MORTGAGE SYSTEM IN INDIA WITH
REFERENCE TO SBI, NAGPUR BRANCH.
INTRODUCTION
The concept of a reverse mortgage, a financial
product that allows senior citizens to convert
part of the equity in their homes into cash
without having to sell the house or take on
additional monthly bills, has gained traction
globally. In India, this concept is relatively
novel and is gradually being recognized as a
potential tool for retirement planning. This
study focuses on the impact of the reverse
mortgage system on the profitability metrics of
the State Bank of India (SBI), specifically the
Nagpur branch, which is a representative
microcosm of the urban Indian banking sector.

baNk PROFILE
State Bank of India (SBI) is an Indian public sector bank and
financial services statutory body headquartered in Mumbai,
Maharashtra. SBI is the 48th largest bank in the world by total
assets and ranked 221st in the Fortune Global 500 list of the world's
biggest corporations of 2020, being the only Indian bank on the list
It is a public sector bank and the largest bank in India with a 23%
market share by assets and a 25% share of the total loan and
deposits market. It is also the tenth largest employer in India with
nearly 250,000 employees. On 14 September 2022, State Bank of
India became the third lender (after HDFC Bank and ICICI Bank)
and seventh Indian company to cross the ₹ 5-trillion market
capitalisation on the Indian stock exchanges for the first time.
The bank descends from the Bank of Calcutta, founded in 1806 via
the Imperial Bank of India, making it the oldest commercial bank in
the Indian subcontinent. The Bank of Madras merged into the other
two presidency banks in British India, the Bank of Calcutta and the
Bank of Bombay, to form the Imperial Bank of India, which in turn
became the State Bank of India in 1955. Overall the bank has been
formed from the merger and acquisition of more than twenty banks
over the course of its 200 year history. The Government of India
took control of the Imperial Bank of India in 1955, with Reserve
Bank of India (India's central bank) taking a 60% stake, renaming it
State Bank of India. On 16 August 2022, in an attempt to facilitate
and support India's start-ups, SBI announced the launch of its first
"state-of-the-art" dedicated branch for start-ups in Bengaluru.

on the profitability of the State Bank of India, Nagpur branch, and
understand its implications in the Indian Financial Context.

REVERSE MORTGAGE LOAN

• This study aims to evaluate the profitability impact of


the reverse mortgage system offered by the State Bank
of India (SBI) in Nagpur, India.

• By analyzing the financial performance and customer


demographics of the SBI Nagpur branch, the research
provides insights into the effectiveness and economic
implications of reverse mortgages in the Indian
context.

HYPOTHESIS

Null Hypothesis (H0): The reverse mortgage
system has no significant impact on the
profitability of the SBI, Nagpur branch.

Alternative Hypothesis (H1): The reverse


mortgage system has a significant impact
on the profitability of the
SBI, Nagpur branch.

RESEaRCH METHODOLOGY

The Research Methodology incorporates a
combination of quantitative and qualitative
approaches, including financial analysis, case
studies, and interviews with key stakeholders. By
examining key performance indicators, risk factors,
and borrower experiences, this study aims to present
a comprehensive overview of the profitability of the
reverse mortgage system in the Indian context of SBI
Nagpur.

Quantitative approach: Analyzing financial data


from SBI Nagpur (e.g., loan volumes, default rates,
revenue from reverse mortgages).
Qualitative approach: Conducting interviews with
bank officials and customers.

Data collected in this report is done on the basis of both
