For many years B.V. Doshi argued in favor of smaller,

the best of modern planning with the wisdom of
traditional settlements.
•Vidhyadar Nagar is projected as a satellite town
In the city of Jaipur.
•He called it an energy conscious plan because it tries
to be less wasteful of natural resources, fuel and even human
effort than the usual development.
•The perimeter is square and there is a main axis running
Northeast to southwest, crossed by a secondary axis along
the main transversal road.
•Orientation is determined by the path of the sun so as to
minimize solar contact with built surfaces.
•Vidhyadar Nagar is broken down into sectors and the road
•Pattern is designed to infiltrate traffic gradually.
Each area has its own character and quality of enclosure.
Buildings do not exceed four storey's and tallest face into larger roads.
•Doshi has interpreted the lessons of traditional desert towns with
their tight clusters,courtyards,havelis and lanes of transition from
public to private space.
•And also he has incorporated certain areas from the modern town
planning tradition.
•The geometry of plan relies upon mandala form.
•The streets work in hierarchy: broad avenues there is a harmonious
relationship between built form and open spaces.
•His plans give details guidelines for the dispositions, plans, sections
and even facades of individual structures.
•Constraint by pattern.
•Strong rationale and hierachy,and then the city continues to evolve
over this armature.
STANDARDS FROM BYE LAWS –
Group housing :≥5000 m² residential land situated at ≥ 18m wide road
Flats : ≥ 750 m² residential land situated on ≥ 12m wide road
Housing unit : one room ,toilet, kitchen
Parapet : >1.5m and not less than .75m high wall
Road level : higher middle point of main road in front of ground
Multistorey : more than 15m in height
Mezzanine level : a middle storey in between two levels above ground level with entry only from lower
level ;area not more than 1/3 of the associated area and height not more than 2.4 m.
• For unplanned areas – planned without affecting the integrity of the area and keeping in mind the form
of ground
1.Residential buildings – group housing , flats , farm houses , independent unit
2. Commercial buildings – hotel, motel, resorts, amusement park, multiplex, cinema, petrol pump

In building on any level 25% of personnel residence area can be used for self employment purposes.
In every 100 m² a tree of atleast 6m height should be planted.
Distance between two blocks is 1/3 of the height of the highest block.
For community center and common services and club house the allowed F.A.R. area plus 5%of the total
area is given.
15% of the total residential area to be allocated for the low caste people.
For solid waste disposal ,after every 30 residential units 2 dustbins should be there – one bin .67 m³ non
biodegradable and 1.33 m³ biodegradable.
Multistory Commercial buildings allowed on ≥ 24 m wide road.
On less than 12 m wide road the height of building is restricted to 12 m(on the provision of stilt height
should be 15m)
12 to 18m wide road – height of building without stilt 15m
18 to 30m wide road – height of building 1.5 times the width of the road
STANDARDS FROM BYE LAWS –
>30m wide road – 1.5 times the width of road + the front setback
In a building Slope of land not more than 1:8 for the two way ramp; separated
access and exit width of ramp should be 3.3m but for combined one it should be
6m
Circulation lane – 3.6m for evacuation in case of breakdown of fire ;also to allow
the access for fire fighting vehicle
E.C.U. For commercial buildings – one E.CU. for 50 m2 ; in the open 25m2 ,stilts
30m2 ,in the basement 35m2
Transformers : 20m2 for transformer/substation 3m away from main building.
