This is in reference to your Loan Application dated 22-02-2018 and the Sanction Letter dated 27-02-2018,
issued by us sanctioning your Loan in principle on certain terms and conditions stated therein.
Further to such sanctioning of your Loan, we hereby issue this “Disbursement Letter” which shall supersede
all the definitive documents executed prior to this Disbursement Letter including the above mentioned Loan.
Application and Sanction Letter on the terms and conditions appearing hereinafter.

Fixed @ 8.40% per annum for 1 years from the date of first Disbursement followed by Floating Rate of
Interest to be applicable thereafter for the balance Loan Amount based on prevailing PNBHFR at that
time with margin of 0.10% per annum for remaining repayment period as per terms of the Loan
Documents.

9. PNB Housing Finance Limited Reference Rate (PNBHFR (Home Loan Salaried/SEP))* : 8.75%
per annum.

and/ or Security Provider in favour of PNBHFL which shall hold the Security on First Charge basis:

16. Disbursement: Disbursement may be made in one or multiple installments, as per sole discretion of
the PNBHFL in terms of the Disbursement request letter, applicable from time to time.

OTHER CONDITIONS
1.All capitalized terms used herein and not defined will have the same meaning ascribed to it under the
General Terms and Conditions (“GTC”)***.
2.All the special conditions including the other terms and conditions as specifically stated in the Sanction
Letter shall be applicable to the Borrower(s)in addition to the following:
a. NOC from all legal heirs to be obtained
b. Disbursement will be subject to the clearance of initial and subsequent processing fee cheques.
c. Original Estimation to be submitted.
d. Disbursement should be in tranches based on stage of construction.
e. All other conditions as stipulated by PNBHFL at the time of sanction will be applicable.
f. Legal heir declaration from property owner to be obtained
g. LTV to be restricted to 100% of the Construction Estimate value (as submitted by the customer) or
Technical vetted value of construction component, whichever is less. LTV on overall property value (plot +
construction) should be within the product norms

The Most Important Terms and Conditions (“MITC”)***of the Loan is in compliance with the NHB circular and
a copy of the same has been provided to the Borrower(s) alongwith this Disbursement Letter.

Further, this Disbursement Letter shall be read in conjunction with the Sanction Letter and the GTC for the
purpose of interpretation of any terms hereof. The Borrower(s) agrees and acknowledges that the copy of the
Sanction Letter, Disbursement Letter, MITC and the GTC has been duly received by him/her/them for which
the Borrower(s) will sign and submit the acknowledgement slip/declaration contained overleaf. Any terms and
conditions not included in this Disbursement Letter but contained in the Sanction Letter, MITC and GTC shall
be treated as part of this Disbursement Letter. In the event of a conflict between the terms and conditions
contained herein in the Disbursement Letter,Sanction Letter and GTC, the terms and conditions stated in this
Disbursement Letter shall prevail.

*Subject to change from time to time at the sole discretion of PNBHFL and the same shall be notified by
PNBHFL through its website or account statements or its branches or any such medium as PNBHFL may
consider appropriate.
**Subject to variation in accordance with the terms of the Sanction Letter, this Disbursement Letter and
General Terms and Conditions and may be revised by PNBHFL from time to time.
*** The terms and conditions mentioned in the GTC and MITC are also available on PNBHFL’s website
www.pnbhousing.com.
“GTC” are registered with the office of Sub-Registrar VII at Delhi/New Delhi, on December 09, 2016 having
Registration Number 979 in Book no 4, Vol. No. 1614 on Page Number 57 to 103 and also at the office of
Sub-Registrar at Karnal, Haryana on December 04, 2014 as Document Number 9326 under Book I, Vol. No.
534 at Page Number 82.
