ADDENDUM TO TENANCY CONTRACT FURNISMED APARTMENT

1. PURPOSEOF PROPERTY

2 MAINTENANCE/SERVICE CHARGES
Major maintenance and community mantenance lees are the sole responsibity of the Landierd. Majpr maintenance is
described as maintenance inclding aspects of the structure of the buildlng end work requred on rool, drainage, elecirka,
maintenance of pumping equipment.
Mnor malintenance and consumables are the responsiblity of the Tenant. In the vent thet the property s under i
Developer's warranty, the Tenant may attempt to seek recourse to such warranties.
Major Maintenance above AED S00 s the sole responsibty of the Landlord.
Minor Maintenance below AED S00 Is the sole resoonsibiity of the Tenant.
Developer senice charges to be paid by the landlord.
3. RENEWAL/VACATING OF PREMISE AND RENTAL FEES
Rent increase can take place as per RERA rules and regulatlons.
Welther party of tenancy contract wishes to amend anv of ts conditions, then he must notily the same to he other party not
less than Ninety (90) days prior to expiry date, unless both parties agreed otherwise.
This Tenancy Contract shall be renewable upon the mutual agreement of both the Landlord and the Tenant on such terms and
conditions as may be agreed upon mutually between them. However, I# the Tenant shall desire to leve the leased property
upon the expiry of the term,the Tenant shall notity the andlord in writing three months before the end of the Tenancy Perioc.
4 NSPECTION OF PROPERTY
The Landlord or their representatives may exercise their right to inspect the property up to four times a year gving one weex
notice in writing.
The apartment shall be cleaned prior to the commencement of the tenancy at the expense of the landlord and cleaned on
departure at the expense of the tenant. Any marks on the wals, tiles or fioors should be noted upon commencement
On vacating the premises, the property should be left in aclean/idy and in newty painted condition. If any damages are found,
the landlord reserves the right to deduct the amount from the tenant's securty deposit.
The Security Deposit of AED 3500 /- is refundable by the Landlord upon the Tenant vacating the property.
Prior to the end of the lease, the tenant willprovide the lYndlord with zero balance district cooling, DU/ETISALAT •nd DEWA
accounts or else the security deposit will be hed back,
The Landlord has the right to show the premises to any prospective tenant during the tenancy. Timings weekdays, Sonda
Thursday between 1lam and Spm. Tenant will be notified 24 hours in advance. If any viewings are outside of these hours, then
by mutual agreement.
5. UTILTIES
Utility bills (, DEWA, Telephone, TV and internet) to be paid by the tenant.
6. POSSESSION OF THE PROPERTY
No driling allowed on bathroom tiles. The tenant has to seek landlord approval before making any changes to the propety.
The Tenant is fully responsible for all fiatures supplied by the Landlord against damage of loss (fair wear and tear excluded).
The Tenant shal be responsible for insurance of his personal belonging. The Landlord shall be responsible for insurance of
building structure (and contents if furnished).
The Tenant undertakes to immediately notify the Landlord or representative in the event of a flood or any other incident
involving the premises or upon discovery or any damage or fault in the prermises. The Tenant will be responsible for payment of
any repairsand damage to the property or person caused by its occupant's negigence during the time of occupancy.
The Tenant has the use of any parking spaces akocated to the apartment.
7. USE THE BUILDING FACUTY
Faclities in the development, incuding but not limited to swimming pool, gym, retail are not the responsibility of the
landlord and dependent on the delivery schedule of the developer and related parties.
The tenant agrees to abide by all Mazaya master community rules &regulations, failing which, he will be held responsibBe
during the period of his tenancy.

EJARI fees shallbe on tenat's account. Both Tenant and Landlord assume full responsibility for registration of EJARI,
Without doing so any disputes cannot be resolved.
