And whereas the Lessor is desirous of giving the above premises on lease

and the Lessee and whereas the Lessee is desirous of taking the above
mentioned premises on lease for the residential use only.

NOW THEREOF IT IS AGREED BETWNEEN THE PARTIES HERETO


AS
FOLLOWS
1. That the period of the lease granted by the Lessor to the Lessee for
the demised premises has been agreed to be for eleven months
commencing from 01 APRIL 2023 and the Lessee shall deliver vacant
possessions to the Lessor after the expiry of the lease period on 31 5T
MAY 2024.
2. That the rent for the said premises is Rs. 48,000/-{Rupees Forty Eight
Thousand only) per month. The Lessee shall pay in advance, to the
Lessor for the said premises. And the lessee shallpay for the electricity
charges and IGL charges for the apartment on top of rent charges.
3. The Lessee has deposited RS. 48,000/-(Rupees Forty Eight Thousand
only) as interest free security deposit , which is equivalent to two
month's security charges and one month advance rent with the lessor,
where as the security amount is an interest free refundable security
deposit. Though it is agreed that the security amount will not be
adjusted as rent amount and shall be returned back to the lessee on
peaceful physical vacation of the said premises after deduction of the
outstanding bills/costs for major damages andother costs required for
restoration of electrical, sanitary and other fittings into the same
condition as these are at the time of buying possession. This deposit

This lease agreement made at NOIDA on the 24H Day'of JANUARY 2024
between MRS. SHANTI XHATI W/o SHRI CHANDAN SINGH KHATI
RESIDENT OF HOUSE NO. E-428/7, RAJEEV GALI NO. 7,
CHHAJJUPUR, EAST BABARPUR, SHAHADRA, DELHI, EAST DELHI,
DELHI-110032 (hereinafter called the "Lessor") which expression shall
include his heirs, legal representatives and assigns, successors and
administrators on the first part.
And

MR. ALOK KUMAR S/o SHRI NAND KISHOR SHARMA AND MRS.
REEMA KHATI W/o SHRI ALOK KUMAR SHARMA BOTH RESIDENT OF
WARD NO. 4, DIGHRA DIGHRA, SAMASTIPUR, BIHAR-848115
hereinafter called "the Lessee" which expression shall include their
successors, legal representatives and assigns and administrators on the
other part.
Whereas the Lessor is the absolute owner of the premises at ground floor
TOWER NO. H, FLAT NO. 703, ANTRIKSH GOLF VIEW-1, SECTOR-78,
NOIDA, DISTT- GAUTAM BUDH NAGAR, U.P.-201301 with abSOlute right
to let out the said premises thereof on such terms and conditions as he may
think fit and the Lessor intends to let out the said premises.
