SECTION 011110 – CLEANROOM CONSTRUCTION CLEANING PROCEDURES

PART 1 - GENERAL

1.1 RELATED DOCUMENTS

A. Drawings and general provisions of the Contract, including General and Supplementary
Conditions and Division 01 Specification Sections, apply to this Section.

1.2 SUMMARY

A. This Section specifies the cleaning requirements to be performed during the initial stages
of construction within the Clean Zone by the Contractor, during Stage 1.

B. This Section specifies the cleaning requirements to be performed during the critical stag-
es of construction within the Clean Zone by the Contractor’s cleaning contractor, during
Stages 2 and 3.

1. Continuous cleanup of construction activities during this stage of construction.


2. Special cleanup procedures at the end of the stage of construction.
3. Special cleanup procedures during the filter installation of Stage 3.

C. Perform work required by this Section during Stages 2 and 3 by firms specializing in this
occupation.

1. Full-time cleaning supervisor.


2. Tacky mats to be replaced during Stages 2 and 3.
3. Cleaning schedule showing tasks and locations.
4. Coordination with the Clean Zone Director to develop a schedule that will en-
hance the work of the cleanup crew.
5. Advise the Clean Zone Director of spot areas deemed contaminated, for re-clean
by the Contractor.

D. Cleaning contractor’s work commences with the beginning of Stage 2 of the Clean Zone
construction as defined in Section 011100, Cleanroom Construction Protocol.

1.3 DEFINITIONS

A. Refer to Section 011100, Cleanroom Construction Protocol for definitions.

B. Thorough Cleanup: Three complete passes, starting at the ceiling level and working down
to the floor level.

1.4 RELATED WORK

A. Use this Section in conjunction with the following specifications and related Contract
Documents to establish the total requirements for the cleaning within the Clean Zone:

1. The Contract.
2. Division 1 sections included in the project specifications.
3. Section 096900 – Access Flooring.

B. In the event of conflicting requirements for referenced cleaning procedures between this
Section and any other Section, the provisions of this Section govern.

1.5 ACTION SUBMITTALS

A. Product Data: For each type of product.

1. Provide manufacturers catalog information on cleaning equipment and materials


to be used for Clean Zone cleanup tasks.

B. Samples: provide samples of cleaning solutions, materials, equipment, and tools proposed
for the cleaning operations.

1.6 INFORMATIONAL SUBMITTALS

A. Coordination Drawings:

1. Provide layout of the Clean Zone showing locations of shoe brush cleaners, tacky
mats, and other devices required to maintain protocol for each cleanliness stage.

B. Qualification Data:

1. Prepare list of cleaning crew workers and statement of qualifications. Update list
of workers at beginning of each week.

C. Method Statements:

1. Prepare method statements for cleaning procedures to be used for each Stage and
for each Clean Zone classification. Include at a minimum, the following
information: size of cleaning crew, steps each crew will perform, sequence of
work, cleaning procedures to be followed, preparation of solutions.
2. Describe frequency with which cleaning solutions are changed, wipes and mops
are replaced, and tacky mats are removed.
3. Describe facility utilities and services that must be operational in order to
perform cleaning operations.

1.7 QUALITY ASSURANCE

A. Cleaning contractor:

1. Personnel: minimum of three years' experience in cleanroom, laboratory, surgical


suite, and hospital cleaning with at least two cleanroom projects similar in size
and scope to the referenced project.
2. Continuously monitor the procedures and work performed by other contractors to
verify compliance with these Specifications. Notify the Clean Zone Director of
any deviation. The contractor responsible for deviations shall correct those

deviations to the satisfaction of the cleaning supervisor prior to further work in


the affected area.
3. Use the cleaning methods outlined in IEST-RP-CC018.3, Cleanroom
Housekeeping: Operating and Monitoring Procedures, as modified by this
Section.

PART 2 - PRODUCTS

2.1 MATERIALS AND EQUIPMENT

A. Alternate materials and equipment may be used with written approval by the Owner and
Construction Manager.

B. Tacky Rags: lint free, particulate free, sticky surface rags

C. Wipes:

1. Na – Sodium, K – Potassiuim, Cl – Chlorine.


2. As per test method ASTM E 2090-00.
3. Range 1 – Up to 5 micrometers, Range 2 – 5 to 100 micrometers, Range 3 – Over
100 micrometers.
4. Product name for ITW TexWipe products.
5. CC – continuous clean, SC – special clean, I – inspection.

E. Masslinn wipe towels, sweep tool, and mop handles by National Sanitary Supply.

F. Mops:

1. Stage 1: String type, cellulose material by A. J. Reynolds Company or


equivalent.
2. Stage 2:

a. String type: use for spills and under raised floor, similar to BetaMop by

ITW TexWipe.
b. Sponge type: use for ceilings, walls, and raised floor, similar to
AlphaMop by ITW TexWipe

G. Hydrowash Equipment: a 200-psi water jet nozzle hose and pump system providing a
constant flow of 60 gpm using potable water.

H. Water: deionized water, filtered to 0.2 micrometer with resistivity greater than 17.5
megaohms.

I. Wastewater Pumps: pumps and hose as required to evacuate wastewater during the hy-
drowash procedures.

J. Buckets: stainless steel in Clean Zone. No substitutes will be accepted. One will be la-
beled for floor mopping, the other for wiping equipment. Thoroughly clean and dry
buckets after each use.

K. Ladders: aluminum or fiberglass through Stage 1. Fiberglass only after Stage 1.

L. Cleanroom Filtered Vacuum Cleaners:

1. Individual new canister dry-vacuum units affixed with four-stage filtration, in-
cluding 0.12-micron HEPA filter rated at 99.999 percent efficiency on the air
discharge, with wheeled cart, 3-gallon tank, 10-foot hose, and selection of wands.
2. Approved manufacturers: Nilfisk-Advance Group or Minuteman Industrial, with
tools compatible for the surfaces to be cleaned.

M. Shoe Cleaners:

1. Packaged portable shoe cleaner with integral vacuum cleaner, 0.3-micron HEPA
filter cartridge rated at 99.99 percent efficiency on the air discharge, and five
scrub brushes.
2. Approved manufacturer: Liberty Industries, Inc.

2.2 CLEANING SOLUTIONS

A. Cleaning Solution, surfactant: a mixture of deionized water mixed with a 10 percent dilu-
tion of staticide surfactant cleaning solution.

B. Cleaning Solution, solvent: filtered to 0.2 micrometers. An aziotropic mixture formulated


with a low residue level for use in cleanrooms, suitable for clean, hard surfaces including
plastic, PVC, and laminated surfaces similar to Burmar Lab-Clean by EKC Technology,
Inc. Use only reagent and transistor-grade solvents. When possible, use denatured alcohol
because of its lower toxicity level.

C. Cleaning Solution, IPA/DI: mixture of isopropanol alcohol and deionized water. IPA
concentration may range from 5 percent to 70 percent.

D. Cleaning Solution: non-surfactant, non-solvent: filtered to 0.2 micrometers. A surfactant


free, solvent free, mixture formulated with a low residue level for use in cleanrooms. The

mixture shall be suitable for cleaning metals or plastic. Provide product similar to Tex-
Pure by ITW TexWipe.

E. Bactericidal Solution: filtered to 0.2 micron. a solution formulated for use in cleanrooms.
Provide a noncorrosive, low toxicity product using a bactericidal liquid in deionized wa-
ter.

F. Low-Residue Antistatic Detergent: a low-foam antistatic neutral detergent that contains


less than 1 ppm sodium and potassium.

G. Soap Wash: nonionic, nonphosphate liquid detergent; Ivory Liquid by Proctor and Gam-
ble.

H. Wax or Soap Granules: not permitted in the Clean Zone.

PART 3 - EXECUTION

3.1 GENERAL

A. Chemicals used for Cleaning:

1. Obtain Owner’s approval for chemicals brought on site for cleaning, including
those listed in this Section.
2. Label chemicals and store in approved containers and storage cabinets.
3. Make the Material Safety Data Sheet (MSDS) for each chemical available on
site.
4. Exercise care in handling, use, and storage of hazardous materials.

B. Conduct cleaning and non-hazardous, non-toxic waste disposal operations in compliance


with local laws and ordinances.

C. Comply with federal and local environmental and anti-pollution regulations.

3.2 CLEANING PROCEDURE SCOPE

A. Tasks listed in Table 2 for Stage 1 are to be performed by the cleanroom contractor.

B. Tasks listed in Table 2 for Stage 2 and 3 are to be performed by the clean zone cleaning
contractor.

3.3 CONTINUOUS CLEANING PROCEDURES

A. Perform the following continuous cleaning tasks according the schedule listed:

B. Table 2 notes:

1. D – Daily, F – when full, W – Weekly, R – as Required, C – Continuous, E –


prior to Entry into Clean Zone, B – Biweekly, S – end of Shift, K – during work
break, M – Monthly, O – by Owner, P – Prior to finish wall and floor panel in-
stallation.
2. Use wipes or sponge mop moistened with cleaning solution.
3. Use HEPA-filtered vacuum or built-in house vacuum system for Stages 2 and 3.
4. Protect finished surfaces during cleaning activities

C. Empty trash containers, following the listed procedure, for Stages 2 and 3.

1. Remove polyethylene liners with trash contained.


2. Do not transfer trash from one container to another.
3. Do not evacuate trapped air from liner.
4. Insert new liner in container without inflating the liner.
5. Secure liner by turning top of bag over the lip of the container.

3.4 SPECIAL CLEANING PROCEDURES

A. Perform the following special cleaning tasks sequentially, according the schedule listed in
Table 3:

B. Table 3 notes:

1. Stage 3 cleanroom filter installation, begin upon notification by the Director.


2. Use HEPA-filtered vacuum or built-in house vacuum system for Stages 2 and 3.
3. Use wipes identified for use in Stage 2, moistened with IPA/DI cleaning solution.
4. Use Stage 2 string mop.
5. Protect finished surfaces during cleaning activities.
6. Use an organized procedure, wiping wall sections with three passes of 18 to 24
inches in one direction and again with three passes in a direction 90 degrees op-
posed to the first pass.
7. Use sponge mop with overlapping sections. Do not exceed 25 square feet be-
tween rinses of the mop during Stage 3.
8. The Clean Zone Cleaning Supervisor shall notify the Director once the ceiling
assembly has been dry for 24 hours.
9. Do not open vacuum cleaner in the Clean Zone to change filter, Bags, or to per-
form other maintenance. Change felt pads on vacuum head as needed to protect
surfaces from damage.
10. Monitor the contractor installing the ceiling to ensure filter carton outer wrap is
removed in staging area.
11. Commences upon completion of filter module installation and minimum 24-hour
fan purge using the recirculation air system.
12. Do not touch filter media.
13. Performed with the Owner.
14. Use staticide cleaning solution.
15. Discard wipes, mop heads, and cleaning solution after use.

3.5 CLEANLINESS REVIEW

A. Cleanliness review by the Director:

1. Stage1: confirm the cleanroom, interstitial, and clean subfab are at office clean
conditions on a weekly walkthrough.

B. Cleanliness review by cleaning supervisor:

1. Stage 2 and 3: random inspection wipe rubdown tests at locations identified by


the Director.
