Job Orders
Job orders are used to request, assign, and track works that needs to be
accomplished by facilities operations for maintenance, repair, and minor
construction works. The job order often helps to track the completion of the job and
to record all the work-related costs.

It is a written instruction to do a job within the specified timeframe and cost


estimates, according to specified specifications. It is also a written permission to do
such work that has been given to the worker in order to generate a specific quantity
of products or to provide a specific service.

A job order is typically a task or a work that can be arranged or delegated to


anyone. Such an order can be a request from a client or internally generated within
the company. Others are taken from the demands of consumers or formed in an
organization. Job orders can also be established as audit or inspection follow-ups.

A job order may include one or more of the following:

• Instructions

• Cost estimates

• Forms

• Date and time to perform

• Location or venue

• The person to perform the job

Difference between job order and work order

A job order refers to the posting of a work. If an applicant has been selected
and the terms of the assignment (e.g. start and end dates, hourly billing rate) have
been adopted, it becomes a work order.

A work order is specific to that worker and the job. It involves an agreed-upon
hourly billing rate, allocation of expenses, assignment length, and other elements
used to track the particular combination of individual and role.

A work order authorizes and guides a person or a group to carry out a
specific task. All the maintenance jobs demanded and achieved, whether repetitive
or one-time jobs, should be protected by a well-defined work order system. For
management, the work order method is useful in managing costs and assessing
job performance and efficiency.

While the type and size of the work order may vary from one maintenance
company to another, at least details information of work order are included:

• Requested and planned completion dates


• Work description
• Reasons
• Planned start date
• Labor
• Material costs
• Item or Items to be affected
• Category of Work category like preventive maintenance, repair,
installation, etc
• Appropriate approval signatures.

Maintenance for Job

This is a way of performing a task, not a class of work, under the different
classifications of work specified in the types of work order.

Types of Labor Maintenance include:

• Emergency work to restore operations or avoid unnecessary risk to


the protection of individuals and plant products
• Repairs to plant parts, overhauls, repairs to the workshop, planned
works, and modifications to engineering
• Administrative measurement for expenses

Work Maintenance types


1.Corrective Action (CA)

The capital works are included in any maintenance work needed to bring the plant
back to full operational, safety, or environmental standards. Repairs after
catastrophic accidents, tragic failures and a pandemic, for example.

2. Preventive Maintenance (PM)

The Time-dependent Maintenance (TBM) is called maintenance work performed in


a scheduled manner and with a fixed time schedule and the maintenance work
performed in a scheduled manner is called Condition Dependent Maintenance
(CBM) based on the condition of the equipment.
3. Predictive (PD) Maintenance

In certain situations, it is used as modern equipment diagnostics aid to estimate


the time frame for conducting maintenance work by preparing it on the basis of
the condition and scientific prediction.

4. Breakdown (BR)

It is an efficient measure for generally monitoring the health of the plant. A


breakdown must be seen as something that has stopped a piece of equipment and
needs fixation or a failure that within a very short period of time can stop a piece
of equipment. It demands immediate attention, whatever the case.
5. Opportunity Maintenance

If the equipment, production line, assembly line or production cell is shut down,
then the opportunity is used to perform such maintenance activities.
6. Self-contained Maintenance

This is a technique adopted to include the operators in their machines' everyday


maintenance activities. This looks basic, but the results are excellent and the
maintenance feature makes a huge difference.
