SECTION 1 |DESCRIPTION OF WORKS

1.01 GENERAL

This Specification relates to the supply, installation, testing and commissioning of new and modifications to the
existing electrical services for Shark Ninja Level 2.

For the purpose of this Specification, the term ‘Electrical Works’ shall include structured cabling, modification to the
lighting layout and lighting controls system, fire detection and alarm, small power, containment and access control.

Shark Ninja currently occupy Level 2 of Gillingham House, 38-44 Gillingham Street, London SW1V 1HU. The works
include the introduction of new test rooms and enhancement of the kitchen, server space and re-locating lighting to
the open plan areas.

The Contractor shall note their responsibility for the design component of some elements of work. For these
elements, it is expected that the Contractor will make all reasonable allowances in their tender to complete the
design, and therefore provide an installation that is compliant with the Client brief in addition to the baseline
requirements of this package, including this Specification and the associated drawings. This may require input from
specialist installers that the Contractor should appoint where required. For these elements, the description that
follows constitutes a performance specification.

The Contractor shall ensure they are fully conversant with the building by site inspection and inspection of the
existing installation drawings and documentation prior to submitting his / her tender. No variations to achieve the
requirements of this Specification will be considered where they stem from the Contractor disregarding this advice.

The purpose of this Specification and drawing package is to provide the Contractor with a full and informed
understanding of the Client’s project requirements, installation standards and quantities. By submitting a tender
response, the Contractor warrants that they are competent in the design and construction of works of the type
specified. The Contractor’s CPD elements and installation works shall be suitable for the intended purpose
complying with all relevant standards, statutory regulations and industry guidance.

The tendering party shall act as the Lead Contractor and shall collate and include all other trade contractors’ plant
and equipment within their drawing to be submitted for review and approval. All drawings shall be produced to the
standard as detailed within BSRIA Guide BG6/2014. The Contractor shall not carry out any fabrications or
installation works without prior sign off by the Contract Administrator / Project Engineer.

The Contractor shall be responsible for identifying any ambiguity or incompleteness within the contract documents,
and obtaining clarification instruction prior to proceeding with any work that may be affected by the ambiguity or
incompleteness.

The Contractor shall refer to Medland Metropolis Part A Specification, document L170384.Part A and separate
documentation issued by the Quantity Surveyor for General Contract Conditions, including details of management
of the works, access to site, disposals, etc.

The Contractor shall refer to the Instructions to Tenderers and any other separate documentation as issued by the
Quantity Surveyor for information relating to any tender preparation and submission process.

1.02 CONTRACTOR RESPONSIBILITIES

The Contractor shall be responsible for the following scope of works:

• Detailed survey of building services and structural elements in the ceiling space and service voids. The
survey is required to verify / validate the services and structural constraints prior to starting the works.
• Production of technical workshop drawings and schedules to a detailed construction level of
documentation. The drawings shall not be submitted until coordinated with the Architectural package, and
ancillary packages such as audio visual, security, IT, etc. The drawing package shall include layout
drawings for all services (and specialist sub-trades), in addition to schedules and schematics to fully
communicate the design intent. Schematics shall be fully detailed with flow rates, load settings, etc.
• Production of builder’s works drawings with all sizes, inverts and setting out dimensions.

• Production of a coordinated reflected ceiling plan, complete with all lighting (modular and feature
lighting), mechanical diffusers and grilles, alarms, detectors, sensors and access hatch locations. This shall
be presented to the Architect and Engineer for review and approval. The Architect retains the right to
change the reflected ceiling plan to suit the wider scheme requirements. Approval shall be sought prior to
finalising the installation.
• Submission of technical submittals for all equipment to be installed, prior to purchase. Technical submittals
shall include a description of the system, employer’s requirements, design criteria and calculations as
required, supporting drawings and manufacturers’ data. No equipment shall be procured until the
technical submittals have been approved by the project team.
• The selection and specification of all components, ancillaries, fixings and materials required to provide a
complete working installation.
• Design of fire stopping and fire dampers for all services provided under these works. The Contractor shall
refer to the Architect’s fire compartmentation drawings, including floor and ceiling smoke / fire barriers
and design fire stopping and fire dampers for required ratings accordingly.
• Submission of samples of all equipment to be installed prior to purchase. Luminaire samples are to be
complete with longer leads and plugs for live testing.
• Supply, installation, testing commissioning and setting to work of all plant, services and materials detailed
in this Specification and as indicated on the drawings. This shall include design, supply and installation of
all mounting frames and supports for all MEP plant equipment.
• The relocation and modification to existing services and systems to meet the performance requirements
specified, and as indicated on the drawings.
• Client training on all mechanical, electrical and public health systems.
• Attendance on site at the following intervals: one, four and eight weeks after handover to meet with the
Client and provide direction on training related queries, including minor system adjustments as required.
• Provision of 12 months defects liability period.
• Provision of as installed drawings, in AutoCAD and PDF format.
• Provision of O&M manuals as specified.
• The scopes of work defined in the later sections of this package.

1.03 TEMPORARY POWER SUPPLIES

The Contractor shall agree with the Landlord the feasibility of connecting to the existing electrical distribution
infrastructure for any temporary building supplies. The Contractor shall prove their connections will not cause
electrical interference of disruptions to the existing electrical infrastructure.

1.04 MANUFACTURER’S WARRANTIES

A minimum 12 months warranty shall be provided for all plant, equipment and systems, commencing from the date
of practical completion. The Contractor shall ensure the warranties are in the Client’s name.

3.01 GENERAL

The extent of works covered by this Specification includes the supply, delivery, installation, testing, commissioning
and subsequent setting to work as detailed. The Contractor shall also pay particular attention to the outlined CDP
elements within this document.

The Contractor shall provide materials, labour, cartage, tools, plant, appliances, accessories and fixings necessary
for the proper execution of the works, together with all minor and incidental works.

Any areas showing options must be priced as separate line items and submitted for selection / approval.

Existing services such as power distribution, fire alarm, lighting & security systems, shall be upgraded, retained and
modified to suit the new layout. Any existing defects shall be reported to the Project Manager before work
commences in each area, to show to the satisfaction of the Project Manager that the damage has not be caused
during the contract prior. Otherwise, the damage shall be rectified as no additional expense.

3.02 INSTALLATION QUALITY REQUIREMENTS

The engineering services shall be coordinated and installed in a workmanlike manner. Minimum requirements shall
include but not be limited to the following:

• Trim all exposed unistrut rods and apply rubber safety caps.
• Lamps shall be of consistent colour temperature unless noted otherwise.
• Lighting to offices, pelmets, etc. shall be uniform and continuous.
• All wall mounted switches, break glass alarms and other devices shall be aligned at entry / exit points.
• All services shall be hidden in feature ceilings unless agreed and coordinated with the Architect and
Engineer.
• All visible services (including access panels) are to be approved and final location agreed prior to purchase
or installation.

3.03 COORDINATION EXPECTATIONS

The Contractor shall note their responsibility to ensure a coordinated installation, specifically with respect to ceiling
fixings / devices. The Contractor shall allow in their tender for the relocation of existing services in order to provide
a coordinated ceiling layout whereby ceiling services are aligned in a regular fashion.

All services requiring access are to be located above accessible / demountable ceiling and/or accessible voids
where possible. All locations requiring the installation of access panels to provide access above plasterboard
ceilings or inaccessible voids shall be agreed with the Architect and Engineer prior to installation. The Contractor
shall note that this may require a considered, bespoke solution, e.g. greater number of smaller access panels than
may otherwise be required, specific shapes, sizes and colours, etc.

3.04 ELECTRICAL SERVICES

The Electrical Services works shall comprise the provision of the following major items:

• Preliminaries / Contract requirements.


• Operation and maintenance manuals, including record drawings.
• Complete testing and commissioning of the full system, including new and existing services.
• Validation surveys, as outlined in Section1.01
• Decommissioning and removal of all electrical services made redundant by demolition and new construction
works. Remove redundant services that have no operational purpose. Remove all redundant cabling back to
the point of supply.
• Grommets
• Modular workstation data outlets, including above bench provisions and reticulation.

• Modifications to the existing tenant distribution boards.
• New supply to the distribution board within the robot room, from the building’s main LV panel, including
modifications and new stat metering to the LV panel as required.
• Supply and installation of new distribution board.
• Earthing and bonding.
• Cable containment for electrical, communications, security and access control cabling.
• High level ancillary power for services such as access control door modules, electronic locks, etc.
• Ancillary power (tea points, copy points, audio visual equipment, etc.)
• Modifications to existing lighting.
• Modifications to existing lighting control.
• Modifications to existing emergency and exit lighting.
• Supply and installation of new lighting.
• Supply and installation of new lighting control.
• Supply and installation of new emergency and exit lighting.
• Cleaning and re-lamping of luminaires where required (due to use throughout construction).
• Sub-mains cabling to major mechanical plant.
• High level power to in-ceiling mechanical fan coil units, supply / extract fans and other ancillary equipment.
• Provision of post completion site visit / surgery / client training.
• Provision of seasonal lighting adjustments following occupation.

3.05 FIRE SERVICES

The Fire Services works shall comprise the provision of the following major items, with the work being carried out by
the Landlord’s incumbent contractor:

• Preliminaries / Contract requirements.


• Operation and maintenance manuals, including record drawings.
• Complete testing and commissioning of the full system, including new and existing services.
• Validation surveys, as outlined in Section 1.01
• Decommissioning and removal of all fire services made redundant by demolition and new construction
works. Remove redundant services that have no operational purpose. Remove all redundant cabling back to
the point of supply.
• Verification of the fire detection and alarm system design, including any modifications deemed warranted by
the Contractor (and agreed to by the design team) to achieve a certifiable installation.
• Modification to the existing fire detection and alarm system devices (detectors, sounders, beacons, etc.).
• Provision of new fire detection and alarm system devices (detectors, sounders, beacons, etc.).
• Provision of all interfaces to electrical, mechanical, communications, audio visual and security services as
required the Regulations and as indicated within this Specification.
• Provision of post completion site visit / surgery / client training.

3.06 STRUCTURED CABLING

The IT Cat 6 structured cabling will be supplied and installed by specialist Client appointed contractors. The
electrical services contract works shall comprise the provision of the following major items:

• Preliminaries / Contractor requirements.


• Coordination with incoming services.
• Penetrations as required for floor to floor reticulation.
• Coordination with Shark Ninja IT staff as necessary.

3.07 ACCESS CONTROL, INTRUDER DETECTION & CCTV

The Access Control shall comprise the provision of the following major items, with the work being carried out by an
approved specialist Contractor.

• Coordination with Shark Ninja staff as necessary
• Containment for Electric door hardware, including electric and magnetic locks, card readers, request to exit
buttons, emergency break glass door release buttons, reed switches / door contacts, duress buttons,
screamers, strobe indicators, etc.
• Penetrations as required though floor and partitions
• Coordination with Shark Ninja IT staff as necessary.

3.08 WORKS ASSOCIATED WITH OTHER TRADES OR PARTIES

Ensure regular coordination with other trades to ensure that all requirements are provided as required for the
completeness and proper operation of the equipment or system. Allow for all builder’s works in association with the
scope detailed in this Specification. In particular:

4.01 DRAWINGS

The accompanying drawings do not propose to show all Client, structural or Architectural details.

All drawings are diagrammatic in relation to the scope and equipment and are issued for information only. The
Contractor shall coordinate with all other trades to ensure that equipment is accessible and suitably located. All
equipment is required to be symmetrically located in relation to the building aesthetics and other services.

The Contractor shall check all drawings and schedules to ensure that all equipment is incorporated. Where
equipment is not detailed, the Contractor shall make due allowance for such equipment, in line with the general
quality standards as set out in the remainder of this Specification.

The final location of all equipment shall be determined in coordination with other services and Architectural details.

4.02 MATERIALS, WORKMANSHIP AND SUNDRIES

The Contractor shall submit for approval, prior to commencing the installation, samples of all accessories, fittings
and apparatus which are proposed to be employed in the work, and only installed such approved items. Failure to
comply with this provision may result in the unconditional rejection of such items when inspected on site.

Provide all materials in a new, clean and free from corrosion state unless specified otherwise. Select and install
material to prevent corrosion of the material or any other proximal material through galvanic action. Application of
approved coatings suitable for the installation conditions may be used to prevent corrosion of galvanic interaction
where material selection is not a practical means of achieving this objection.

Ensure that materials subject to exposure to the elements are suitable for long term, 20 year minimum exposure
without degradation of performance.

4.03 DELETERIOUS MATERIALS

In returning their Tender, the Contractor warrants that none of the following items will be used for the works:

• Asbestos or products of whatever nature containing asbestos.


• Lead or any materials containing lead which may be ingested, inhaled or absorbed except where copper
alloy fittings containing lead are specifically required in drinking water pipework by any relevant statutory
requirements.
• Extruded polystyrene other than low ozone depletion materials.
• Any product that contains or uses Montreal listed CFC gases in its manufacture.
• PTFE fabrics – the only permitted use of PTFE is as a joining tape in plumbing applications and on specialist
applications such as valve seats.
• Resin coated blocks.
• Other substances or materials in breach of British Standards or industry codes of practice where such
guidance exists.

4.04 ELECTROMAGNETIC CAPABILITY FRAMEWORK COMPLIANCE

Ensure that all electrical, electronic and digital components and systems provided as part of these works meet the
requirements of BS EN 50081 and EN 50082 relevant to the respective products.

All products shall be labelled to indicate compliance with the relevant standard.

4.05 ADDITIONAL CAPACITY

In addition to the requirements as outlined in this Specification and the design drawings, the Contractor shall allow
a PC sum for the supply and installation of the following quantities for ancillary equipment required by other trades
or Client driven changes during the construction phase. Unused additional capacity shall be credited to the Client
upon practical completion:

SECTION 5 |GENERAL ELECTRICAL

5.01 GENERAL REQUIREMENTS

This section outlines the general requirements for the modification and additional electrical services associated with
the second floor. This section shall be read in conjunction with all other sections of this Specification which shall be
treated as a whole.

This section shall be read in conjunction with the general contract preliminaries and the Architectural packages, to
which all requirements must be strictly adhered. The Contractor shall note their responsibility to refer to these
packages to ensure services requirements contained within are wholly captured within their tender submission.

The complete Electrical Services installation shall be to the highest standards and in accordance with, but not limited
to the current editions of the following:

• The local authority and United Kingdom Government building standards.


• Electricity Safety, Quality and Continuity Regulations 2002 (ESQCR).
• The Health and Safety at Work etc. Act 1974.
• The Management of Health and Safety at Work Regulations 1999.
• The Provision and Use of Work Equipment Regulations 1998.
• Electricity at Work Regulations 1989 (EWR).

The following schedule identifies the specific interfaces between the electrical services, and the mechanical, fire,
structured cabling and access control systems.

SECTION 6 |MAIN INCOMING ELECTRICAL SERVICES

The main building LV panel is situated in the basement, the Tenant sections of the main LV panel supplies a tenant
rising busbar. Associated tenant floor supplies are statutory metered with final circuit lighting and power distribution
boards.

To accommodate the tenants additional floor power requirements, it has been agreed with the Landlord that a new
160A TP&N supply shall derive from the existing The Tenant’s section of the main LV panel.

The Contractor shall allow for a new CT meter, dedicated housing and arrange for all MPAN numbers to be in
place to allow for power to be activated in accordance with the main works programme.

The new supply shall route through the existing MEP services riser, route through the second floor ceiling (Cleated
direct) to the new DB/4 on the floor.

All works shall be accepted by the Landlord and his associated Consultants prior to the commencement of works.

SECTION 7 |LOW VOLTAGE DISTRIBUTION

7.01 DESIGN PARAMETERS

The electrical demand for the Client is deemed to be within the limits of the Landlord’s allowance. These allowances
have been agreed as 160A TP&N.

7.02 DISTRIBUTION BOARDS

Existing electrical supplies to the Tenants distribution boards for general lighting and power shall be retained and
reused. New circuit wiring shall be connected into the existing DB’s see schedules appendices.

The Contractor shall provide a new distribution board to the floor (DB-4) with the following specifications:

DB-4 shall be as manufactured by Schneider Acti-9 Isobar Type B or equal and approved.

New surge suppression device shall also be installed as part on the main board.

The new distribution board shall be populated with MCB and RCBO protection for the connected circuits, in
accordance with the distribution board schedule within this specification.

7.03 ELECTRICAL SUPPLIES TO MECHANICAL PLANT

The electrical contractor shall supply and install, test and commission all power cables and associated cable
containment and switch-disconnectors & isolators for making connection to all mechanical services.

The extent of power supplies to mechanical services equipment is for cabling, containment and terminations at the
switch disconnector / isolator adjacent to the mechanical plant. The installation of switch disconnectors / isolators
shall be by the electrical contractor and in a location agreed on site with the Engineer and relevant trade
contractors. The point of connection should be within a suitably accessible location and shall be as close in
proximity to the final equipment as possible to allow ease of final connection.

All connections in outdoor locations shall be minimum rated to IP56.

The Contractor shall terminate, test and commission the supply cable up to the isolator and shall allow in their
works for final connection to equipment. The exact method and type of connection is to be agreed with the
respective trade contractors.

The Contractor shall include within their works for fully liaising with other trade contractors and equipment
suppliers, to establish the final requirements in respect of the electrical supplies to be provided to each item of plant
and equipment to be installed to meet the needs of the construction program, client and facilities management.

The Contractor shall include for the supply and installation of all cables, cable trays, cable trunking, switchgear,
wiring accessories, etc. associated with the provision of electrical supplies to plant and, for the complete connection
of each installation.

The power to ancillary mechanical equipment (e.g. fan coil units and exhaust fans) is to be as per the drawings.

7.04 METERING & ENERGY MONITORING

Two new multi-function check meter shall be installed at DB-4 to provide the following measurements:

• Voltage (minimum, maximum, instantaneous).


• Current (minimum, maximum, instantaneous).
• Real power (minimum, maximum, instantaneous).
• Apparent power (minimum, maximum instantaneous).
• kWh (rolling total).
• Power factor (minimum, maximum, instantaneous).

7.05 MAINS AND SUB MAINS CABLING

The Contractor shall be responsible for the supply, installation, termination, testing and commissioning of the
complete low voltage distribution submain cabling the distribution board (except those noted to be existing).

The Contractor shall be responsible for validating the exact route for the submains cabling, providing a sketch
drawing to a scale of 1:100 indicating the exact route to be take. The results of the survey directly affect the cable
size and specification.

Submains cables shall be provided with the appropriately sized CPC as detailed on the drawings.

All submains cable shall be securely glanded into the respective panel or enclosure using appropriately designed,
sized and rated cable glands.

SECTION 8 |CABLE CONTAINMENT

8.01 CABLE CONTAINMENT GENERALLY

The Contractor shall supply and install a complete cable containment system, including cable tray, cable basket and
conduit to serve final lighting, power, fire alarm other ancillary systems.

Cable trays shall be run horizontally and vertically as required, however inverted runs of cable tray will not be
permitted.

Cables shall be fixed to cable trays using proprietary cable cleats with intermediary stainless-steel tie wraps every
three metres, or within 1 metre of each bend, whichever is closest.

The Contractor shall include for all necessary accessories, bends, sets, tees, etc. in the cable tray installation, as
required to provide a continuous pathway for all cables carried. The Contractor shall note that cable trays shall
generally follow the building structure and shall set around beams, columns etc. to maximise headroom and void
space. All cable primary and secondary containment shall be concealed within voids and integrated within building
fabric (dry lining etc.) unless specifically stated otherwise.

Earth continuity shall be fully maintained for the complete cable support installation by the use of bolted links
between adjacent sections of cable tray/ladder and/or accessories.

Where low voltage cables terminate at distribution boards or panels located in areas designated for a concealed
installation, cables shall be glanded into cable trunking mounted above the false ceiling, with cable tails enclosed in
surface mounted trunking below the ceiling line.

The Contractor shall generally utilise and extend existing cable containment systems.

8.02 GENERAL SECONDARY CABLE CONTAINMENT

The Contractor shall design, supply and install all secondary cable containment consisting of conduit, outlet boxes,
besa boxes, flexible conduit etc., extended off existing to serve final lighting, power, fire alarm and other ancillary
outlets and points of utilisation. These points should be recessed within dry lined walls or voids as necessary to
achieve a totally concealed installation and to ensure cables can be installed and accessed upon completion of
partition walls.

8.03 SUPPORT SYSTEMS

Cable containment support systems shall be designed and installed by the Contractor using steel bracketry
components and fixings.

8.04 CABLE CONTAINMENT INSTALLATION

The Contractor shall ensure that the correct cable segregation requirements are met in accordance BS 7671.
Appropriate spacing between systems of differing voltage grades shall be provided. Cable containment systems
shall be designed and installed with due regard to accessibility for cable installation of all trades and future removal
& installation of cables.

8.05 FIRE BARRIERS

Where new (and existing) cable containment routes pass through a wall or partition designated as fire retardant,
any penetration shall be provided with a proprietary fire rated cable transit (fire barrier) and adequately sealed to
maintain the rated fire performance. Refer to the Architect’s fire containment drawings.

SECTION 9 |LV POWER GENERALLY

The Contractor shall supply, install, test, commission and generally set to work a complete small power system as
detailed within this Specification.

The installation shall comprise socket outlets, fused connection units, switch disconnectors, floor boxes, floor hives,
grommets, cable containment, wiring, cabling all equipment / accessories as necessary to provide a complete
system.

The works shall also include the supply and install of 10kVA power conversion, local DBs and final circuits to
dedicated US 2 pin outlets.

9.01 FLOOR GROMMETS

Floor grommets shall be circular for quick fit to floor tiles with carpet infill with sealable aperture for cable transit
from below.

The meeting room shall generally be provided with 1 no. 210mm diameter floor grommet. The floor grommet shall
be capable of accepting 2 no. 20mm kopex conduits for data.

Exact final locations of floor grommets shall be agreed on site with the Architect to coordinate with desk furniture.
Do not install any grommets until the position is agreed with the Architect. Do not dimension from the services
drawings.

9.02 WALL MOUNTED

The finish and position of outlets shall generally be in accordance with the Architectural requirements. Refer
Architectural package.

In visible locations, all wall mounted / joinery mounted electrical accessory faceplates shall be finished in white
plastic.

All socket outlets shall be of the high integrity earthing type with twin earth terminals.

In non-visible locations, all wall mounted / joinery mounted electrical accessory faceplates shall be finished in a
white, plastic finish (type: MK Electric / Logic Plus).

The above refers to, at a minimum:

• Wall mounted / joinery mounted socket outlets.


• Wall mounted / joinery mounted data outlets.
• Wall mounted / joinery mounted fused connection units.
• Wall mounted / joinery mounted remote switch banks for fused connection units.

9.03 SOCKET OUTLETS MOUNTED ON WALLS

Low level socket outlets installed on walls shall be fed from separate radial & ring circuits as identified within the
distribution board schedules.

Cabling to the wall mounted sockets shall rise up the wall behind the dry lining with a flexible steel conduit. The
conduit shall terminate into an adaptable box fixed within the floor void for connection of the XLPE/SWA feeder
cable gland.

9.04 POWER CONVERTER OUTLES

The Contractor shall supply, install, test and commission the new power converter systems to areas as detailed on
the drawings. These units shall be installed on site with new TP&N consumer units and radial circuits to new US
specific outlets.

The system shall be supplied by Power Systems International Limited.

All on site works, supply and install of switchgear, US outlets, cabling etc shall be completed by the Contractor.

9.05 CIRCUITING

For the purpose of tendering, the Contractor shall assume the following with respect to cable sizing, pending
detailed distribution board schedules:

• Dedicated circuits for coffee machines.


• Dedicated circuits for audio visual racks.
• Dedicated circuits for water heaters / boiling & chilled water units.
• Print points generally on a dedicated circuit.
• Floor boxes within meeting rooms generally served by ring circuits, with RCD protection provided by integral
RCD units within the socket outlets.
• Other ancillary audio visual equipment to be grouped on dedicated circuits.
• 32 A ring circuits loaded no higher than 25 Amps.
• 20 A radial circuits loaded no higher than 16 Amps.

9.06 GENERAL

All other areas not specifically referred to are to be provided with a small power system by the contractor as
required by the client. The Contractor shall ensure that all conduit installations are installed in a manner that
ensures the complete system can be rewired through accessible ceilings and floors.

Where fused connection units are required, the Contractor shall include for final connection of the equipment in
solid conduit wherever possible. Flexible conduit or flexible cable may be used if a solid connection is not possible
with agreement with the Engineer. In visible areas, the interconnection between the spur and the equipment shall be
concealed in the wall or furniture item.

All wall mounted socket outlets shall be of the high integrity earthing type with two earth posts for twin socket
outlets.

Where circuits are carried out in single core cable in trunking / conduit, two earth cables shall be run connected to
the separated earth posts and connected to separate earth terminals within the distribution boards.

SECTION 10 |GENERAL LIGHTING

The Contractor shall supply, install, test, commission and set to work the lighting installation and
modifications/luminaire relocations to open plan areas. The installation shall comprise luminaries, motion sensors,
trunking, conduit, wiring, fixings, supports and all necessary equipment and accessories to provide a fully
functioning system. The existing wiring and controls shall be supplemented and rewired as required. The Contractor
shall ensure new light fittings have compatible ballasts with the existing Apex Lighting Control systems.

This shall comprise, but not be limited to:

• Modifications to existing Lighting.


• Supply and installation of new lighting.
• Cleaning and re-lamping of luminaires where required (e.g. due to use throughout construction).

The manufacture of equipment shall generally match existing, be fit for purpose and meet all requirements as
indicated in this Specification, as well as complying with all required standards and industry guidance / industry best
practice.

The Contractor shall ensure suitability for use in the specified ceiling types (refer to the Architectural package).

Lighting shall generally be provided in accordance with BS EN 12464-1 and CIBSE Lighting Guides, and must be in
accordance with the luminaire schedule. Lighting to general office areas is to be in accordance with BS EN 12464-1
and shall meet the intent of CIBSE Lighting Guide

10.01 DESIGN OBJECTIVES

Existing luminaires shall be retained and relocated to suit the new partition layout of the floors. The general lighting
wiring in these areas shall remain along with their controls. The Contractor shall allow commissioning these areas
to suit the controls brief described in this specification and the drawings.

Any excess base building fittings shall be returned to the building manager for storage.

The Contractor shall allow to complete any remedial works to the ceilings where existing luminaires are removed
and new are installed.

The Contractor shall allow for all associated circuit terminations within the Tenant’s distribution board. Connections
shall be altered and made within the associated electrical risers as required.

New luminaires shall be in accordance with the luminaire schedule contained within the drawings.

The Contractor shall refer to the Architectural reflected ceiling plan for the exact set out of all luminaires.

10.02 METHOD OF WIRING

The lighting shall be served by lighting control modules (LCMs) as indicated on the drawings. Works shall also
include for new LCM devices to suit the existing relocated fittings as per the drawings.

Each new luminaire, proximity sensor, daylight sensor and light switch shall be installed and programmed with its
own DALI address except where fittings are noted to be daisy chained as per the drawings. During the
commissioning of the lighting system the contractor shall allow for an engineer, from the preferred manufacturer
listed, to program each of the lighting elements.

A separate drawing shall be provided by the Contractor for the wiring system to detail the installation and identify
all components and their location.

Each luminaire is to be supplied via a 6 core (emergency) or 5 core (normal) 1.5mmsq cable and Weiland
connector flexible cord, connected directly to a local LCM. Where a number of fittings are daisy chained from a
single LCM port, the emergency fitting shall be the first fitting in the chain.

A permanent feed to the emergency luminaries shall be installed as part of the wiring installation. All cabling
serving emergency lighting should be fire rated.

Each lighting control module shall be provided with a factory fitted made socket to accept the pre-wired system
connector. (Wieland connectors or equal and approved).

Each ceiling device shall have a fused connection unit installed local to the ceiling equipment, for means of
isolation. The Contractor shall install new tap offs from the existing high level busbar system to support new or
relocated LCMs as required, and as indicated on the drawings. Tap offs and tap off cabling shall be fire rated to
support emergency lighting applications.

10.03 INSTALLATION REQUIREMENTS

The Contractor shall allow to clip all lighting cables within the ceiling to underside of the slab above. Any surplus
lengths of flexible cabling shall be neatly coiled up and tie wrapped to prevent the excess cabling falling out of the
ceiling void if a tile is removed.

The Contractor shall allow to tidy all existing and additional lighting cabling and clipping to underside of slab
above.

Cabling to the lighting switches and absence detectors shall be neatly clipped direct to the soffit at least 250mm
away from other electrical installations. The clips shall be of the ‘Caddy’ type for fixing direct to the metal decking
soffit, self-adhesive clips are not acceptable. All cabling shall be neatly coiled and tie wrapped.

Lead lengths shall be standardised for each installation situation. The leads are to be dressed into the ceiling fabric
to ensure a neat and tidy installation. Leads shall not be laid onto the ceiling make up. Lead lengths shall be
selected to ensure that the minimum cable lengths are achieved and minor relocations of fittings can be achieved (2
metres of spare).

Care shall be taken to segregate power and controls wiring, in accordance with BS 7671.

Each cable shall be provided with a circuit identification label at each point of termination.

Final connections for lighting switch drops and presence / absence detectors shall be by flexible cables which are
neatly clipped (by cable ties) to the building fabric / soffit. Any bus cable run over 3 metres in length shall be drawn
into galvanized conduit.

Any metal sheathing of the cable/conduit shall be fully earthed.

It is important that the installation in the non-accessible ceiling areas is arranged to allow lengths of flexible wiring
to be withdrawn through luminaire aperture to allow amendments in the future and any repair or remedial work
during the contract.

When all cabling is installed correctly to the manufacturer’s instructions, the Electrical Contractor shall carry out full
signal integrity tests to ensure a good communication path is established within the M-BUS / T-BUS network.

All programming shall be completed by the electrical contractor or a sub-contractor of the electrical contractor.

10.04 LUMINAIRES AND LAMPS

All luminaires and lamps shall be manufactured in strict accordance with the particular specification along with the
relevant clauses of the standard specification and the luminaire schedule. All luminaires shall be suitably marked
with CE conformity. All lamps supplied shall, where possible, be manufactured by Osram or Philips Lighting
providing all luminaire and control gear manufacturers confirms that they are suitable.

All fluorescent lamps shall be 3000 degrees kelvin triphoshor type, or equivalent LED colour temperature, and shall
match the existing base build installation where possible.

Where options are available, the lamp with the longest life that complies with the specification shall be selected.

All ELV tungsten halogen lamps shall be of the long life (10,000 hr) type ‘IRC’ (Infrared Coated) energy saving
(5,000 HR) type or Lishio ultraline (10,000 hr) type, where specifically specified. All ELV Xenon lamps shall be of the
long life (10,000/20,000 hr) type as well.

The Contractor shall allow to provide technical submittals / samples all fittings for approval by the Engineer and
Architect prior to purchase.

Full schedules and drawings shall be provided by the Contractor confirming the luminaire selections.

This information shall also form part of the Operating and Maintenance manuals.

SECTION 11 |LIGHTING CONTROL SYSTEM

The contractor shall retain, modify, extend, and re-commission the existing Alpha DALI lighting control system
where indicated on the drawings.

The contractor should note where indicated on drawings the Base build lighting controls shall be removed, modified
and extended to accommodate the new floor layout.

The extent of the installation shall include but not be limited to the complete new installation of the lighting controls,
modification of the existing lighting control system including any additional hardware components added as
required. These items shall include, but not be limited to relocation of Lighting Control Modules (LCMs), power
supplies, lighting points, luminaires, switches, control panels, PIR sensors, interface modules and multi-function
devices.

• Modifications to existing lighting control.


• Supply, installation and commissioning of new lighting control.

The manufacture of all equipment shall match existing, be fit for purpose and meet all performance requirements
as indicated within this specification, as well as complying with all required standards and industry guidance / best
practice.

11.01 EXISTING CONDITIONS

The existing control system is an Alpha DALI addressable control system, complete with area controllers and lighting
control modules.

The perimeter zone of Level 2 is provided with combined infra-red / photoelectric cell sensors, which shall generally
be retained and re-used, with local modifications and additions.

11.02 GENERAL

Existing Helvar lighting controls:

The Contractor shall allow to relocate lighting control modules as indicated on the drawings.

The Contractor shall also allow for a full days of re-commissioning to the lighting control system prior to practical
completion, if the Client requires areas to be re-programmed to a different strategy.

The system shall comply with the following standards:

• European Standard EN 14908-1 Building Control and Management.


• Building Regulations Part L.

11.03 LIGHTING CONTROL STRATEGY

Generally The open plan office area lighting shall be controlled by


- a series of distributed motion sensors. Sensors shall be
Open Plan Areas capable of switching zones as identified within the
lighting control strategy drawing. The sensors shall be
set up with a 20 minute time out.

Corridor hold function, such that detection of movement


by any sensor in the tenancy shall force the corridor
lighting to be held on, providing an illuminated path to
the exit. The corridor zone shall be as identified within
the lighting control strategy drawing.

Daylight harvesting, such that fittings within the daylight


harvesting zone shall dim in response to the light levels
measured by the distributed PE cell sensors. Each fitting
shall respond to the light level measured by the nearest
PE cell sensor located in the same zone as that fitting.
The daylight harvest zone shall be as indicated on the
lighting control strategy drawing.

Daylight harvesting shall be provided to perimeter areas to match the existing Cat A installation and as identified on
the lighting control strategy drawing. The daylight harvesting shall be commissioned such that the lighting responds
gradually to the change in daylight within the space, and such that lighting zones have a consistent illumination
level. Rapid on / off, dimming or flickering will not be accepted.

The daylight harvesting shall be programmed such that a change of at least 20% in the measured light levels is
recorded for at least 5 minutes, prior to the system adjusting the dimming level of the relevant fittings. Subsequently,
the relevant fittings should dim over the course of at least one minute.

11.04 SYSTEM INTERFACES

The existing base build lighting control system interfacing shall be retained and extended with the following systems
as a minimum requirement:

• Fire alarm system – all lighting should be brought to 100% when the fire panel is in alarm.
• Audio visual- all speakers should switch off when the fire alarm panel is in alarm.

11.05 TESTING AND COMMISSIONING

The Contractor shall allow for the full testing and commissioning of the lighting control system, including all new
and existing components.

Testing and commissioning shall be carried out such that the lighting control system fully complies with the
requirements of the Building Regulations, CIBSE Code for Commissioning and other relevant standards.

The system shall be commissioned such that any failure of the area controller / head end will not adversely affect
the ongoing system operation. If an area controller should fail, it shall report the failure to the head end and fail all
corridor lighting to ‘ON’. Other lighting shall be controlled from its local override device.

The Contractor shall provide full training to the Client’s representative in accordance with the Contract
preliminaries.

During the commissioning stages, the Contractor shall coordinate with the Engineer and Architect to arrive at final
dimming levels for all fittings. This shall include permanent dimming to some fittings as per the dimming schedule.

SECTION 12 |EMERGENCY LIGHTING

The Contractor shall supply, install, test, commission and set to work a complete emergency lighting installation.
This shall comprise but not be limited to:

• Modifications to existing emergency lighting.


• Supply and installation of new Cat B emergency lighting.

This shall retain and extend the existing base building emergency lighting provisions, including test facilities, to suit
the works.

The emergency lighting installation shall be provided in accordance with the most current editions of the following:

• BS 5266 Emergency lighting


• BS EN 1838 Lighting applications - emergency lighting
• CIBSE TM12 Technical Memorandum - Emergency Lighting
• BS 5499 Graphic symbols and signs – Safety signs including fire safety signs
• ICEL 1001 Scheme of product and authenticated photometric data registration for emergency luminaires
and conversion modules.
• ICEL 1004 Requirements for the Re-Engineering of Luminaires for Emergency Lighting Use
• ICEL 1006 Emergency lighting design guide.
• The requirements of the Local Authority.
• The requirements of the Client’s Insurers.

12.01 SCOPE OF WORKS

Emergency lighting shall be provided in all areas as identified on the drawings.

Asset register labelling of each individual luminaire with an adhesive label on a discreet location to the outer frame
or diffuser. The label shall be of black text on a white background, or to suit the luminaire finish e.g., EM/1/001.
The contractor shall provide, install, commission and generally set to work the emergency lighting system as an
extension to the existing system. The installation shall utilise self-contained emergency luminaires and converted
normal lighting luminaires with integral emergency battery/inverter units (3 hour duration). All luminaires shall be
fitted with charge indicating LEDs mounted and located so as to be clearly visible from below.

The existing emergency lighting test facility shall be extended using the lighting control system over DALI protocol.
Any independent, stand-alone emergency light fittings shall be tested by way of key switches located in the riser
cupboards.

Illuminance tests shall be carried out at sufficient points to prove compliance with BS5266.

These tests shall be carried out at night time in the last hour of a 3 hour discharge and 24 hours later after the
batteries have been recharged.

Upon completion of the works the Contractor shall test fully the system to ensure satisfactory operation and
demonstrate this operation to the Engineer and Approved Inspector.

This procedure may require separate demonstration and therefore, all costs associated with this item shall be
included within the tender. Upon satisfactory completion of the demonstration process the Contractor shall issue a
BS5266 Completion Certificate and test log book as part of the record documents.

SECTION 13 |EARTHING

13.01 GENERAL

The main earthing system has been provided as part of the original electrical installation. This shall include but not
be limited to additional distribution boards, condenser units, etc.

The contractor shall provide all earthing and bonding as described within the specification and in accordance with
the following:

• BS 7430.
• BS 7671.

13.02 BONDING

False ceilings shall be provided with an earthing bond for every 50sqm or within an individual room or office as
appropriate.

All metallic equipment and workstations shown on the architectural plans require bonding. These either been
procured through the contract, or by the client direct.

The Contractor shall ensure that earth continuity is maintained between services run on tray or basket tray, conduit
and final outlets and, or outlet boxes.

13.03 LABELLING

13.04 TESTING FOR EARTH CONTINUITY

The Contractor shall include for testing for earth continuity of all extraneous conductive parts, whether items were
installed under this contact or within the existing base build.

The Contractor shall allow for new voice and data installation to outlets as detailed on the drawings, This shall

The data cabling shall be LSF sheathed, run in accordance with industry practice and installed on the dedicated ELV
containment.

The Contractor shall allow for supplying cables, containment, first, second fix, test and commission at project
completion.

14.02 LABELLING

All data cables shall be provided with a clear label detailing the cable way etc, which shall also be replicated on
the faceplates.

14.03 TESTING FOR EARTH CONTINUITY

The Contractor shall include for testing the complete installation including power sum, next etc.

15.01 GENERAL

The Contractor shall be responsible for the design, supply, installation, connection, testing, commissioning, and
setting to work the fire alarm installation/modifications to the second floor.

The Contractor shall employ the services of the base building incumbent contractor to carry out all works associated
with the fire alarm and detection system.

Standards and codes to be observed include but are not necessarily limited to the following:

• BS 5839-1 – Fire detection and fire alarm systems for buildings – Code of practice for design, installation,
commissioning and maintenance of systems in non-domestic premises.
• BS EN 54-7 – Fire detection and fire alarm systems – Smoke detectors – Point detectors using scattered light,
transmitted light or ionization.
• BS 9999 – Code of practice for fire safety in the design, management and use of buildings.
• BS 6387 – Test method for resistance to fire of cables required to maintain circuit integrity under fire
conditions.
• BS EN 50200 – Method of test for resistance to fire of unprotected small cables for use in emergency circuits.

15.03 SCOPE OF WORKS

The Contractor shall be responsible for the modification, installation, connection, testing, commissioning, and

beacons and sounders as indicated on the services drawings forming part of the scope of works.

to provide early warning of the presence of fire to protect life and/or property.

The existing fire alarm system shall be modified to suit the proposed new refurbishment with new detectors and
sounders and cabling provided to suit the new layout.

The Contractor shall agree with the Landlord for full isolation of the loops to Level 2 during the full duration of the
refurbishment. Dust caps shall be installed to all devices during the refurbishment works, with agreement from the
landlord prior to coverage being applied.

The system shall be designed and installed to meet BS 5839 Category L2 and LPS 1014 requirements and shall
include the following:

• Automatic fire detection including heat & smoke detectors.


• Automatic fire detection including heat & smoke detectors in concealed space as required.
• Visual alarm devices in spaces with high ambient noise or an increased probability that operators will use
hearing protection, headphones.
• Manual call points.
• Fire interfaces to other systems as required, including but not limited to security and lighting control systems.
• All associated power supplies and cabling.

The Contractor shall supplement the existing buildings’ cause and effect schedule and allow for involvement with
meetings testing / functional demonstrations with Building Control Officer. The Contractor will be responsible for
obtaining the BC Officers approval to the ‘Cause and Effect’ schedule.

15.04 AUTOMATIC DETECTION

Fire detection shall incorporate automatic smoke detectors and shall be capable of being addressed and
continuously monitored for status.

All detectors shall be surface mounted and supplied complete with plug in bases integral LED and terminals to
facilitate connection of remote indicators.

The heat / smoke detectors shall consist of a measuring chamber which shall continually monitor the environment
for particles of smoke and temperature.

The heat head will be used to detect general combustible materials and shall be highly sensitive to invisible fires
and change in temperatures. The detector shall be field adjustable for the particular area, to increase the sensitivity
but reduce the likelihood of unwanted information.

Heat detectors shall be the combined rate-of rise/fixed temperature detectors shall consist of two independent
thermistors, designed to automatically compensate changes in ambient conditions.

The above detectors shall all have the following features:

• LPC Approved.
• Visible Loop and Address indicator.
• Built in alarm output.
• Remote alarm output.
• IP43 rating.
• Compact design.
• Solid state circuit.
• All circuitry must be protected against usual transients and electromagnetic interference.
• The detectors shall have no moving parts or components that could be subjected to wear.
• Reversed polarity or faulty zone wiring shall not damage the detector.
• A built in barrier shall prevent the entry of insects into the sensor.
• A built in optional integration shall allow the suppression of brief phenomena.
• It shall be possible to test the detector in the field.
• The response/activation of a detector shall be clearly visible from the outside by a flashing LED of sufficient
brightness.
• The detectors shall be installed into a common mounting base by a simple push and twist mechanism. This
is to enable exchange of head to allow cleaning and maintenance.

• All detectors shall be supplied with a removable dust cover for protection during the installation and
construction phases.

PLUG IN BASES
The detectors listed in the previous section shall all fit into a common type of standard base.

Once a base has been installed, it shall be possible to insert, remove and exchange different types of detectors by a
simple push and twist movement.

The standard base shall be supplied with a sealing plate, preventing dirt, dust, condensation, or water from
reaching the wire terminals or the detector contact points.

The detector contact points shall be designed to retain the detectors safety and to ensure uninterrupted contact also
when exposed to continuous severe vibration.

The standard base shall allow snap-on insertion of an optional electronic module to drive a remote visual alarm
indicator.

15.05 MANUAL CALL POINTS

Manual call points shall be installed as required as detailed on the drawings.

The manual call point shall be of a streamlined and flat appearance permitting its use as either a semi- flush or
surface mounted unit.

The manual call points shall consist of the base plate, insert and cover. The base plate must contain prepared
passages to make it adaptable for mounting on all standardized outlet boxes and single junction boxes.

The cover must be snap-on type (without screws) and secured against unauthorised removal. Every removal of the
cover must release an alarm.

The breaking of the glass shall initiate an alarm.

All inscriptions, texts and marks must be on the manual call point front plate not on the glass, so that the glass can
easily be replaced anywhere. The glass shall be secured in the cover against falling out and should have a split
centre glass with plastic coating for safe and precise operation.

The unit shall report an alarm response within 1 second of being operated. The Manual Call Point must have a
visible red confirmation LED which should not illuminate until registered at the control panel.

The alarm contacts shall be of self-cleaning design to prevent failure after prolonged period of inactivity in unclean
environments.

The manual call point shall be designed for failsafe operation and it shall be possible to test the call point without
destroying the seal or removing the cover. The alarm call point shall only be reset with a special tool.

The manual call point housing shall accommodate a sealed electronic circuit for an individual address system.

15.06 INTERFACES TO OTHER SYSTEMS

The contractor shall include the provision of interfaces to lighting, audio visual systems, ventilation plant, access
control etc. as required to meet the Client’s requirements.

15.07 WIRING AND INSTALLATION

The fire alarm installation shall be wired using 2 core 1.5mm² FP200 Gold (red sheath) cable on all detector
sounder/loops. Coordinate with Base build for all works.

The cabling shall generally be installed in accordance with the standard specification.

Within the ceiling void the cables shall be fixed to cable trays or by means of purpose made saddle/ 'P' clips fixed
directly to the building fabric.

15.08 ZONING

The fire alarm zones shall follow the existing zoning of the building. Refer to the Architect’s Fire Compartmentation
drawings.

15.09 COMMISSIONING OF FIRE ALARM SYSTEM

The Contractor shall carry out the commissioning of the whole fire alarm and detection system after all works has
been completed.

Testing and commissioning schedules shall be provided together with a cause and effect matrix.

Dust covers shall be fitted throughout and shall not be removed until handover, the Contractor will be responsible
for checking and replacing missing dust covers and contaminated detectors.

Refer to the section of this Specification relating to integrated system testing for the full scope of test and
commissioning activities and witnessing/ demonstration requirements.

The Contractor shall be responsible for commissioning all interfaces to ensure a fully operational system. This shall
allow for liaison with others to ensure all interfaced system both operate successfully and demonstrated as required
to achieve system completion sign off.

The system commissioning sequence shall include a trial operation of all main equipment, including respective
software with all necessary adjustment by the specialist contractor to ensure that the system is properly
commissioned.

A sufficient number of qualified engineers shall be provided to ensure timely commissioning and starting of the
system. Commissioning engineers shall be fully conversant with system being installed and commissioned.

The Contractor shall provide commissioning spares in sufficient quantities.

Spare parts marked for maintenance shall not be used during this period.

After satisfactory completion of the installation, commissioning and start up, the contractor shall demonstrate that
the system successfully performs the tasks set for in the performance specification to building control approval, and
the client’s requirements, and Landlords approval.

The Contractor shall provide the certification and update the Landlords O&M documentation.

The Contractor shall supply, install, test, commission and set to work an access control including main controllers,
door controllers, card readers, electronic door locks, emergency break glass door release buttons, cabling, wiring,
trunking, conduit, fixing and all necessary equipment and accessories. This shall comprise, but not be limited to:

• Preliminaries / Contractor requirements.


• Operation and maintenance manuals, including record drawings.
• Complete testing and commissioning of the full system (including new and existing services).
• Decommissioning and removal of all access control, intruder detection services made redundant by
demolition and new construction works. Remove redundant services that have no operational purpose.
Remove all redundant cabling back to the point of supply.
• Provision of access control head end, as required.
• Electric door hardware, including electric and magnetic locks, card readers, request to exit buttons,
emergency break glass door release buttons, reed switches / door contacts, duress buttons, screamers,
strobe indicators, etc.
• Door controllers with sufficient capacity to support the number of secure doors.

The Contractor shall note the specific requirement for the detailed design of the access control system.

The manufacture of all equipment shall match existing, be fit for purpose and meet all performance requirements
as indicated within this specification, as well as complying with all required standards and industry guidance / best
practice.

Standards, codes and guidelines to be observed include but are not necessarily limited to the following:

• BS 8473 – Intruder and hold-up alarm systems – Management of false alarms – Code of practice.
• BS EN 50131-5 – Alarm systems – Intrusion systems – Requirements for interconnections equipment using
