STATUTORY DECLARATION

We, MOHD KHAY BIN IBRAHIM (NRIC NO.: 581106-10-6451) of No. 11, Jalan JED 7/5,
Seksyen 7, 4000 Shah Alam, Selangor and ISZHAR BIN IBRAHIM (NRIC NO.: 600924-10-6331)
of No. 8, Jalan Panglima 12/2, Seksyen 12, 40100 Shah Alam, Selangor are of full age and do hereby
solemnly and sincerely declare as follows: -

(a) That we have never been adjudged bankrupt or insolvent or made any arrangement or assignment
for the benefit of our creditors or had a notice of petition of bankruptcy served upon us or a
receiving order made against us nor had any judgment ever been entered against us in any court;
and

(b) That there are no prosecutions, legal or other proceedings pending or threatened against us.

We are fully aware that it is a criminal offence to induce you to grant CMTF-i 2 Facility (as specified in
the Letter of Offer dated 4 th December 2018) on the basis of a false declaration. We are also aware that
the penal consequences for making false declaration in respect of the above may include: -

(a) Imprisonment for a term not exceeding 3 years and shall also be liable to a fine pursuant to
Section 193 of Penal Code read together with Section 199 of the Penal Code; or

(b) Imprisonment for a term not less than 1 year and not exceeding 10 years and with whipping and
shall also be liable to a fine pursuant to Section 420 of the Penal Code.

And we make this declaration in full knowledge and awareness of your reliance on this declaration as an
inducement or basis to grant CMTF-i 2 Facility to us and/or to third party for whom we shall be acting as
chargor(s) and/or guarantor(s) and/or assignor(s) in your favour.

We are confirming the Sale and Purchase Agreements (SPA) has executed a collected deposit of 10% for
the purchase of the following units totaling to RM38,241,660.00. A number of units of Micro Suite
development known as RESIDENSI BRISDALE held under Master Title Geran 50075, Lot 2386
Seksyen 41, Bandar Kuala Lumpur, Daerah Kuala Lumpur, Negeri Wilayah Persekutuan Kuala Lumpur.

(a) Units No. 12-01 – 12-28 and 13-01 – 13-28 (28 units) purchased by Koperasi Permodalan Felda
Malaysia 2 Berhad with the amount of RM20,610,000.00

(b) Units No. 09-13A – 09-28 (15 units) purchased by Majlis Bandaraya Shah Alam with the amount
of RM5,544,000.00

(c) Units No. 15-02 – 15-13 (12 units) purchased by Koperasi Kospeta Malaysia Berhad with the
amount of RM4,153,240.00

(d) Units No. 16-02 – 16-12 (11 units) purchased by Koperasi Makmur Malaysia Berhad with the
amount of RM3,839,000.00

(e) Units No. 11-02 – 11-13 (12 units) purchased by Koperasi Warga Pendidikan Terengganu Berhad
with the amount of RM4,095,420.00

And we make this solemn declaration conscientiously believing the same to be true and by virtue of the

1. We are Directors of LETTRAL (MALAYSIA) SDN. BHD. (Registration No. 199301017099

[271839-W]) a company incorporated in Malaysia and having its registered office at Aras 6,
Bangunan Zikay, 53, Jalan Raja Alang, Kampung Baru, Kuala Lumpr, Wilayah Persekutuan
and its business address at Aras 8, Bangunan Zikay, 53, Jalan Raja Alang, Kampung Baru,
Kuala Lumpr, Wilayah Persekutuan (hereinafter referred to as “the Company”) and are duly
authorised to make this declaration for and on behalf of the Company; and

2. From our personal knowledge or as obtained by us from the records of the Company, to which we
have full access:

(a) No winding up petition or proceeding have been commenced against the Company nor any
receivers or managers have been appointed nor any action taken by the Registrar of
Companies to strike off or de-register the Company;

(b) No resolution has been passed to voluntarily wind up the Company nor notice in respect of
any resolution to wind up the Company has been issued; and

(c) No laws, regulations or statutory provisions have been breached for the granting of the CMTF-
i 2 Facility (as specified in the Letter of Offer dated 4 th December 2018) by Maybank Islamic
Berhad to the Company.

3. We are confirming the Sale and Purchase Agreements (SPA) has executed a collected deposit of 10%
