DMCI HOMES PROPERTY MANAGEMENT CORPORATION DMCI HOMES PROPERTY MANAGEMENT CORPORATION RENOVATION GUIDELINES A. GENERAL 1. Prior to renovating, the following must first be accomplished by the owner / resident: a. Settlement of all necessary requirements with the Property Management Office. b. Submission of renovation plans, scope of work and specifications for the approval of the Property Management Office for MINOR CLASS A RENOVATION as detailed in item C.1; DPMC - Facilities Management Group (FMG) for MINOR CLASS B RENOVATION as detailed in item C.2; or DMCI-PDI Design and Engineering (D&E) for MAJOR RENOVATION as detailed in item C.3. ¢. Submission of names of workers to the Property Management Office. d. Submission of the signed Renovation Guidelines is strictly required as conformance to all items stipulated thereto. €. Submission of Application for renovation form properly filled up. f. Permit fees shall be based on duration of work as follows: Minor Renovation 2-7 days - Php 500 8-14 days ~ Php 1,000 15-30 days (max.) - Php 1,500 Major Renovation 30 days (max.) — - Php 5,000.00 g _ Acash bond (construction bond) shall be charged prior to renovation, value of which is dependent on the degree of works to be performed. This serves as security against damages that may occur during the renovation period. This will be refundable (interest free) within one (1) month after the completion of the renovation less deductions, as imposed / applicable based on item A.1.g. Construction bond shall only be paid upon release of approved renovation plans if applicable or prior to the start of works, whichever comes first. h. Charges (deductions) to the construction bond or billed to the association dues may be the following: 1. Associated charges in case there is / are non-compliance/s with the plans and requirements and in the absence of the necessary rectification works. 2. Penalty per violation if the renovation activity entailed damages to property or caused nuisance to the other Unit Owners due to noise. ‘The penalty shall be PhP2500 per violation from the approved plans DMCI HOMES PROPERTY MANAGEMENT CORPORATION and specifications, from conditions to be complied in section C, and / or restrictions set in section B shall be charged to the renovating Unit Owner. 3. Penalty per day if the renovation activity exceeds the required completion time as detailed on item C. 4, Standard processing and permit fee shall be based on duration of renovation works as detailed on item A. Lf. 5. Extension of renovation working days may only be applied once, but shall be applied five (5) days before the originally applied completion date together with progress report and documentations, Standard processing and permit fee shall apply. Beyond which, penalty of Php 1000 per day shall apply. Subject to PMO evaluation. i, Renovation / fit-out works to be performed by PMO-accredited contractors shall be in accordance with the approved Renovation Plan and specification by PMO for MINOR CLASS A RENOVATION as detailed in item C.1; DPMC-FMG for MINOR CLASS B RENOVATION as detailed in item C.2.; or DMCL-PDI’s D&E for MAJOR RENOVATION. 2. All unit renovation application forms, scope of works, plans, details and other required documents shall be submitied to the Property Management Office. Release of approved plans will be after twelve (12) working days (excluding weekends and holidays) from submission of complete required documents from PMO to Facilities Management Group at Head Office (Minor Class B and Major Works). 3. Unit Owner or his authorized representative must fill out Renovation / Upgrade Permit available at the Property Management Office to be submitted together with the plans. 4. In case of multiple renovation works that cover various classification, the processing fee and permit fee (security deposit rate for commercial leasing) for the higher classification shall apply. No bond shall apply for any renovation works to be done thru Home Ease Program, DMCI HOMES PROPERTY MANAGEMENT CORPORATION RESTRICTIONS 1 2. 10. uM. 12. 13. 14. 15. Modification of exterior doors and windows including the frames are not allowed, ‘The exterior painting, which includes the balcony walls and railings, are not allowed. Repainting on balcony walls and railings is under PMO control as a part of fagade repainting works. Changing of lighting fixture (change in wattage or luminance and additional lighting), retiling, installation of fixed furnitures or any carpentry works, decorations and the likes on the balcony is prohibited (Including racks, clothes line and misting devices). Any Installation, alteration or changes that may affect the building fagade is strictly prohibited. Installation of shaded/colored tints, reflective films and any permanent cover on sliding doors and windows is not allowed. No chipping works on CHB partition walls, concrete slab, columns and beams. Use of chipping guns are not allowed. CHB or any concreting works and wet works are not allowed. Pre-cast works only. Structural alteration/modification in any form is not allowed. ‘This includes chipping for embedment, deforming the configuration of the beam and slab, cutting of reinforcement to increase headroom, and the likes. Any mounting on partition walls must be done using tox screw. The use of concrete nails to fasten anything on the wall is not allowed. Alteration of the general floor plan which affects plumbing and sanitary, fire protection/detection system of the unit is not allowed. Additional lighting, wiring and electrical devices must not exceed the existing capacity and must be surface mounted only. Changes or alteration of the existing panel board is not allowed. Parking spaces and laundry spaces cannot be converted into living or storage spaces and cannot be enclosed. Installation of lockers and other fixtures in the parking slot is not allowed. The construction area and the adjacent common area / hallway must be kept clean and be free of foul odor. + Ensuring construction / renovation is within the approved timeline. + In the event that there are damage claims by adjacent unit due to the renovation performed, rectification shall be charged to the renovating Unit Owner. + Ensuring safety of workers deployed for the renovation work. + Ensuring work is implemented safely. + Ensuring the work is within 8:00am ~ 5:00 pm, Mondays to Saturdays only, except Holidays. No noisy works from 8:00am ~ 10:00am. + Ensuring that hired contractors / workers maintain minimal disturbance to the adjacent units. + Ensuring that hired contractors / workers log to the security station at the time of entry and at the time of exit to the premises of the property. + Ensuring workers wear uniform, ID and PPE at all times. + Ensuring workers remain in the unit. Workers roaming around shall be apprehended and may be sent off-site. + Designate an authorized personnel who will be liaising in his behalf all items relating to the renovation works thru letter to PMO. ig Security personnel are only responsible for the + Attending the technical briefing prior to the commencement of the renovation ‘work with his hired contractor or foreman or authorized personnel. + Ensuring availability of the following on the unit to be renovated: + Safety Requirements ~The following must be available on site at all times: © One (1) unit 10-1b. ABC type extinguisher © First aid kit, including bandages and gauzes in assorted sizes, cottons balls and swabs, tape, scissors, tweezer, antibiotic ointment and antiseptic solution ° Protective apparel-hard hats, safety helmets, protective googles, gloves, boots, etc. as identified by the Property Management Office depending on the scope of the renovation works. WORKER'S ACCESS + All workers identified by the Unit Owner for his renovation work can only pass through designated entry / exit points. + The following must be worn to be allowed entry to the premises: + Prescribed color coordinated T-shirt DMCI HOMES PROPERTY MANAGEMENT CORPORATION + Long pants (shorts and sandals are not allowed) + Protective apparel / Personal protective equipment + Identification card with bold marking of the unit number and building name + All workers are strictly prohibited from: + Being under the influence of drugs, liquor, or other intoxicating beverages or substances + Smoking, gambling, littering, loitering, or bathing in the premises + Public disturbances such as shouting or use of indecent words + Sleeping overnight in the unit or building premises, + Carrying of firearms, explosives, knives or any sharp object + Theft + Cooking inside the unit or building premises PERMIT + Work Permit shall be secured once the renovation application is approved. No work shall commence without processing a Work Permit. + To avoid delay in construction, the authorized personnel must seek work permit for the following day on the end of the present day's work + The Property Management Office reserves the right to suspend any renovation works that may cause disturbance, possible injury, potential risk or damage to the adjacent units, the building premises or to the project, in general, at any given time. + Aside from the Permit to Carry Out Renovation / Alteration which must be secured prior to the construction, the following activities would require a separate CLEARANCE to be applied at least three (3) days in advance from the Property Manager for proper coordination and witnessing: + Permanent Closure of Ceiling + Flood Testing (waterproofing, plumbing / sanitary) + Flow Test (plumbing / sanitary) + Hydro-testing (fire protection) + Smoke Alarm Test (fire alarm system) + Insulation Test (electrical system) + Load Test (A/C, LPG, exhaust system, etc.) + Welding Jobs 6 DMCI HOMES PROPERTY MANAGEMENT CORPORATION DELIVERY / PULL OUT OF MATERIALS All deliveries must proceed directly to the construction area. Heavy equipment and bulky construction materials (sand, gravel, hollow blocks, cement, etc.) can only be delivered based on the schedule approved by the Property Management Offic Delivery of bulky construction material shall be subjected to gate charges as follows: + 4-wheeler truck — PhP100.00/trip + 6-wheeler truck — PhP200.00/trip + 10-wheeler truck = PhP400.00Arip Unit Owner shall secure gate pass at least 2 days prior to the expected delivery to avoid inconvenience. Building guards or any building personnel are not allowed to receive any deliveries. A representative of the Unit Owner must receive the materials / equipment. Pull-out Schedule of hauling out of debris, excess construction materials and / or pull-out of equipment that will no longer be used will follow the schedule approved by the Property Management Office. All construction debris must be hauled-out every day to avoid accumulation. Construction debris, excess construction materials and discarded equipment cannot be dumped into the rubbish chutes or placed into the bin center for disposal without permission from the Property Management Office. Renovation debris and refuse that was not permitted to be disposed into the rubbish chutes / bin center must be properly disposed of off-site in accordance with local regulatory requirements and at the expense of the Unit Owner. In order to preserve the finishes of hallways, corridors and public areas, the use of steel wheel or any similarity damaging wheels or rollers will be strictly prohibited. Transport of heavier loads must be coordinated with the Property Management Office. Storage of construction materials will be allowed only on the designated area and not in any common area. Highly inflammable materials such as paints, thinners, etc. will not be allowed to be stored at the construction site. Construction materials, debris or any equipment cannot be placed outside the unit. 2 4 DMCI HOMES PROPERTY MANAGEMENT CORPORATION INSPECTION The Property Manager or his representative/s has the right to inspect construction and / or renovation work at any time to ascertain that the work conforms to approved plans and that the Unit Owner and the contractor adheres to the DPMC Renovation Guidelines. In case of violation of the prescribed rules and regulations, the Property Management Office may suspend the construction and oblige the contractor to conform to the rules. ‘The Unit Owner will likewise assume full responsibility for any damage that may be caused to any person or property by any reason for such violation. The Property Management Office reserves the right to issue changes in the Approved Plans, if necessary. Damage Rectification and rehabilitation costs on damages to adjacent units resulting from the construction activities of the unit shall be shouldered by renovating Unit Owner. COMPLETION OF MAJOR RENOVATION WORKS AND REQUEST FOR REFUND OF CONSTRUCTION BOND ‘The Unit Owner shall compile all processed permits for his renovation works and attach such documents when requesting for a refund of the Construction bond. Submit 3 copies of As-built drawings in A-3 size together with the warranty certificate, as applicable. Request for a final inspection from the Property Management Office. If there are no deviation from the agreed renovation plan or no worker's violation noted, submit the following requirements for the processing of the Construction Bond Refund: + Request Letter + Acknowledgement Receipt * Certificate of Completion Certificate of Final Inspection Valid ID However, the Construction bond will not be refunded if: a. There is a deviation from the approved renovation plan. Deviation from the approved renovation plan is possible only if prior approval is sought. b.
