BIM & Its Benefits
BIM is not a technology. It is a process.

BIM is so much more than just a detailed 3D model of a building.

20% reduction in build costs (buy 4, get one free!)

33% reduction is costs over the lifetime of the building
47% to 65% reduction in conflicts and re-work during construction
44% to 59% increase in the overall project quality
35% to 43% reduction in risk, better predictability of outcomes
34% to 40% better performing completed infrastructure
32% to 38% improvement in review and approval cycles

Planning Requirements while designing a Mall
Shop Size & Layout
12 to 18 ft. wide for small shops and 20 to 25 ft. wide for long shops
(50 to 80 ft. long)

Basements are app. 8 to 9 ft. high

Ground floors are preferably 12ft. high

4-5 cars in gross area 100 sq. m

BITS Pilani, Hyderabad Campus

Planning Requirements while designing a Mall
Height of the shops must be between 4 to 6 m

Typical Floor Loading-

Shop Sales Area 5 kN/m2

Shop Storage 10 kN/m2

Design load for service yard 20 kN/m2

Planning Requirements while designing a Mall

Type Sales Area

Small Shops Less than 280 m2
Department Stores 10000-20000 m2
Variety Stores 500 to 15000 m2
Supermarkets 1000 to 2500 m2
Hypermarkets >2500 m2
Shopping Centres 15000 to 50000 m2

Shopping Mall Construction Costs
The cost of the land and external features

The cost of design and development

The cost of building materials

The cost of labor

The cost of machinery

BITS Pilani, Hyderabad Campus

The labor costs for the average project represent about 38 percent of the
total cost for the project.
In general, about 5 percent of the construction costs for the project are
consumed with machinery
Materials costs amount to about 48 percent of the total cost for the project.
The architectural firm generally consumes about 17 percent of the projects
total cost.

Constrution Cost
The construction cost ranges now from Rs. 1700 to Rs.
3000 per square foot for constructing the above
specifications. You cannot really average that out would
probably just need to average that out and you dummy
bias it a bit and come to the figure of Rs. 2300 a
square foot.
