Dear Owner
At the Annual General Meeting held on 13 September 2022, it was agreed by the members of the Homeowners’
Association to approve the proposed budget that included an increase the administration levy by 11% and
reserve levy by 25% (R26 - R75) effective from August 2022.
Note that due to the delays in convening the AGM, the August and September portions of the increases must be
backdated and will appear as an additional line item on your next levy statement (October).
The amounts owed by each member and any other charges raised by the Association, as reflected on the owner’s
monthly levy statement, shall be paid into the trust bank account of the appointed Managing Agent of the
Association by the 7th of every month, for that month for which the Levy is due and payable, and every month
thereafter.
Every member of the Association has an obligation in terms of the resolution passed by the trustees after the
AGM, to pay their levies timeously. Members who fail to do so shall be charged interest at 2% per month,
compounded monthly and capitalised.
Notwithstanding any dispute raised by an owner regarding charges raised on their levy statement of account, if
any money owing to the Association is not paid on the date as specified above, legal action in the appropriate
court shall be brought by the Association following the procedure laid out in the Sectional Titles Schemes
Management Act and its Regulations.
The Association confirms that for the current financial year any contributions towards the annual expenses of
the Association by the member, are as stated on the levy statement of the member. You can log onto your
scheme website http://develde.whitfields.co.za/ where a statement history can be viewed, or by contacting
myself.
Should you at any stage wish to dispute any of the charges raised on your levy account, kindly follow the dispute
resolution procedure set out on our scheme website. The website outlines the various steps to be followed,
including what to do if you are unhappy with the outcome. Please note, lodging a dispute with the CSOS will not
however stop any legal action already underway to recover outstanding amounts due to the Association.
