Shadow the Leader: a day spent with Adv. Grishma
Observation:

Taking the step towards homeownership is a complex process that calls for careful
budgetary planning, judgment, and skillful negotiation. Adv. Grishma, a legal associate at
Xpert Lex law firm, allowed me to spend a day learning more about the complex field of
mortgage advocacy. Her firm primarily handles bank loan approval and clearance situations.

The tone for the day was established at the office with the morning briefing. She begins by
going over every file that they had received from the banks the day before. They have ties
with prestigious banks like Unity Bank and Kotak Mahindra.

She spent a good deal of the day going to meetings with clients. These exchanges
demonstrated her ability to build rapport and foster an atmosphere where customers feel at
ease enough to talk candidly about their financial needs. She listened intently to each client's
narrative, gathering information that was necessary to create specialized mortgage solutions.

I watched her all day long as she examined debt commitments, credit records, and income
documents. She discovered possible obstacles through this method and created calculated
plans to deal with them. She had to keep following up with the banks to have a clear image
of the clients and their precise requirements because the majority of the files were unclear.
This analytical stage demonstrated her proficiency in evaluating risk and coming up with
innovative ways to improve clients' eligibility for favorable mortgage terms.

During the day, I observed her dedication to lifelong learning. To make sure her clients were
not only well-informed but also in line with the situation of the mortgage sector at the time,
she had conversations with the clients and kept up with the most recent market
developments. To obtain advantageous conditions, she used a combination of persuasion,
industry expertise, and a deep comprehension of her client's demands.

Following an analysis of the files to ensure that all necessary information was provided, she
separated the files; those that were incomplete or did not qualify for clearance were returned
to the original banks.

Following a comprehensive examination and verification of the files, she was required to
submit a report for each file attesting to the fact that the following files are legitimately
eligible for loan approval and that clearance for these loans has been granted. After being
sealed and signed, these files were delivered to the banks.

The day ended with insights into the painstaking stages that go into closing, highlighting
how crucial it is to pay close attention to detail when completing the mortgage deal. She
handled everything with grace, from strategic financial analysis and negotiations to
sympathetic client encounters. I came away from this intensive experience with a deep
respect for the knowledge and commitment needed in the field of mortgage advocacy, where
experts negotiate the complexity of the housing market to direct people toward a safe and
fulfilling future.

Changes that can be brought in the process:

It takes a lot of work to develop a well-planned mortgage solution that is customized to


the needs of the client, but Adv. Grishma does it with the utmost dedication using her expert
skills and knowledge. Of course, there are many ways to change the system to make the
process more effective and relentless while still providing the best possible solution.

The following are a few things I would do differently:

• First off, the reviewing and analysis portion of the files that the banks receive is routine
work; the requirements are essentially the same for every file, so this work can be assigned
to an intern or any other employee working; only if a significant error is discovered will the
associate be asked to review the files again and make the necessary corrections.
• To make sure that the task is being done in an efficient and organized manner as it is being
assigned, it is crucial to oversee, monitor progress, and provide feedback.
• Process-wise/ client-centric communication would be very useful. Inform clients regularly
about the status of their mortgage applications, market developments, and any pertinent
business news. The relationship between an advocate and their client is strengthened when
there is open and honest communication.
• Adaptable Service models: Provide scalable service models to meet the needs and desires
of the clients. This can entail a mix of virtual and in-person consultations, adaptable work
schedules, or customized packages that address particular customer requirements. Offering
solutions customized to each client's lifestyle can improve the customer experience.
• Cooperation with Real Estate specialists: Establish more solid alliances with home
inspectors, real estate brokers, and other real estate industry specialists. Close collaboration
with these parties can result in a flawless client experience and more efficient transactions.

The task of obtaining mortgage advice requires a knowledgeable and


experienced professional to ensure that it is in the client's best interests. The above
suggestions would greatly increase the effectiveness and efficiency of this task by making
it customer-centric and meeting the needs of both the advocates and the clients.
