MSD Smart Urban Farming Complex and restrictive regulatory legislative framework related to building use for smart urban farms -

Sdn Bhd One of MSD’s collaborators in rolling out 2 of the 6 Smart Urban Farms is MBSJ. Initially, MBSJ did not have a licensing category for
parties who conduct smart farming in buildings such as shophouses. MSD trusts that this is the case with many other municipal and
City councils as well. Therefore, the company’s earlier licence to operate was issued by MBSJ under the category “Galeri Pertanian”
as MBSJ did not have a specific category for smart urban farms done in buildings. Therefore, by MBSJ agreeing to collaborate with
MSD under the NTIS initiative, MBSJ are able to study the implications and consider creating a new licence category for smart
farming done indoors.
For indoor farming in urban areas, MSD seek assistance from NTIS to convince Municipal Councils to create new specific categories
for licensing for smart indoor farming in buildings and/or commercial shophouses. At the moment there is no such category which
hinders the progress of smart farming in urban premises.

Smart Urban Farming Issues in managing electricity consumption -
Sdn Bhd Based on the NTIS experience, with regard to the the operational costs the highest expenditure would be the energy costs (i.e.
Catalytic electricity) followed by space rental.Throughout the NTIS period, MSD has made the effort to initiate discussion with TNB in relation to
the costs of electricity for urban farming projects particularly in places such as shophouses, instead of traditional agricultural practice
(i.e. agri on land).
Projects The initial discussions with TNB has been promising and MSD has been requested to write in officially to encapsulate their request for
consideration. In a nutshell, there is a possibility for agricultural activities in an urban setting, specifically in buildings and enclosed
MyDIGITAL premises to be accorded with agricultural rates similar to that enjoyed by traditional farmers who are planting on land.
MSD’s experience in the NTIS has also shown that the NFT Indoor SUF solution can be deployed in vacant buildings and unutilised
Catalytic indoor spaces. With the amount of unutilised space available in an urban setting, the cost of renting or conducting SUF activities
thereon would be rather affordable, thus, further lowering operational costs.

Sdn Bhd Based on MSD’s NTIS experience, the company has found that costs can be saved if they deal and purchase directly from LED
growlight manufacturers, with China being the destination of choice for many due to cheaper costs. With scale, the price of the LED
growlights can be negotiated down to approximately RM40.00 per 1.2 meter lighting unit or lower.
There is also an opportunity to develop local capacity to produce LED growlights with the hope of further driving the costs down.
However, for that to successfully happen, there will need to be a certain level of domestic demand and also export demand.
Similarly, the planting trays are also manufactured in China and prices can be lowered if purchases are made in bulk. Currently, this is
the most practical option available but there is also an opportunity for these trays to be produced locally, the main question being the
existence of sufficient demand.
The costs for the IoT sensors, components and automated controllers are going down by the day. This means that the overall costs
MyDIGITAL for the SUF technology will also be relatively cheaper. Further to that, in parallel to MSD’s work in the NTIS project, MSD Innovation
has produced their own prototype for IoT sensors and also automated controllers for smart farming.
