If any urrears are found due to the carlier period, the VENDOR shall discharge the same ‘That on the basis of this Deed, the VENDEE is entitled to get the Said Land mutated in its own name in the revenue record and also with other concerned authorities to which the VENDOR shall have no objection and shall not raise amy objection. The VENDOR hereby confirms to assist and participate in the Continue on page 5 ..... 7. 8, 10, a 12, That the VENDOR has agreed and undertaken to sign and execute without any reservation, objection or demur any, all and every paper, documents, applications, etc. in respect of the Said Land which at any time may be required by the VENDEE and/or any office or authority concerned for necessary transfer and mutation of the Said Land in favour of the VENDEE. ‘That the VENDEE has agreed to purchase the Said Land on the basis of assurances and representation made herein by thc VENDOR with regard to the title of the Said Land, in casc it is proved otherwise the VENDOR shall indemnify the VENDEE for all and/or any Joss that may be caused, sustained by the VENDEE, and would be liable to return the amount paid to him on execution of the present Sale Deed. The VENDOR further agrees to indemnify the VENDEE in case of any legal proceedings or by any governmental authority for any violations relating to the Said Land till the execution of this Deed. The VENDEE has agreed to usc the Said Land for the purposes of farmhouse residential /organic farming only and shall not usc the Said Land for any other purposcs/activities, viz, commercial, industrial, warehousing, etc.The VENDEE can use the Suid Land for any charitable activities subject to the prior permission of the VENDOR in writing and in accordance with the applicable laws from time te time. ‘The VENDEE has agreed to pay the maintenance amount in respect of the Said Land to the designated maintenance agency appointed by the Vendor and shall abide by its rules and regulations, being made from time to time by the designated maintenance agency. The VENDER has agreed not cause any undue nuisance to the ‘owners /occupants/ neighbors in the Total Land. ‘The VENDEE has agreed not to partition/divide in any manner whatsoever, and/or re-sell or create any interest in the Said Land in smaller portions,unless each land parcel is not less than 1024 sq.yards. That the VENDOR hereby alfirm that this Sale Deed supersedes all prior understandings/ MOU/ agreements/ ATS/ writings/ documents executed by ‘them with respect to the Said Land sold under this Deed. 14. That all charges and expenses towards stamp duty, registration charges for execution and registration of this Deed have been berne and paid by the VENDEE. The Vendec shall have the right to collect the original Sale Deed from the office of the Sub-Registrar. 15. That this Deed shall be governed and construed in accordance with the laws of India. Courts of Palwal, Haryana, to the exclusion of all other courts in India, shall have the exclusive jurisdiction in regard to any disputes arising out of this Deed.
