newly constructed shopping mall. The building should accommodate
a total of 450 parking slots. Each level will serve 150 of
parking slots with a building bulk of 33 meters x 100 meters.
The project site is rectangular in shape, with a frontage
of 140-meters facing south. It has 3% slope towards the 12-
meters RROW. The building bulk is 33 meters x 100 meters with a
front setback of approximately 5-meters and a firewall at rear
portion.

BUILDING Project Development
The Local Government of Rizal approved the proposed
Provincial Capitol Annex Building to cater a much larger number
of its constituents, the project site is situated along the main
avenue of its downtown area.
The Project Site is a rectangular through lot with an
esplanade at its east property line. The main access to the
front of the Project Site is a busy main avenue of thirty meters
(30 M.) wide road right of way (RROW). The site slopes towards
the esplanade composed of 1.20 M. wide sidewalk, and a 6.00 M.
wide carriageway and a 3.00M. wide plant strip. The high flood
water waterline (100-year return) is at least 1.00 M. lower than
the esplanade sidewalk, which shall be considered as elevation

The Chinese owner Fast Trip and Logistic Hub business is
doing well. Last January 2022, he bought the two-neighboring lot
with the same area, now he bought again another adjacent lot with
the same area. He wants it to expand the gas refilling station,
industrial and residential development for his existing two
hectares to become a three hectares lot.

The client new expansion lot requires:


The client requires a gas refilling lane of 10m x 7.5m with
6 pumps. There will be 5 underground storage tanks for 49.20m x
20.40m near the gas refilling lane is the car wash lane that
would cater 4 cars at the same time, with dimensions of 12m x
8m. Adjacent is the covered water and air island of 1m x 3m.
Right ahead is a two-storey commercial building that serves as
their multi business office. Both ground and second floor have
an area of 28m x 12m. Provide a 6-meter-wide driveway for
industrial and residential. Behind the commercial building is
the light industrial area with 4,250 square meters.

There will be warehouses, 1st will be for 28m x 40m and the
2nd one is for 28m x 30m area. There’s a 200 square meter motor
pool, a truck parking for 8m x 85m area, loading/unloading for
640 square meters, and a generator and utility room for 8m x
10m. Up ahead is a single storey 300 square meter staff/driver’s
house.

The owner’s 2 storey house with 320 square meter building


footprint with 560 square meter gross floor area is located in
the residential (Basic R-2) zone of 50m x 55m area. The client
wants a paved playground for his children that will be a 200
square meter area. He also requires a 6m x 6m gazebo.

These requirements have been done to the expansion and will also
be done to the new acquired one-hectare adjacent lot.

The site is a 4 hectares lot with a 50m side perimeter. It


can be accessed by an 18m wide road right of way.
