Concept of Master Plan

Lecture 2: Master Plan § Master plan may be defined as a general plan for the future layout of a city
showing both existing and proposed streets or roads, open spaces, public
buildings etc.
§ Master plan aims at controlling the future growth of a town along
preconceived and predetermined paths.
§ Master plan is prepared either for improvement of a old city or for a new
town to be developed.
§ Classical master plan aims at comprehensive development; Master plan
is an ideal plan showing full development of the town at some future date.
§ Master plan may be termed as landuse plan.

Objects of Master Plan Necessity of Master Plan

§ It aims at intelligent and economic spending of public funds for the
welfare of inhabitants.
§ Satisfy the present requirements without much concern about future.
§ Helps in restricting the haphazard & unplanned growth.
§ It places various functions to avoid mutual conflict.
§ Removes the defects of uncoordinated physical growth of various
components of town.
§ Serves as a guide to the planning body for any recommendations
regarding public improvement.
§ To control the development in a systematic way
§ To discourage unplanned growth of town
§ To give a perspective picture of a fully developed town
§ To limit the flow of rural people to urban area
§ To offset the evils resulting from overcrowding like shortage of
houses, traffic congestion etc.

Features of Master Plan Planning Standards in Master Plan

§ Features of master plan are aimed to achieve three fundamental § Planning standards is used to fix the minimum area for each use
