Conventional Design & Build

TRADITIONAL (CONVENTIONAL)
CONTRACT

Under a traditional lump-sum contract, the


owner (Client) agrees to pay the contractor to
complete a project that is built to the owner's
specifications.

The owner is given rooms to make decisions


throughout the project, and to make changes as
needed.

CONTRACT

• Owner (Client) does all the planning and


design.

• Construction is done by appointed


contractor (in stages)
DESIGN & BUILD (TURNKEY)
CONTRACT
A type of construction contract under which the
construction firm is obligated to complete a project
according to the specified criteria for a price that is
fixed at the time the contract is signed.

In a turnkey contract, the owner is generally left out of


the construction process entirely as the contractor
handles all decisions and problems related to
construction.
DESIGN & BUILD (TURNKEY) CONTRACT

• All other things are done by the appointed
Contractor(s) till completion.
• Client only monitor/ audit review of
progress and performance.
• Client prepares pre-bid document
