Good Day! We are pleased to inform you that your letter of intent has been
approved by the Management. In accordance with your needs, we are providing
you with lease space.

Being one of the tenants of IGT has an array of benefits. As part of our endeavor
to make ours a profitable relationship, we are offering a special introductory
management fee for only Fifteen Thousand Pesos Only (Php 15,000.00)
inclusive of VAT, WATER AND, INCLUSIVE FOR ELECTRIC as stated in the
attached Reservation Form. Kindly submit Reservation Fee on or before January
12, 2024 to avoid forfeiting your assigned area to other clients.

KUYS RESTAURANT Actual menu list is subject to BMP
Incorporated’s approval.

Lease Term: Six (6) months contract commencing on JANUARY 15,


2024 with a Fit-Out Period. Any extension of the Fit-
Out Period shall be upon the prior approval and at the
absolute discretion of the Lessor.
Management Fee & Other Charges:

Monthly Rental : Fifteen Thousand Pesos Only.

(PHP 15,000.00)

CAM : inclusive in the Monthly Rental

VAT : inclusive in the Monthly Rental

Pest Control & Water : Inclusive in the Monthly Rental

Deposits:

Reservation Fee: Sub-Lessee must pay Fifteen Thousand Pesos Only


(Php15,000.00), this will also automatically be placed
as your Security Deposit upon signing of the
Reservation Form, which should be done on or before
January 14, 2024. However, any form of cancellation
will result to the forfeiture of the reservation fee.

Advance Rent: Upon the signing of the Contract of Sub Lease, Sub
Lessee shall pay a deposit of Fifteen Thousand Pesos
Only (Php15,000.00) equivalent to one (1) month
rent fee. The Advanced rent is applicable to the last
month of this contract. The entire Advance
Management Fee shall be forfeited in favor of the Sub
Lessor if the Sub-Lessee withdraws their Reservation
after its acceptance by the Sub-Lessor.
Security Deposit: Fifteen Thousand Pesos Only (Php15,000.00)
equivalent to one (1) month minimum management
fee payable upon the signing of the Contract of Sub
Lease. The security deposit will be refunded to the
Sub-Lessee sixty (60) days after the termination of the
Contract of Sub-Lease.

Monthly Fees: The Vendor must submit to the Sub Lessor, five (5)
post-dated checks. Remittance of check payment
shall be paid on or before the prescribed date
stipulated in the contract. All checks should be made
payable to “BMP Incorporated”, and you will be given
a corresponding Original Receipt for each payment.

Utilities:

Air-Conditioning: The Managed Premises shall enjoy the centralized air-


conditioning provided for the Building 24 HOURS
from Mondays to Sundays
Ownership of
Improvement: All alterations, additions, or improvements made by
Sub-Lessee of a permanent nature, or which cannot
be removed without causing substantial damage to
the Managed Premises or the Building, including
without limitation all carpeting, finishing, light
fixtures, tray slides, finished counters, sneeze-guards,
railing, awnings, built-in cabinets and tables, exhaust
hoods, including safety glass, panel boards, meters,
doors, shall be surrendered by Sub Lessee together
with the Managed Premises and shall become
property of Consultant, upon the expiration or
termination of this Management period or any
extension thereof, without any obligation on
Consultant’s part to reimburse Sub Lessee for their
value. If, however, Consultant shall request in writing,
Sub Lessee will, prior to or within thirty (30) days of
the termination or expiration of the Lease Term,
remove any and all alterations, additions, and
improvements placed or installed by Sub Lessee in the
Managed Premises, and will repair any damage caused
by such removal at Sub Lessee expense.
Insurance: Vendor shall obtain insurance coverage for the
Managed Premises, including all its improvements,
inventory merchandise and all other properties found
therein against fire, earthquake and other
contingencies and all adequate public liability
insurance policy with an insurance company approved
by Consultant. Vendors shall furnish Consultant with
copies of the insurance policies prior to the Delivery
Date and with evidences of the renewal thereof and
payment of premium and within five (5) days after
every renewal.

Internal Lay-Out: All layout, fit-out, and construction requirements shall


be subjected to the Provisions in the Management
Contract and the Renovation and Fit-out Guidelines.

Construction Plans: Submit an exterior perspective (15” x 20” illustration


board) for initial review of the Consultant. Complete
plans to be submitted for Consultant’s approval prior
to Construction /renovation.
To signify the acceptance of the foregoing, please sign on the space provided
below to indicate conformity and return three (3) copies to BMP Inc., within
seven (7) days from receipt of the Term Sheet.

In the event that BMP Incorporated does not receive the signed copies within
the above period, it will assume non-acceptance of the Term Sheet and will offer
the space to another party.
