Maintenance Contract
‘The Customer’’.

Terms of Agreement: This service shall commence from 09.11.2023 and shall continue thereafter until
terminated. Either party may terminate this Agreement either at the End of first year or the end of any
subsequent year by giving a ninety (90) days’ notice in writing.

OJUS has now entered into collaboration with MP Lifts of Spain to manufacture, sell, install and
service lifts and escalators. We offer a wide range for new and existing residential buildings, offices, complex

Safety
Maintenance
OJUS Lifts and escalators have a maintenance service that regularly inspects safety levels and takes
efficient action in the event of warnings. We have our maintenance setup across the city. The maintenance will be
handled from our office address below: -
1. Lift pit, sill and the entrance lobbies shall be maintained clean.
2. Prevent lift equipment’s from misuse or vandalism
3. Inform OJUS immediately in case of any malfunction in the equipment
4. Ensure emergency rescue trained person is available in the building.
5. Never allow any other persons, to rectify or replace any component in the lift without written
Confirmation from OJUS.
The contract terms not valid or cancelled in writing to the customer in any of the following
circumstances
OJUS will use trained and appropriately skilled personnel. They will be qualified to keep
The equipment properly adjusted and they will use all reasonable care to maintain equipment in efficient, reliable and
safe operating condition.
OJUS will in accordance with their terms hereof, regularly examine, lubricate and adjust equipment and generally
carry out planned maintenance in a systematic and controlled manner using OJUS developed techniques and expertise.
The frequency of examination will be need based depend on the type of equipment and its location, minimum six
service visits per year
Depute authorized service technician to attend the call backs during working hours.
Repairing and refinishing the following lift components are not included in the contract: Cabin panels & Interiors,
Cabin flooring, Car doors/sills, Landing doors/frames/sills, Mirror, Glasses, Beading’s / skirting s, Incoming main
switches,
Repair and service the lift parts whenever it’s required and the old parts will become OJUS property.
Regular service will be carried out on a day convenient to the customer other than Sundays/Holidays
Deputing authorized service technician other than the monthly service & call back not included in this contract.
If it becomes necessary in any circumstances the same will be on additional charge and payable in advance
Some of the Electrical items are not covered in warranty / AMC like Fan, Light, ARD unit with batteries.
Any replacements or repairing of the parts, which has got damaged due to accident, negligence, misuse by the users or
the third party or due to reasons which OJUS has no control is not included in the contract.
Internal annual and half yearly safety standard tests will be conducted. And the calibration will be done if required
during the monthly service.
Repair and Replacement of Parts: OJUS will at its option, repair or replace any parts details in the following section
which in its opinion are defective. Parts will be furnished by OJUS on an exchange basis under which the replaced

1. Any replacements or additional work apart from this contract will be quoted and the work will be executed after the
customer approval and the payment terms agreed mutually in the quotation.
2. OJUS is not liable for any injury or damage to property caused due to misuse of the lift by unauthorized person
3. The lift shall not be available for usage during the period of maintenance which will be informed to the customer
in advance
4. The service contract period is for one year.
5. In case of any reported call back being attended by OJUS which is due to in appropriate power supply, improper
door tampering or unauthorized intervention of strangers where OJUS has no control, service charges shall be
imposed.
6. The quotation price is valid for 30 days from the date of the offer submitted.
7. Monthly maintenance will be carried out in normal working hours. (9.30 AM To 6.00PM)
8. If it becomes necessary for any emergency call backs OJUS shall attend on the Non-working hours.
9. Any changes in Taxes or duties imposed by the government during the contractual period shall be borne by the
customer on demand.
10. Kindly acknowledge the original copy as the token of your acceptance with the payment. This proposal, when
accepted by THE CUSTOMER and approved by OJUS authorized official shall constitute the contract between us.
11. Payment Terms: Invoice for Payment of the Contract Price Will Be Issued and Are Payable In Advance
12. However, OJUS will not make any replacements, renewals, or repairs necessitated by any obsolete or discontinued
part of the unit or by reason of any cause beyond our control (except ordinary wear and tear) including, but not
limited to, fire, explosion, theft, floods, water, weather, earthquake, vandalism, misuse, abuse, mischief, or repairs
by others.
This proposal, when accepted by THE CUSTOMER and approved by OJUS authorized official shall constitute
the contract
