The Vendor has offered to sell a Flat No.914, C-Block, Measuring 1220 Sft, West Facing including the amenities and Car Parking, Registration, GST along with the proportionate of undivided share of land and the vendee has agreed to Purchase the above said property for the below mentioned sale consideration. NOW THIS AGREEMENT OF SALE WITNESS AS UNDER; - 1. That in pursuance of the said Sale Consideration of Rs.21,06,550/- (Rupees ‘Twenty-One Lakhs Six Thousand Five Hundred Fifty Only) the Vendee had paid an total amount of Rs.21,06,550/- (Rupees Twenty-One Lakhs Six Thousand Five Hundred Fifty Only) to the Vendor in the Following Manner: i) Rs.17,32,550/- (Rupees Seventeen Lakhs Thirty-Two Thousand Five Hundred Fifty Only) Paid through Cash, Receipt No.1222, Dated:24-03-2023, Hyderabad. Rs.3,74,000/- (Rupees Three Lakhs Seventy-Four Thousand Only) Paid by the way of Cheque, Cheque No. 472336, Drawn on SBI Bank, Receipt No. H-0602 , Dated:24-03-2023, Hyderabad to the Vendor and the Vendor herein admits and acknowledges the receipt of the same. 2. The _Vendee agreed to pay the extra charges towards the minor internal modifications made by the vendee immediately at the time of construction as per the company rates. The Vendor will not make the major changes like external elevation or super structure, Beams etc. “That in the event of any defect found in the title of the Vendors either in whole or in part in respect of schedule of property, by the reason of which if the vendees suffers or sustains any loss pertaining to title or possession, the Vendor shal compensate or indemnify the Vendee for the amounts received by the vendor till date. The Vendee has willing to change the Project from "Happy Homes -II to Happy Homes” with mutual consent by the vendee and vendor. The vendee hereby taken this Agreement dated on 22-07-2021 instead of this Agreement he agreed to take the Flat in Happy Homes. So, this agreement changed on this date: 24-03- 2023. That any problem arises between the vendors and the vendees in full filling the above-mentioned terms and conditions of this agreement then the vendors and the Vendees hereby agreed to appoint a commonly referred arbitrator to clear the problem.
