RENT DEED

THIS RENT DEED IS MADE BETWEEN AND EXECUTED TODAY ON 30th DAY OF
December 2022 AT ANANTNAG BY AND BETWEEN :-
Kaiser Ahmmad Misger
S/O Mohd Ramzan Misger
R/O Khawja Mir Ali Cheeni chowk ,Anantnag
Hereinafter called the Party 1st) Which expression shall mean and include
in favour of

Manzoor Ahmad
S/O Peer Ghulam Din Shah
R/O Kawarigam, Anantnag (Hereinafter called the Party 2nd)
Whereas the party 1st is owner in possession of a Complex shop situated at
Khawja Mir ALI , CHEENI CHOWK , District Anantnag.
That the party 1st has agreed to rent out the said shop in favour of party 2nd to
occupy said shop for period of 11 months .
NOW THIS DEED WITNESSES AS UNDER:-
1. That the party 1st has rented out the said shop in favour of the party 2nd
consideration of Rs 15,000/- as yearly rent for period of 11 months .
2. That the party 1st has let out the said shop to the party 2nd, the rent of the
said shop is Rs :- 115,000 /= per year for running a Business under name & style
M/S MMB PHARAMACEUTICAL DISTRIBUTORS situated at 1RD FLOOR Al SHIFA
Building ,1, khawaja mir ali cheeni chowk Anantnag .
3. That in case any damage is caused to the premises to make good and same and
keep the party 2nd will be liable to indemnify the party 1st against the loss so
caused.
4. All charges , taxes maintenance charges including electricity etc shall be paid by
the party 2nd . That party 1st may revoke the tenancy at any time by giving party
2nd only one month notice and no notice shall be required if the party 2nd
commits any kind of breach.
5. That the party 2nd can enjoy the possession of the said premises without any
interference from the party 1st .
6. That the party 2nd will not sublet the said premises to any person or persons
without prior permission of the party 1st.
7. That the party 2nd is duty bound to take proper care of the said building during
the period of tenancy .
8. That after two years of tenancy period the rent of the said shop shall be
enhanced @ 5 %.
