GUIDEBOOK BUSINESS PROCESS FOR ONE-STOP REAL ESTATE SOLUTION PLATFORM BY COMBINING MULTIPLE BEST-PRACTICE INITIATIVES. February 2023 VERSION 1.0 X-TEAM About This document will provide comprehensive guidance for all stakeholders on how to develop and operate the business, including the pre-development, development, and post-development processes. All processes will be integrated in parallel with all related divisions and will be bound to the business's standard operating procedures. Our goal is to become a technology-based platform focused on developing a sustainable property-based ecosystem. With this vision, we will develop an integrated hybrid system to provide a total solution by incorporating blockchain technology into conventional business management. Every statement made in this document is subject to change and correction in accordance with the business strategy of the organization. Adjustments will be carefully considered before being put into effect in accordance with internal business consensus. To accomplish the purpose of the organization, a complete analysis, study, and implementation of this document are required. There will be detailed standard operating procedures that cover the business model, data input, information management, system mechanism, use case diagram, activity diagram, and other operational supporting data as part of a complete system for internal communication. Each process shall be thoroughly documented and used as a strategic monitoring and reporting mechanism, and all company stakeholders must be obligated by and implied with it. ‘Asset-based NFTS are a type of non-fungible token that represent ownership of a specific asset, such asa piece of real estate. In the real estate industry, asset-based NFTs can be used to digitize the ownership and transfer of property titles, making it easier and more efficient to buy, sell, and trade real estate. Token A utility token called "NPL TOKEN" is currently being developed as a component of the ecosystem. This token’s value and user base are already beginning to grow. Only 8.000.000 NPL Tokens were minted, and it uses the Binance Protocol (BEP-20). Other tokens that might be implemented as utilities include ETH, BNB, BUSD, USDT, and other stable coins or tokens that fulfil the business model. Pairing 2.2. The system willbe used by the property owner to input and exchange information about the property (including the progress), and there will be ongoing supervision and analysis to ensure the project will be completed as planned, including updating legal and permit papers and sales inflow and project use of fund. 2. Property owner registering into the system and submit preliminary data, This is the process of the initial KYC 2. Intemal Operation along with Third Party validating the submitted data, Both will verity the data internally and through external source. 3. Third party will send the initial analysis, a summary to strengthen the internal team towards analyzing a specific project. 4, Internal team will communicate with property owner for every process to update the listing process. Internal team wil also present the analysis, along with the findings about the project. Once property owner understands and decided to move along, in-depth due diligence will be processed, and internal team will create more comprehensive analysis based on the provided data and project survey. 5. Internal team will be finalizing the process by presenting and negotiating the project findings together with the proposed strategy. Resulting both parties with signing of partnership agreement. 6. In the process of partnership, both property owner and intemal will conduct daily operation management that consist of full project supervision. And property owner will be obliged with submitting all updated documents. Third party supporting team will also collaborating to ensure al the process are monitored professionally. 7. The property owner will be required to provide ongoing updates on the progress of the project. As part of the agreement, the property owner will receive income, and the usage of the funds will be closely scrutinized to guarantee that every aspect of the project's completion properly reflects the current condition. 3.2. Once data is completely restored and validated, internal team will deploy NFT along with the metadata to the marketplace. 2. NETs are now available to be traded, every successful transaction will be updated and send it back to the internal team and to third party team. This process will continue to until NFTs are sold completely. 3, Intemal team will be updating every NFTS sold to the supporting team. Every income from the NFTs sold will be allocated proportionally to property owner. 4, Asa part of the service, both internal team and third party team will start to operate and supervise the project. Ensuring the property is developed as plan and generating income from the rental market. 5, Rental revenue will be managed by intemal team to calculate and distribute according to the portion of ownership from each property unit. 6. If there's a redeem request from the market, intemal team will re-validate the request and communicate with the requester to check updated information. 7. Once the request is clear, internal team will be collaborating with third party and property owner to start executing the request after all terms, conditions, and fequirements are met. 3.3. The benefits of KYC are: 1. Investor will be able to see the documentation of each owned NFTS, 2. Investor will be eligible to request redeem process. » Each database from the KYC later then will be restored by the intemal team. This process is to ensure security on the latter process. 2 Investor will be able to access investor dashboard and start trading NFTs. > Every change upon successful sales, Internal team will then update the data and distribute the income to the property owner according to the usage of fund. 2 Internal team will manageevery incomereceived from the rentalactivities and distribute it to the rightful NFTs owners proportionally. This income received to the NFTs owner will be in the form of NET Profit after Tax. ° Investors can monitor the accumulation of the profit as a staking reward. Investor can also withdraw the reward with certain simple terms & conditions. One of the most important requirements upon withdrawis that all investor must follow the KYC Process. 7. Once Investor holds 100% of ownership of a particular property, they are allowed to request NFT Redeem. This process allows investor to own, change title, and hold the property. However, once they redeemed the asset, the system will no longer manage the property and will be removed from the system. Internal team will validate and verify the request along with the existing data from the property owner. The redeem process consist of changing of title’s name ownership and there will be additional cost for tax and administration cost.
