fasilitas kamar mandi yang sekiranya dianggap perlu untuk dilakukan
penggantian tanpa merusak bangunan awal. Dan setelah berakhirnya masa sewa, fasilitas tersebut
tetap menjadi milik Pihak Pertama.
Second Party obliged to repair existing damage or deficiency thatg exists, and allow First Party to
replace the facility which is deemed necessary for replacement without damaging the initial building.
And after the end of rental period, the facility will be owned by First Party.

2. Apabila terjadi kerusakan atas bangunan selama periode sewa yang disebabkan oleh Pihak
Pertama, maka biaya-biaya perbaikan yang timbul sepenuhnya menjadi tanggung jawab Pihak
Pertama.
If there is damage to the building during the rental period caused by the First Party, the repair costs
incurred are fully the responsibility of the First Party.

 Pasal 5 / Article 5
Keadaan Kahar / Force Majeure

Dalam hal terjadi peristiwa Kahar, setiap kegagalan atau kelalaian atau komisi untuk melaksanakan
ketentuan Perajanjian ini, dimana Perjanjian tidak akan menimbulkan klaim oleh pihak manapun, satu
terhadap yang lain, jika kegagalan seperti kelalaian atau komisi muncul dari kehendak Tuhan, yang akan
mencakup tindakan bencana alam seperti kebakaran, banjir, gempa bumi, badai atau sampar. Pihak
yang mengalami peristiwa Kahar akan memberitahukan minimal 2 x 24 jam kepada pihak lainnya.
In the event of Force Majeure events, any failure or negligence or commission to carry out the provisions
of this Agreement, by the Agreement shall not give rise to any claim by any party, one against the other, if
such failure of omission or commission arises from an act of God, which shall include an acts of natural
calamities such as fire, flood, earthquake, hurricane, or any pestilence. The party who got Force Majeure
will notify at least 2 x 24 hours to the other party.

Pasal 6 / Article 6
Hukum Dan Penyelesaian Sengketa / Law And Dispute Settlement

1. Perjanjian ini didasarkan atas Hukum Negara Republik Indonesia.

This Agreement is based on the Law of Republic of Indonesia.

2. Apabila di kemudian hari terdapat permasalahan maka akan diselesaikan melalui kekeluargaan
terlebih dahulu.
If there is a problem in the future, it will be resolved through negotiations.

3. Jika ketentuan pada poin 2 Pasal ini tidak tercapai maka Para Pihak sepakat akan menyelesaikan
permasalahan tersebut pada Pengadilan Negeri Jambi.
If the provisions in point 2 of this Article are not reached, The Parties agree to settle it at Jambi
District Court.

Demikian Perjanjian ini dibuat dalam rangkap 2 (dua) masing-masing bermaterai cukup dan berkekuatan
hukum yang sama.
This Agreement made in 2 (two) copies, each of sufficient stamp duty and the same legal force.
