FIRE PROTECTION NOTES

1. All work to comply with Act 103 of 1977 and SANS 10400 Part T – 2020.
2. Occupancy Classification_________________ as per SANS 10400-A clause 20.
3. Design Population: __________________ as per SANS 10400-A clause 21.
4. a) _____ Kg _____ Fire Extinguishers, per _________ m2 or part thereof, to be installed in accordance with SANS 10105
and clause 4.37 and provided with adequate weather protection if installed outside the building.
b) 30 m Hose reels to be installed in accordance with SANS 543 and 4.34.
c) Fire Hydrants to be installed in accordance with SANS 1128: Part I and Clause 4.35.
5. Existing fire services to be extended to new hose reel position/s.
6. Water supply to the fire fighting equipment to comply with SANS 10400- 2011 Part W.
7. Doors in escape routes may only be fitted with approved locking devices and shall comply with clause 4.16, 4.17 & 4.19.
8. Doors in feeder routes shall be double swing type and shall not be lockable as per clause 4.18.
9. Exit doors may only be fitted with panic bars complying as per clause 4.16.10. (A1, A3 A4, A5, population >50)
10. Fire doors to comply with SANS 1253 and to be fitted with approved locking devices.
11. Floor coverings to be as per clause 4.14.
12. Wall coverings to be as per clause 4.15.
13. Emergency lighting to be installed and designed in accordance with SANS 10400 – Part T and SANS 10114-2 and SANS
1464-22, as per clause 4.30.
14. (a) A manually activated audible and visual alarm in accordance with SANS 10139, to be installed, as per clause 4.31.
(A1, A2, C2, F1 > 500m2 and H2 < 4 storeys)
(b) A smoke detection system connected to a security alarm system must be installed and comply with the requirements
of EN 14604 to be installed. (H5)
(c) A smoke detection system must be installed in accordance with Table 10.
15. Lifts and lift lobbies to comply with Clause 4.44:
16. In a fire condition, lift controls to be designed to bring all lifts to main entrance storey without stopping, and to remain
there with open doors, as per clause 4.45.
17. Illuminated symbolic safety sign (escape signs) shall be installed above all exit doors, as per 4.29. (All “A” occupancies)
18. Photoluminescent escape signs to be provided and to comply with SANS 1186 Part 1 and 5, as per 4.29.
19. Photoluminescent symbolic signs, indicating fire equipment, to be provided and to comply with SANS 1186 Part 1 and 5,
as per 4.32.
20. The ventilation is activated by heat or smoke and will be distributed in such a way that smoke will be evenly extracted
from all parts of the floor by means of:
a) Automatic roof ventilators.
b) Automatically openable windows.
c) Automatically openable panels/louver.
d) Mechanical smoke ventilation.
21. Ventilation to be designed and installed in accordance with EN12101 as per 4.42.
22. Roof void to be subdivided with non-combustible fire stops, with a stability and integrity rating of at least 20 minutes, into
areas not exceeding 500 m2 / 250 m2.
23. Suspended ceilings and their supporting members, shall be of non-combustible material.
24. Ceiling void must be subdivided with non-combustible fire stops, with a stability and integrity rating of at least 20 minutes,
into areas not exceeding 500 m2 / 250 m2. (250 m2 if combustible material are present in roof space)
25. Structural elements and components shall have a minimum stability rating in accordance with clause 4.7.
26. The existing sprinkler system will be extended / altered to provide protection to the new extension / alteration.
27. The nominal diameter of the communication pipe will not be less than: ………..……………..mm
28. Fire walls will extend to the underside of the roof covering and no combustible roof element will penetrate such wall.
29. Entrance doors to residential units will be Class E fire doors in compliance with SANS 1253 and fitted with self-closers.
30. Insulation material to comply with SANS 10177-2 OR SANS 10177-5 and classified in terms of SANS 428: 2012.
(SANS 10177-5 Combustible but acceptable if classified by SANS 428)
31. Stacking height to comply with clause 4.4.b of SANS 10400-2020 Part T.
32. Number of persons to be indicated outside the Club/Restaurant.
33. Correct street number of the premises shall be displayed clearly on the street boundary of the premises in numbers at
least 75 millimeters high.
34. No dangerous goods will be stored in excess of the exempt quantities as per SANS 10263-0 Annex A.
35. At the time of inspection, should the Fire Hose Reel coverage be inadequate, additional Fire Hose Reel/s will be installed.
36. At the time of inspection, should the fire water pressure and flow be insufficient, a water tank and pump will be installed.
37. The premises on which the building is situated must be planned, designed and constructed in accordance with Midvaal
Fire Safety By-laws Part 2, par. 14. (Design, Identification and Access for fire fighting and rescue purposes)
