LEASE AGREEMENT

This lease agreement (“Agreement”) is made on 20th day of November 2023 at Gorakhpur.

BETWEEN:
LANDLORD
Shashikant Bhushan Mishra having Aadhaar Number: 4744 2544 4920, resident of C-27,
Surya Vihar Colony, Gorakhpur – 273001 (hereinafter referred to as the "LANDLORD"/
“Landlord”) which expression shall, unless repugnant to the context, mean and include his
heirs, executors, and permitted assigns.
AND:
TENANT(s)
Nilam Devi having Aadhaar Number: 2255 6691 5116, resident of 11/28, Gaytripuram
Pidra Road, Ramgulam Tola, Ward no. 11, Deoria, Uttar Pradesh- 274001. (hereinafter
referred to as the "TENANT”/ “Tenant") which expression shall, unless repugnant to the
context, mean and include her heirs, executors, and permitted assigns.

WHEREAS
The said LANDLORD(s) is sole and absolute (Landlord/Landlady) of the Property:
Ground floor1 of C-27, Surya Vihar Colony, Gorakhpur - 273001 (hereinafter referred as
"PROPERTY"), and the above said TENANT has contacted the LANDLORD to take the
property on rent and the LANDLORD has agreed to let out the Property to the above TENANT
on the below-given terms and conditions.

NOW, THIS DEED FURTHER WITNESSED AND AGREED BY AND BETWEEN THE
SAID PARTIES AS FOLLOWS:
1. The term of this Agreement shall be for 11 months, starting from 20/11/2023 and ending
on 20/10/2024.

2. The monthly rent for the property is Rs. 16,000/- (Sixteen Thousand Rupees Only) per
month. The Tenant agrees to pay the month rent on or before the 5th day of each month.

3. A security deposit of Rs. 16,000/- (Sixteen Thousand Rupees Only) has been paid by the
tenant to the landlord and this amount will carry no interest. This deposit will be refunded
at the end of the tenancy period, subject to deductions for any damages or outstanding dues.

Ground Floor comprises of 6 rooms, 2 bathrooms and 1 kitchen.
4. The Tenant will be responsible for paying utility bills including electricity, water and any
other applicable charges.

5. The Tenant is entitled to use the property for Residential and/or Commercial purposes,
utilizing the property as Residence and/or Office Space. The Tenant shall not engage in any
illegal, immoral, or hazardous activities on the premises.

6. Subletting, assigning, or transferring the property to any third party, in whole or in part,
without the prior written consent of the landlord is prohibited. Any subletting or assignment
requires the landlord’s explicit written approval.

7. Either party may terminate this agreement by providing 30 days written notice to the other
party through any suitable channel. Upon termination, the Tenant shall return the property
in the same condition as at the beginning of the Tenancy, excluding the normal wear and
tear of the Property.

8. The Landlord has the right to enter the Property with prior notice to inspect its condition or
make repairs. The Landlord shall provide reasonable notice, except in cases of emergencies.

9. The Landlord will be within their rights to evict the Tenant in case of violation of terms of
this agreement.

10. In case of any disputes or disagreements, both parties shall attempt to resolve the matter
amicably through negotiations. If unresolved, mediation or arbitration can be paused before
pursuing legal action.

11. In the event that either party is unable to fulfil its obligations due to circumstances beyond
their control (such as acts of God, natura disasters, government actions), the affected party
shall be excused from such obligations during the period of disruption.

12. The Tenant shall indemnify and hold the landlord harmless from any claims, damages, or
liabilities arising from the tenant’s use of property.

13. Both parties agree not to disclose any confidential information during the term of this
Agreement. This includes financial, operational, and proprietary information related to the
property and business operations.

14. If any provision of this Agreement is deemed invalid or unenforceable, the remaining
provisions shall remain in full force and effect.

15. This Agreement constitutes the entire agreement between the parties and supersedes any
previous oral or written agreements.

16. No amendments to this Agreement shall be valid unless in writing and signed by both
parties.
