Lutron Electronics Co. (Lutron) is pleased to offer a design proposal for the Lutron myRoom Plus Guestroom Solution for the
above referenced project. Our pricing is based on the following documents and/or site visit dated XX/XX/XXXX:

Scope of Work:

The current Scope of Work has been specified with Lutron myRoom Plus to match the documentation referenced above
(add brand document if it exists). This proposal is for the model room (include Room #, Room Type if provided).

The design proposal represents Lutron’s entire understanding of the model room requirements at this time. All quantities
stated herein for circuits, control types, load interfaces and/or accessories are Lutron estimates based on the information
sources stated above. All guestrooms for the whole hotel may require additional equipment, licenses, and/or services that
are not required for the model room.

The pricing included in the design proposal reflects Estimated End User Materials Cost for Lutron equipment, standard
shipping, Lutron startup, and Lutron services. Estimated channel markups have been included in the price; however,
depending on how the Lutron solution is procured, additional markups may be added by the channel.

•Lutron’s startup cost includes the programming of the model room by a Lutron Field Service Engineer.
•Lutron’s services include Integration Visits, Aim and Focus visits for scene setting with Lighting Designer, and Training
Visits (quantity dependent on project requirements, additional days can be purchased).
•Included in the cost of the myRoom solution is the support of the Quality, Training, and Service (QTS) Team to ensure
quality of installation and proper sequence of operations.
•Included in the cost of the myRoom solution is the support of the Lutron Account Brand Manager to ensure the brand
design standards are being met.
•Included in the pricing is the Lutron standard warranty which includes two year full parts and Lutron labor.

The Lutron pricing and scope does NOT include the wiring of any low voltage or line voltage equipment or any electrical
rough-in and distribution. Taxes, VAT charges, and import fees are not included.

- (8) phase adaptive dim zones less than 120W per zone – (3) are for receptacle plug-in lamp zones
- (7) Palladiom Keypad/USB Receptacle Locations in White plastic finish including the following - (1) two-gang at Entry, (1)
two-gang at Bathroom, (1) single-gang Duplex receptacle with dual USB ports and (1) four-gang at Left Bedside, (1)
two-gang keypad and (1) single-gang Duplex receptacle with dual USB ports at Right Bedside, (1) two-gang with a Duplex
Receptacle with dual USB ports and a Data Port connection by the Desk, (1) single-gang keypad for the floor lamp, and (1)
single-gang keypad for Ceiling Fan speed control. (Qty of keypads subject to change if hardwired fixtures are used in place
of table and desk lamps)

• The system includes in-room keypads, thermostat, load control devices, room control unit for integration and a guest presence
detection algorithm to determine room occupancy.
• Guests can select lighting scenes, open or close drapes and shades, and control temperature.
• The thermostat includes an integral motion sensor for guest presence detection. Supplemental motion sensors are provided for
spaces in standard rooms not reached by the integrated sensor (such as bathrooms) and for larger rooms and suites.
• Privacy (Do Not Disturb - DND) and Service (Make Up Room - MUR) guest request buttons allow status to be indicated on the
keypad in the room and the room’s corridor signage. The doorbell button will ring an in-room chime if pressed while DND
is not active.
• Integration with the CELS door locking system, via a server-to-server interface, allows the myRoom system to automatically
control lights, draperies, shades, and the thermostat when the room is determined to be unoccupied.

experience for your guests, while saving money. No additional interfaces are required when working with Lutron shades or
drapery tracks.

Guest Presence Detection: Lutron's industry guest presence detection uses a combination of an in-room motion
sensor, a door sensor, or integration with the door locks and logic that captures any button press in the room. If a guest is present
in the space the system turns over control to the guest, while saving energy when the room is empty. This helps avoid false offs
and unexpected surprises for your guests.

Privacy and Doorbell Control: Signage (by Lutron or others) outside the room will indicate room status with a red LED for Privacy,
and a green LED for Service. When "Privacy" is activated, the doorbell will be disabled so as not to disturb your guests. In-room
keypads activate status on corridor plate.

Occupancy: Occupancy timeout will be 15 minutes. Occupancy will affect the whole room. Occupancy of the room is
defined by the guest presence detection algorithm.

Window/Balcony Door Contact Integration: The HVAC will shut off when window/balcony door is open and will resume operation
when the window/balcony door is closed.

Property Management System (PMS): The Lutron PMS interface to Micros Opera interprets guest check-in and check-out
information. To provide the maximum energy savings for guestrooms, it is necessary to put unrented rooms into a deep energy-
saving mode. This is done with a temperature deep setback, all lighting off, and drapes closed on check-out. On check-in, the guest
experience is enhanced by creating an inviting environment with lighting on, drapery open and comfortable temperature. The Lutron
system receives this information from the hotel’s PMS. Designed to scale with the number of rooms in the hotel (up to 10,000 rooms),
it allows for an advanced sequence of operations to maximize guest comfort and energy savings.

Building Management System (BMS): The Guestroom Control Unit is BACnet Testing Laboratories (BTL) certified to allow for
seamless integration between myRoom and the BACnet system in the hotel. BACnet enables the BMS to control, monitor, and
manage lights, shades, devices, and HVAC systems in the guestrooms. This allows for a single, familiar user interface for your entire
building. The information available through the myRoom system includes light levels (on/off/level), shades levels (open/closed/level),
room temperature, temperature setpoints, thermostat alarms, lighting and HVAC power data, device status, and much more.

Central Electronic Locking System (CELS) Interface: Integration with the VingCard® VisiOnline, Saflok® Messenger LENS and
Salto Systems online door lock systems via a server-to-server interface allows for energy management and guest comfort. The door
lock system information is combined with occupancy sensors and button presses to determine room occupancy as defined by the
guest presence detection algorithm.
