WHEREAS the Licensor is holding, seized and well sufficiently as owner of Flat No. 204, 2nd
Floor, Wing - B. admeasuring about 525 Sq. Ft. Built Up Area in Building No. 18 of Madhuban
Classic CHS Ltd. situate at Madhuban Township, Gokhiware, Vasai Road (East), Dist. Palghar -
401208, hereinafter called the "Said Flat".

WHEREAS the Licensee is in need of suitable residential accommodation for temporary period
22 (Twenty-Two) Months on Leave and License basis and hence the Licensee has
the Licensor with a request to allow him (along with his family) to use and occupy

r2023 OW THIS AGREEMENT WITNESSETH AS UNDER:

The Licensee is ar,vare that the Said flat shall be used and occupied for residential
purpose and fbr the use of Licer-rsees only (Not their Relatives, employees, agents etc').

2 On the request of the Licensee, the Licensor hereby permits and allows the Licensee to
use and occupy the said Flat No. 204,2nd Floor, Wing - B, admeasuring about 525 Sq.
Ft. Built Up Area in Building No. 18 of Madhuban Classic CHS Ltd. situate at
Madhuban Township, Gokhiware, Vasai Road (East), Dist. Palghar - 401208, (more
particularly described in the "schedule" hereunder written, as mere Licensees for the
period of 22 (Twenty-Two) months only, which shall commenced from 15th March
2022 to l4th January 2024 subject to compliance of all the terms and conditions of
these presents by the Licensees.

J For the use and occupation of the Said Flat by the Licensee for their residential
purpose. the Licensee shall havc to pa)' r.uonthl)' compensation of Rs.9,000/- (Rupees
Nine Thousand only) per month as and by way of monthly compensation for the use
and occupation of the Said Flat, excluding electricity charges, cable and other utility
charges that may be opted by the Licensees as per actual, which shall be increased by
Rs.500/- (Rupees Five Hundred only) after the expiry of I I (Eleven) Months.
Therefore for the second term, the monthly compensation shall be Rs.9,500/- (Rupees
Nine Thousand Five Hundred only) per month.

4. In addition to the same, the Licensee shall pay a sum of Rs.40,000/- (Rupees Forty
Thousand only) as and by way of interest free security deposit to the Licensor for due
and proper performance of all the terms and conditions of these presents and such
security deposit amount shall not bear any interest and shall only be refunded by the
Licensors to tl-re Licensees on expiry of this agreement and / or earlier determination
subject to monthly compensation or any other dues including cost of any loss or
damage to the said Flat.

5 This agreement shall not construe to create any tenancy or sub-tenancy rights in favor
of the Licensees or any third party claiming through the Licensees. The Licensee
hereby covenatlts with the Licensors that he or any person claiming though him, shall

not claim any tenancy rights. lease rights of any other rights of whatsoever in the law
by nature of tenancy or lease with respect to the Said Flat.

6. The Licensees shall, on expiry of the period of this agreement or on earlier revocation
and/or vacation of the Said Flat, remove himself, together with all his articles and
belongings and handover the vacant and peaceful possession of the Said Flat, fittings
and fixtures therein peacefully and without any hindrance.

7 The Licensee has no right and hence shall not deal with, sublet or create any charge or

'l any other encumbrances in respect of the Said Flat or part thereof in any manner
whatsoever.

The Licensee shall not make any additions, alterations and variations in the said Flat of

? and shall observe other rules and regulations of the Society / Municipal Corporation.

9 That the Licensor andlor his respective authorized agentls shall have the right to
visit/enter the Said Flat for inspection pu{poses, at all reasonable times at prior
intbrmed/agreed upon time.

l0 It isagreed by and between the parties that if either party desires to terminate this
agreement, it will be lawful only on giving ONE MONTH'S prior notice to the other
party about hisiher/their intention to do so'

11 It is finallyagreed by and between the parties hereto that the Licensees shall remove
their things, belongings and handover keys of the Said Flat to the Licensor and vacate
the Said Flat on receiving the balance amount of security deposit from the Licensors
while evacuating the Said Flat.

t2 It is clearly understood by the Licensee that all the things, acts, deeds and matter done
by him of the Said Flat shall be construed to be done by the Licensee only and the
Licensee shall be solely held responsible for the same on account of the breach of any
of the terms and condition to this agreement'

l3 All the disputes and difference shall be settled mutually failing which the same shall
be construed in accordance with the laws of the India subject to exclusive jurisdiction
at Vasai Road court onlY.
