ABSTRACT
The internship report deals with the experience I have gained as well the observations that were
made during the working period with 360Realtors LLP and Muskurahat Foundation.
The report gives a clear understanding of the various aspects pertaining to the company such as an
understanding about the company and the department in which I worked. In this report, I have also
delved into the various operations that the company undertakes and after understanding how the
company works was able to give proper solutions to what I thought could improve the efficiency
of the business. It was seen that the company has a lot of scope in improving to adapt to the post
Covid scenario. The report also throws light on the COVID-19 practices which the company
adopted to help keep the employees safe. On analysing on the innovative practices it was seen that
the company does not have an effective practice as of now. The report then concludes with the
summary of the internship experience as well as the learning outcome from the internship.

About 360 Realtors LLP
360 Realtors LLP is a property consultant company. It was established in 2014 from Ankit
Kansal. There are other group companies of 360Realtors like Rose Moore, IND Source
International, 360 XLR8, Foyer Interiors. The company is a trusted marketing partner for A-
Tier builders like Prestige, Brigade, Sobha, Assetz, Purvankara, etc. Till now there are 24
branches in all over India and 12 main branches abroad, including UAE, Qatar and USA. There
are overall 5892 projects in 42 cities. This company has successfully served more than 39,200
customers by helping them find their dream homes.
360 Realtors is a renowned name in real estate advisory services which believes in the principle
of making every real estate experience a simple and successful execution from dream to reality.
The chief factors that are considered to be the driving forces behind the success of the company
are the customer satisfaction, credibility in the market, and good professionalism. Speaking
about the credibility of the employees, the company has got some of the best employees of the
industry, the ones who specialize in finding just the right kind of property that meets our
customers’ definite requirements and goals. The company values the customers and they
sincerely hope that they get the help in finding not only a property of their dreams but also help
them to use real estates as a tool so as to increase their wealth. In present times, it is very well
known that buying the right kid of property is a tedious process here in India. Thus, buyers
over here look for the timely advice, adequate comparison on a property, deal closures, property
tours, assistance for all sorts of home loans, and other similar services when going for the
purchase of a property. This aspect is very well taken care of by 360 Realtors as they leave no
stone unturned to win faith and trust. With the Customer oriented goals, the company tries to
achieve the best for their customers.

About Muskurahat
Muskurahat Foundation is a non profit organization that works primarily with children and
youth in shelter homes underserved communities on their holistic development that enables to
bridge the gap on social and economic inequities and bring them to an equitable platform to
survive to survive and thrive in the world.
Started in 2014 by Himanshu Goenka, it has grown in the last six years to expand its footprint
in the development sector across Mumbai, Delhi, Kolhapur and Bangalore.
Flagship programs:
•Project KEYtaabworks with children which focuses on holistic development of children and
comprises of social emotional learning, academic support, and mental health
•Project Saarthiworks with youth on career development, job readiness, skill building and
entrepreneurship
In collaboration with MOOL (social enterprise) they conduct Art Workshops with children,
either in institutional or community setting. Post workshop, the team at MOOL selects a few
designs to print those designs are awarded a one year scholarship to support their education
under the project KEYtaab.
Project KEYtaab is implemented at every institution/centre where they conduct the Art
Workshop.
The company partners with organisations that are working with children in communities and
as childcare institutions. Through the partnership, they extend their assistance in strengthening
academics through additional support, inculcate social-emotional learning and take preventive
and remedying efforts towards the mental wellbieng of each child.
The company believes that collaborative work can help in creating deeper impact and that
combined efforts yield better outcomes.
In the partnership, they conduct activities parallel to the on-going work of the partner
organisation, with their resources.

Introduction of the Department

The department with which I was associated with during my internship was the consultancy and sales
department. The consultants were responsible for converting the queries and sell the units. The type of
products that were sold were real estates. The company partners up with builders and the sales people
are to contact customers and convince them to buy the estates on basis of what the clients requirements
are.
The Sales Department had the most crucial role and can also be said to be the backbone of the entire
company. The department will have cluster heads followed by team leaders and then followed by sales
executives. Real estate is a tangible asset, and they come in four forms;
Residential Real Estate
Residential real estate is the most common type. It includes any type of building that can be used for
people to live in. This includes single-family homes. Townhouses and condos are also residential real
estate. Th Commercial Real Estate
Commercial real estate is defined as property that is used for business. Commercial properties include
office buildings, malls, and warehouses. They are built for business functions. They are not for use as
a place to live.
Commercial Real Estate
There are four types of commercial real estate:
• Retail
• Office
• Industrial
• Multi-family (i.e., apartment complexes)
The common feature of these types of commercial properties is that they are used to make income.
Though an apartment building and an industrial complex might not have a lot in common, they are both
classified as commercial real estate. This is because they are both used in commerce. is form of real
estate is what I have been dealing with the customers.
Industrial Real Estate
Industrial real estate is a type of commercial real estate. However, some specific features set it apart
from other types of commercial real estate.
First, industrial real estate tends to be large in scope. Factories or mines are good examples of industrial
real estate. Second, this type of real estate is often in locations that provide easy access to transportation.

Locations near interstate highways or airports are common for industrial real estate. Lastly, industrial
real estate tends to involve large-scale operations like manufacturing or farming.
Muskurahat Foundation
The department with which I was associated with during my internship was the fundraising department.
The fundraisers were responsible for contacting potential donors and asking them to donate a certain
amount of money using our own marketing skills. This department focuses on the aim of achieving a
certain target of donations.
The foundation has had a few campaigns for crowd funding. And some of them are
Blind book date- Blind Book Date is their newest and easily the most exciting venture at Muskurahat.
With the book-author name wrapped in brown cover and only a beautiful satin sticker for a clue as to
the inside, this blind date is with an unknown friend.
Daan Utsav- As part of its Joy of Giving Week, Muskurahat organized a total of 35 events and managed
to collect a staggering amount of 1.2 lakhs from our 2000 contributors spread across 5 locations. Daan
Utsav 2018 saw the company collaborating with 91Springboard hubs all over Mumbai (Andheri,
BKC,Turbhe).
Charity Bake Sale- Another major crowdfunding event at Muskurahat is the Charity Bake Sale that
originally began as part of Daan Utsav, but which is now a major standalone event. To raise funds by
selling cupcakes and pastries for the fulfillment of the needs of our children is what makes this sale
truly charitable.

The brief operational aspects of the sales department at 360Realtors include; lead conversion, f2f
meeting, site visit, cold calling, agreement signing, lead won. These combined together will give the
readers an understanding about how the company operates on a day-to-day basis and the activities that
are undertaken as part of a business.
Whether the customers are looking for office space, retail locations, land or pre-leased space we will
help you find, sell or lease the right space in the right place at a fair price. Our services include
transaction and advisory for leasing, acquisition, disposition, consolidation, asset management, capital
markets, pre-lease and other services across office and retail.
• Real Estate Consulting: The days when buyers had to run from pillar to post to buy a home
are long passed. With the company’s one-stop solutions for all realty needs, they are assisted
throughout the ownership cycle, right from searching for suitable properties to facilitation of
the best deals and final closure.
• Home Loan Consultation: The company offers impartial loan advisory through partnerships
with leading banks and financial institutions, and facilitate finance from the most viable
sources. Additionally, our CRM team manages the entire documentation process on behalf of
the client and apprises them about tax benefits and loan disbursement.
• NRI Services: The role of NRIs is no more just limited to the peripheries in the Indian
housing industry. Currently, they constitute over 25% of the total housing market. However,
despite growth in NRI investment, many experts still shy away due to a lack of geographical
proximity. 360Realtors is one of the first Indian property advisors that have reached the NRI
shores through a string of international offices. It has 9+ global offices across the Middle
East, North America, and Asia Pacific.
In this internship, Interns are expected to generate leads for the company. Leads are those who are
interested in real estates and those who could be potential buyers of properties. The company pays
from Rs.1500 – Rs. 1,00,000 depending on the strength of the lead. The sales department will then
receive notifications in their apps. In this activity, interns are asked to call a certain number of phone
numbers from the cold calling list as cold callings and asking them if they are interested in buying
properties.
Interns are expected to have daily engagement with those generated leads and to schedule face to face
meetings and site visits for the clients. If interested, the interns can also follow their team leaders
whenever there's any meeting or site visits.
Interns are taken to different ongoing projects or finished Real Estates to understand the project even
better so that they would be more experienced and skilled in pitching in the projects to clients.
Furthermore, Interns can also witness the booking process of the units if they get successful to win a
client to book a property.
Every company will face situations, negative and positive during business transactions. The efficiency
of a department is measured by the way they can handle a situation without getting perturbed or
stressed. 360Realtors has an efficient troubleshooting system. For example, if an assistant consultant
is unable to solve the client’s problem on the spot they can excuse themselves and pass on the call to
the higher officials after briefing them about the situation and the background.
360Realtors also has a history of building good rapport with their clients. The after service feedback
session that they conduct allows the customer to feel that their imputes and recommendations are
important. In this way, the company will be able to retain many clients as well as create a good brand
value.

Muskurahat Foundation
The brief operational aspects of the fundraising department at Muskurahat Foundation include;
Choosing potential donors, preparing the pitch, setting up goal. These combined together will give the
readers an understanding about how the company operates on a day-to-day basis and the activities that
are undertaken as part of the organisation.
• Communication Skills: Communication is the no.1 requirement to shape one’s career. This
internship revolves around communication as the interns will be bridging the gap between the
NGO and the Donor.
• Persuasion Skills: Influencing people, and selling one’s ideas is not easy. It is a skill that takes
time to build and this internship is an opportunity to influence people to contribute towards
helping those in need.
• Marketing skills: Marketing, as we know, is a crucial tool to sell an idea, product, or a
service. One must focus on selling an IDEA.
Since this internship was online, our reporting mentor, Mr. Samay Gada formed a group and
held meetings and sent information on the WhatsApp group.
The Interns are expected to have a goal set up for a month and contact as many as potential
donors to be able to donate a few sums to the organisation. The interns were to give a weekly
update in terms of funds raised and the next plan on how to approach with a good pitch to be
able to gain trust from the potential donors.

Musukurahat is a non-profitable foundation started in 2014 by a 16 year old entrepreneur. The NGO
has then shown immense growth even though it is still a small properly regulated NGO making the
lives of the unfortunate children have better learning space.

Summary of overall learning outcome of the
internship

I did not have any work experience with regards to human resources. My work centered
around consultancy and fundraising in 360Realtors and Muskurahat Foundation which I
primarily focused on A-tier builders(360Realtors). I assisted in managing and scheduling the
meetings for site visit and f2f meetings and in terms of fundraising, I collected charity to be
able to take care of a child for 22 months with the donation I collected.
The organization as well as the department follow a day to day follow up method of
operational practices where they carry on from where they left the previous day. They even
try to convert a few leads every day as well as convince clients to visit the sites as it gets
easier to win a lead when they have seen the estate in real life.
The company has successfully sold 5000+ assets to 45K+ customers. Apart from that they
even work extensively on taking customers’ requirements and provide services which best
suit their requirements.
The Fundraising experience was beautiful as well. Since this internship was online, our
reporting mentor, Mr. Samay Gada formed a group and held meetings and sent information
on the WhatsApp group.
The Interns are expected to have a goal set up for a month and contact as many as potential
donors to be able to donate a few sums to the organisation. The interns were to give a weekly
update in terms of funds raised and the next plan on how to approach with a good pitch to be
able to gain trust from the potential donors.
Interns are to help the donors with technical support since there were a few procedures in
order to donate. And even share the PDF files shared in the group to the potential donors for
better understanding regarding the liability of the organisation. We learnt a lot on
confrontation to people regarding fund raising as well.

Conclusion

I gained a lot of practical experience through this internship.
I learnt how to work under pressure since the team I was assigned to showed me exactly how
the work culture is performed on corporate offices. I even improved a lot on my
communication skills. I got highly educated in terms of on-spot problem solving as well.
The best part of the internship was that I got a chance to visit a lot of real estates that I never
thought I would get to see them in real life. The assets were mostly designed by the greatest
city planners and the master architectures were a beauty of its own.
I personally won a lead and sold a property worth 1cr+ which is a great achievement by the
help of my team leader from the company.
In the fundraising department of Muskurahat foundation, I learned how to pitch in paragraphs
to different people privately to convince them to donate. My problem solving skills and
strength to speak to a lot of people different has helped me a lot in boosting up my
communication skills.
