The Extrajudicial Settlement of the Intestate Estate of the late Spouses VIDAL and
JULIANA QUIATCHON executed among and by:

WE, ANIANA QUIATCHON PAMPLONA, of legal age, married to Arturo Torres

Pamplona, Filipino citizen and resident of Sambat, Tanauan City, Batangas;

FELIX LUCILLO QUIACHON, of legal age, married to Eden Villapando Quiachon,

Filipino citizen and resident of Calamba City, Laguna;

FIDEL LUCILLO QUIATCHON, of legal age, married to Analiza Garcia Quiatchon,

Filipino citizen and resident of Sambat, Tanauan City, Batangas;

EDILBERTO LUCILLO QUIATCHON, of legal age, married to Emma Narvacan

Quiatchon, Filipino citizen and resident of Sambat, Tanauan City, Batangas;

BENCIA QUIATCHON GUTIERREZ, of legal age, married to Nelson Ison Gutierrez,

Filipino citizen and resident of Padolina, General Tiñio, Nueva Ecija;

JUANITO LUCILLO QUIATCHON, of legal age, married to Ma. Corazon Delos

Santos Quiatchon, Filipino citizen and resident of Mamatid, Cabuyao, Laguna;

ULPIANA QUIATCHON LAT, of legal age, married to Virgilio Dimaano Lat, Filipino
citizen and resident of Sambat, Tanauan City, Batangas;

EMMA QUIATCHON GARCIA, of legal age, widow of Cipriano Pombo Garcia,

Filipino citizen and resident of Sambat, Tanauan City, Batangas;

NILA QUIATCHON LAJARA, of legal age, married to Sulpicio Vergara Lajara,

Filipino citizen and resident of Sambat, Tanauan City, Batangas; hereinafter referred to as the
HEIRS;

WITNESSETH:
WHEREAS, we are the surviving legal heirs of the late VIDAL M. QUIATCHON and
JULIANA L. QUIATCHON, who died on September 6, 1973 and November 22, 2014,
respectively, at Sambat, Tanauan City, Batangas; hereto attached the Certificates of Death as
“Annex A”;
WHEREAS, the said deceased died without any LAST WILL and TESTAMENT and
without any outstanding debts in favor of any person or entity;
WHEREAS, the said deceased at the time of death, left a certain parcel of land situated
at 156 Barangay Sambat, Tanauan City, Batangas covered by TRANSFER CERTIFICATE
OF TITLE NO. T-4448 and more particularly describes as follows:

TRANSFER CERTIFICATE OF TITLE NO. T-4448

“A parcel of land (Lot 3 of the consolidation and subdivision plan Pcs-5699,being a
portion of the consolidation of lots 656 and 659 of the cadastral survey of Tanauan, L.R.C. Cad.
Record No. ), situated in the Barrio of Sambat, Municipality of Tanauan, Province of
Batangas. Bounded on the SE., and NE., along line 1-2-3 by Lot 655 of Tanauan Cad., on the S.
along line 3-4 by provincial road; on the SW., and on the NW., along lines 4-5-6 by Lot 2 of the
consolidation and subdivision plan; on the SW., along lines 6-7 by Lot 2 of the consolidation and
subdivision plan; and along lines 7-8 by Lot 660; on the NW., along line 8-9 by Lot 664, both of
Tanauan Cad., and on the NE., along line 9-1 by Lot 4 of the consolidation and subdivision plan.
Beginning at a point marked “1” on plan being S. 76 deg. 21’ W., 450.11 m. from B.B.M. 9,
Tanauan Cad., thence S. 57 deg. 33’ W., 4.30 m. to the point “2” thence S. 22 deg. 26’ E., 42.57
m. to point “3” thence 78 deg. 43’ W., 12.47 m. to point “4” thence N. 22 deg. 38’ W., 34.44 m.
to point “5” thence N. 59 deg. 33’ E., 5.72 m. to point “6” thence N. 29 deg. 05’ W., 18.38 m. to
point “7” thence N. 34 deg. 45’ W., 17.37 m. to point “8” thence N. 58 deg. 44’ E. 9.05 m. to
point “9” thence S. 31 deg. 57’ E., 35.94 m. to the point of beginning; containing an area of
SEVEN HUNDRED AND THIRTEEN (713) SQUARE METERS. All points referred to are
indicated on the plan and are marked on the ground as follows: points 2, 7 and 8 by Old
B.L.Cyl. Conc. Mons. and the rest by P.S. Cyl. Conc. Mons. bearings true; date of the original
survey, Feb. 1920 March 1923 is registered in accordance with the provisions of Land
Registration Act in the name of VIDAL M. QUIATCHON, married to Juliana Lucillo, of legal
age, Filipino citizens and resident of Barrio Sambat, Municipality of Tanauan, Province of
Batangas, Phils.

WHEREAS, in view of the above facts and circumstances, we are therefore co-owners
and to terminate co-ownership over the same, we hereby adjudicate over the same in pro-indiviso
sharing pursuant to Section 1, Rule 74 of the Rules of Court of the Philippines, subject to the
liabilities imposed by Section 4 of the same rule.

WAIVER OF RIGHTS
WHEREAS, WE, FELIX LUCILLO QUIACHON and EDILBERTO LUCILLO
QUIATCHON (whose personal circumstances are mentioned above) willingly CEDE,
TRANSFER and CONVEY unto our co-heir, ANIANA QUIATCHON PAMPLONA (whose
personal circumstances are mentioned above), her heirs and assigns the full ownership and
possession of the sixty-seven (67) square meters and sixty-six (66) square meters respectively of
the above-described property;

WHEREAS, WE, JUANITO LUCILLO QUIATCHON, BENCIA QUIATCON

GUTIERREZ AND ULPIANA QUIATCHON LAT (whose personal circumstances are
mentioned above) willingly CEDE, TRANSFER and CONVEY unto my co-heir EMMA
QUIATCHON GARCIA (whose personal circumstances are mentioned above), her heirs and
assigns the full ownership and possession of their sixty-seven (67) square meters, sixty-seven
(67) square meters and sixty-six (6) square meters respectively of the above-described property;

WHEREAS, I, FIDEL LUCILLO QUIATCHON (whose personal circumstances are

mentioned above) willingly CEDE, TRANSFER and CONVEY unto my co-heir EMMA
QUIATCHON GARCIA (whose personal circumstances are mentioned above), her heirs and
assigns the full ownership and possession of the seven (7) square meters of the above-described
property;

Pursuant to Rule 74, Sec. 1 of the Revised Rules of the Rules of Court, and being with
full capacity to contract, we do hereby adjudicate unto ourselves the share of FELIX LUCILLO
QUIACHON, EDILBERTO LUCILLO QUIATCHON, BENCIA QUIATCHON
GUTIERREZ, JUANITO LUCILLO QUIATCHON, ULPIANA QUIATCHON LAT and
partial share of FIDEL LUCILLO QUIATCHON in the parcel of land described above extra
judicially;

That we hereby affirm that we have executed the foregoing instrument out of our own
voluntary free will without force, intimidation or violation upon our persons, that we have hereby
received our just and proper share and have no claim and demand against;
