LEASE CONTRACT

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease is made and executed at the City of Baguio, Philippines, this 17 th day of
January 2022, by and between:

SEPHORA C. PAUS, of legal age, and resident of Poblacion, Tuba, Benguet, hereinafter
referred to as the LESSOR.

-AND-

Cordillera Administrative Region Credit Cooperative (CARCC) by Deborah B. Palgue, General

Manager, of legal age, and resident of Tuba, Benguet, hereinafter referred to as the LESSEE.

Terms of Contract:

1. That the Lessee shall rent the whole second floor of the building to be used as office and
should not be sub- rented.
2. That the monthly rent shall be Three Thousand Pesos (P 3,000.00).
3. That the Lessee shall pay upon signing of contract two (2) months advance payment.
4. The term of the contract is one (1) year, renewable. In case of early termination by the
Lessee, the Lessee has to give at least thirty (30) day-notice to the LESSOR.
5. The water and electric bills shall be paid by the Lessee.
6. That any renovations to be done by Lessee must be movable at their 100% cost.
7. That the Lessee is obliged to take good care of the building; maintain sanitation,
cleanliness and proper garbage disposal. The Lessor is welcome anytime for occasional
inspection.
8. That any alterations or fixtures on the walls or any other parts of the rented area should
be first discussed with the owners.
9. That both parties shall undertake to perform obligations arising from this contract.

IN WITNESS, WHEREOF, the parties have set their hands and affixed their signatures on the
date and place above written.
